This home features 5 bedrooms, 3 full baths, two floors, 2,863 square feet, a fabulous swimming pool, hot tub, fire pit, custom BBQ, private backyard, putting green, 3-car garage, ping pong table, and so much more. Located in the highly sought after Paradise Valley district you are just minutes from everything; premiere golf courses, fine dining, Scottsdale's Entertainment District, The Kierland Commons, The Scottsdale Quarter, Old Town Scottsdale, and incredible hiking (Camelback Mountain).

* BEDROOMS *
Each bedroom is equipped with an ultra plush memory foam mattress, Egyptian cotton sheets, hypoallergenic pillows, tufted headboards, throw blankets, and hand selected comforters. With regards to the bedroom layout - there is 1 bedroom downstairs adjacent to the guest restroom equipped with a Queen size bed. The other 4 bedrooms are upstairs, 2 of which features a Queen size bed, a bunk room at the end of the hall equipped with 2 sets of bunk beds featuring a Full-over-Full and a Master Bedroom furnished with a King. There is 1 Queen size bedroom upstairs that shares an attached bathroom referred too as a "Jack & Jill" that is accessible to guests from the hallway and the Master Bedroom has its very own private en suite.

* BACKYARD *
The backyard is the main attraction. This incredible oasis features a custom 4-hole putting green with LED glowing golf balls and cup lights, remote controlled bistro lights for added ambiance, an 8-seater hot tub, a custom built gas fire pit, a completely resurfaced swimming pool with an LED color changing light, a custom bar top built-in BBQ with mini fridge, 6 pool loungers and an outdoor dining area just off of the putting green.

* LOCATION *
This property is conveniently located in the heart of Paradise Valley on the northwest corner of 56th Street and Bell Road. You are centrally located and just moments away from Scottsdale's key attractions such as; Kierland Commons, Scottsdale Quarter, Waste Management Open (less than 5 minutes from the property), Gainey Ranch, endless supply of luxurious golf courses, and Scottsdale's very own Entertainment District in Old Town Scottsdale.

This home is all yours. All guests and vacationers will have complete access to the rental property. All we ask is that you please keep out of the Owners Closet just off of the entryway underneath the staircase.

Paradise Valley (85254) is a suburb of Phoenix with a population just north of 14K. Paradise Valley is in Maricopa County and is voted by Phoenix Magazine as one of the best places to live in Arizona. Living in Paradise Valley offers residents a rural feel but in a lap of luxury. PV is notorious for their dense population in restaurants, coffee shops, shopping centers and recreational parks.

The rental property is centrally located in the heart of Paradise Valley with the major cross streets being 56th Street (north/south) and Bell Road (east/west). You are no more than a 15 minute Uber ride directly south down Scottsdale Road to the following hot spots: Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale Entertainment District, Scottsdale Stadium (SF Giants Stadium), Old Town Scottsdale, Talking Stick Casino & Golf Resort, Top Golf and much much more.

* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

* POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.

* NATURAL GAS FEE: There will be an additional charge of $50 per reservation for unlimited use of the Natural Gas for the Fire Pit.
 
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

* POOL & HOT TUB SAFETY NOTICE
WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.

Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.

Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

* POOL EQUIPMENT RULES & RESPONSIBILITY
For your safety and to ensure our pool facilities remain in proper working condition, please do not touch, move, or tamper with ANY pool equipment. This includes, but is not limited to:
* Pool Vacuum
* Pool Heat Pump
* Variable Speed Pump
* Pool Hoses
* Pressure Valves
* Water Features

Unauthorized interaction with pool equipment may cause damage, create safety hazards, or disrupt pool operations. Guests will be held financially responsible and liable for any repairs, damages, or service calls resulting from violation of these guidelines.
HOUSE RULES & CHECKOUT PROCEDURES
 
* QUIET HOURS: The City of Scottsdale enforces a strict policy of quiet hours starting as early at 10 PM. Please be respectful of the neighbors by not having any large gatherings in the backyard past 12 AM (midnight). Any violation received by Scottsdale PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred.

* Please be sure to shut and lock ALL DOORS throughout the entire property prior to departing. These doors will include:
 
- Back Patio Door
- Front Door
- Garage Door
 
* Strip all beds of any dirty sheets, pillowcases, used linens and place them in the laundry room prior to vacating the premises. Please note you are not required to do any laundry. 
 
* Empty fridge of all personal items or leftover food. 
 
* BOTH Trash & Recycling gets picked up every WEDNESDAY morning bright & early - so please be sure to wheel them both to edge of the driveway for pickup on Tuesday evening (the night before).
 
* Place all dirty dishes in the dishwasher. 
 
* * ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced.

* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 Fine will be incurred.
 
* Be mindful and careful of the furniture & furnishings. 
 
* * * Please Note: This rental property is guarded by NEST Security. There are 3 security cameras located on the property. There are 2 cameras located in the backyard facing the backyard & pool area. The last camera is located in the front yard facing the driveway. These cameras are used for security purposes ONLY.

Beautiful home and awesome pool!

This house was perfect for our group of 8. Everyone enjoyed the open space & the pool was amazing. Would definitely recommend!

Perfect grill situation

Great place, slightly smaller than expected due to well framed photos. Wonderful weather. Plenty of grill space saved on wating out.

We provide our clients with a variety of services such as; pool maintenance, landscaping, home cleanings, staging and home furnishing, handyman services, maintenance and repairs along with some light renovations and remodeling when necessary. Now, a little bit about me. I was born and raised in Des Moines, Iowa. I moved down to Arizona when I was 18 back in Fall of 2000 to attend Arizona State University. I am the second youngest of five boys that grew up in a strong Italian household. My family is my rock and my brothers mean everything to me. I am attached at the hip to my beautiful partner Sage Honga of 8 years and counting - and as of recently we have the most beautiful daughter who was born on June 3rd, 2020 right here in Scottsdale. Arizona is now home to me and my family and I look forward to expanding my business down here in the southwest.
