Enjoy the ambiance of being in the mountain woods not far from the ski areas and Main St. This 3 bedroom/4.5 bathroom + den has 2500sqft and 3 levels is located in the Peak 7 neighborhood. Features an open floor plan, large kitchen, 2 gas fireplaces, 4.5 bathrooms, private hot tub, grill, two car garage, two decks, backyard. and private setting. Great for winter and summer. Heated floors. Easy access to free skier parking lot, to Keystone or Copper. Close to distillery/brewery. Two dogs allowed.
The space:
This house is great for families and friends looking for a mountain feel while still being close to Breck amenities. The stone and wood finishes give the house a cozy feel while the 3-level floor plan offers space and privacy. All sleeping areas have a private bathroom.
BEDROOMS:
• Master bedroom, located on the top floor with king bed, gas fireplace, TV, balcony and attached bathroom. Bathroom features a toilet closet, walk-in closet with ample clothing storage, shower, separate bath tub and dual vanities.
• Bedroom 2, located on the the top floor, features a queen bed.
• Main floor bedroom features a queen bed, TV, large walk-in closet and attached bathroom. Bathroom has a toilet closet, shower and dual vanities.
• Downstairs den area features a twin over full bunk and queen sleeper sofa. This area this area is half a flight down from the entry door and while it doesn't have it's own door it is private and has a full attached bathroom.

• Den with a pull out couch, chair, flatscreen smart TV and full bathroom

• Full Kitchen with everything needed to cook and serve a meal

- Located on the north side of Breckenridge it also offers easy access to Copper or Keystone, without having to go through Breckenridge.
Other areas of interest:
This property is located on the north side of Breckenridge. It is a 5 minute drive from Broken Compass Brewery (dogs allowed) and one of the best restaurants in Breckenridge, The Breckenridge Distillery Restaurant. There are also several hiking trails in the immediate area.

Parking Limit: 4 cars. The garage is a two car garage for guest use. Any additional cars will need to be parked outside.

Simple, contactless check-in and check-out. We don't require chores upon your departure. This is your vacation! Our housekeepers will take care of everything. Loading and starting the dishwasher is helpful, but not required.
Other things to note:
Discounts! We have pre arranged discounts for our guests that include 30% off ski and bike rentals, 10% off oxygen rentals and discounts on airport shuttles. Links are sent after your booking is confirmed.
PROVIDED ITEMS:
The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
The bathroom is fully stocked with necessities as well as hairdryers and full size conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» There is no air conditioning. (Most places in our area do not have it!)
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are recommended if not required.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 10,000ft. Visit the CDC website for information on the potential effects of high altitude.***
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» While we accept dogs, please be a respectful dog owner. It is expected that dog owners will clean up after their dogs. Fees may be incurred if extra cleaning is necessary. The only pets we allow are dogs and unfortunately cannot allow any other pets of any kind.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
