OCEAN BREEZE COTTAGE — ACROSS FROM PEMAQUID BEACH (2BR, SLEEPS 4)

A two-bedroom seasonal cottage next door to Laughton House, in Pemaquid Village on Maine`s midcoast — across the road from Pemaquid Beach State Park. Built for small families of 3-4 or two couples who want a real cottage (not a hotel room) with their own kitchen and walkable access to the beach.

THE COTTAGE
Two bedrooms (one queen, one with two twin beds), one full bathroom with tub and shower. A compact full kitchen with oven, stove, microwave, coffee maker, kettle, toaster, and basic cookware. Comfortable living area with a Smart TV. Dining table for four. Heater and fan provided.

Outside: a private area with seating, picnic table, garden chairs, and a propane grill. The cottage is uninsulated and seasonal — open roughly April through October.

SHORT DRIVE
Pemaquid Point Lighthouse (3.5 mi). Monhegan Island ferry from New Harbor (1.5 mi). Damariscotta (15 min) for Hannaford grocery, oyster bars, and bookstores. Boothbay Harbor (35 min) for the Coastal Maine Botanical Gardens and whale-watching.

THE PROPERTY
Ocean Breeze is one of five buildings on the property. Laughton House (the 4-bedroom main house) is next door. Three small one-bedroom cabins (Low Tide, Ebb Tide, High Tide) are tucked in the woods behind the main house in a separate cluster. Each unit is individually bookable, or the whole estate is listed separately. The cottage has its own parking and outdoor space.

Level 2 EV charger (shared, modest usage fee). Smart TV. Free fiber WiFi. Free parking (1 dedicated spot).

ADDITIONAL INFO
The cottage is uninsulated and seasonal — heaters and fans only, no central HVAC, no in-cottage laundry. The whole property runs on a shared well; please conserve water in late summer. We are not a pet-friendly property (ADA service animals welcome with advance notice — please reach out before booking).

GUESTS AND VISITORS
- Maximum of 4 overnight guests. Rates include 2 guests, and each additional guest is $25 per night. Infants under 2 don`t count, but please list them on your booking.
- You may have up to 2 day visitors at a time. Visitors must leave by 9 PM, can`t stay overnight, and can`t park on the property.
- No parties or events.
- No commercial photography.

NO SMOKING
- No smoking or vaping of any kind anywhere on the property, indoors or outside. A $250 smoking fee applies, plus the cost of any extra cleaning or repairs.

PETS
- No pets or emotional support animals. Service dogs are always welcome. It helps if you let us know before you arrive.

QUIET HOURS
- Please keep noise down between 9 PM and 9 AM. Sound carries to the main house and the cabins.

CHECK-IN AND CHECK-OUT
- Check-in is 4:00 PM and check-out is 10:00 AM.
- Early check-in from 2:00 PM or late check-out until 12:00 PM is $60 each, when the schedule allows. Ask us by the day before and we`ll confirm in writing by 4:00 PM.
- Arriving early or staying past 10:00 AM without a confirmed request is charged by the hour, whether or not anyone contacts you.

PARKING
- Park only in the 2 Ocean Breeze spots on the right side of the main driveway.

GRILL
- Use the grill only where it sits. Clean it with the wire brush while it`s still hot and turn off the gas at the tank after each use. A $50 fee applies if it`s left dirty.

FIRE SAFETY
- No candles, fireworks or other open flames indoors. Battery candles are fine.
- The fire extinguisher is in the entry hallway.

HEATING AND COOLING
- The wall heater in the living area, the portable heaters in the bedrooms and the extra blankets keep you warm on cool nights. Please turn the portable heaters off when you leave or go to sleep, and keep them at least 3 feet from beds and curtains.
- Fans are provided for warm days.

WATER AND SEPTIC
- The property runs on a well that can run low in late summer, so please go easy on water. The showers at Pemaquid Beach are a great way to rinse off.
- Please flush only toilet paper. No wipes, even `flushable` ones, and no feminine products.

TRASH
- Put full bags in the bins next to the shed, never on the ground next to them.

BEFORE YOU LEAVE
- Please wash and put away your dishes. A $50 fee applies if dishes are left dirty.
