The perfect representation of Canandaigua as the "Chosen Spot," this luxurious home provides a private escape to the picturesque shores of Canandaigua Lake while being minutes from the finest wineries and attractions in the Finger Lakes.

Throughout this home, emphasis is placed on the exceptional lake view, with lavish windows and glass doors in every room facing the water! To the left of the main entry is a stunning great room, with comfortable lounge furnishings and a dining table that seats 12 comfortably. A fieldstone gas fireplace extends floor to ceiling on the north wall and overhead sits an elegant chandelier. A wet bar in corner of the dining area offers a wine cooler and ample wine glasses to enjoy a great bottle of Finger Lakes wine.

Across the threshold is an extensive gourmet kitchen – a chef's dream! Granite countertops and custom cabinetry add to the feel of opulence in this oversized room. Matching, top quality appliances feature a chef's size gas range and double ovens. A preparation table with butcher block top and sink allow for easy meal prep. Bar stools and a breakfast bar along the far side of the kitchen allow for easy conversation during the cooking process.

Just off the kitchen is a full bathroom, with tiled shower, commode, and granite sink vanity. An oversized family room on the south side of the home offers guests a place to kick back and relax on hot summer days, with a large flat screen TV, sectional sofa, and giant beanbags – they are a great source of fun for children! A large office off the family room doubles as a bedroom with a queen sleeper sofa and a built in desk. This sleeping area offers limited privacy, as there are no blinds obstructing the outstanding lake views; however it is a delightful sight to wake up to in the morning!

In the rear of the home is a stunning master suite, with elaborate architectural ceilings, a king size bed, en suite bathroom with granite countertops, double size tiled shower with overhead and side shower heads, an oversized, deep garden tub, his and her sinks, and commode. Off the master bedroom is a lovely rear patio overlooking the field behind the house adorned with a table and chairs for enjoying the magnificent sunsets.

The second floor holds the home's additional four bedrooms and 3 full bathrooms. The bedroom to the right at the top of the stairs features a queen bed, walk out to a private balcony overlooking the water, and an en suite bathroom with shower. The twin to this bedroom sits just across the hall, and is identical in all aspects. A recreation area at the left of the top of the stairs offers younger guests the enjoyment of an Xbox for gaming or watching movies on a full size sofa. Off the recreation area is another bedroom with twin beds and access to a shared bathroom. The last bedroom in the rear of the property contains a queen bed and a spacious double room where adults with infants will have space to set up a crib or pack and play. This bedroom shares a full bathroom with the twin bedroom.

A lovely, oversized screen porch just off the kitchen features an outdoor fieldstone fireplace for heat and ambiance in the evenings. Dining tables and lounge chairs give this room dual use; enjoy a good book out or enjoy an outdoor meal! This area also holds a built in spa, which awaits you after a long day by the water (seats 5-6 adults). Additional outdoor dining space is available on the south side of the property with a barbeque grill and seating. Comfortable lounge furniture is available, and the outstanding view of the water makes this area a favorite spot for spending quality time with friends and family.

This property is closely monitored for responsible renting and must abide by South Bristol Rental Guidelines. Short Term Rental – Operating Permit #2025-0025

Good Neighbor Statement:
This home is located in a residential area in the Town of South Bristol and guests shall be courteous and respectful of the property and privacy rights of the residents of the neighboring houses and properties.
Guests must comply with the Noise Law of the Town of South Bristol as set forth in Chapter 113 of the Code of the Town of South Bristol.
All renters will be subject to New York Penal Law 240.20 or any successor statute regarding disorderly conduct.
Littering is illegal.
All fires must be attended.
There shall be no use of, or trespass upon, lands of neighboring houses or properties for any purpose at any time.
The use of fireworks and firecrackers of any kind are prohibited on the rental property.
No recreational vehicles, travel trailers, tents, or other temporary shelters shall be used in conjunction with a short-term rental unit to house guests, tenants, or other individuals on the premises.

Please note: Children are included in the maximum occupancy.

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

Note:
1. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
2. Homes are not handicap accessible, unless stated in the description.
3. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
4. Where pets are allowed it is indicated. Otherwise, pets are not allowed. Homes are not guaranteed allergen-free, even those that do not allow pets.
5. Docking capabilities may vary based on current water levels. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
6. Outdoor amenities, including furniture, watercraft and firepit are not available between October 15 - May 15.
