Set on nearly an acre of property in a quiet Henderson neighborhood, the four-bedroom, four-bath main house pairs generous living space with a private pool and games. For reservations of seven or more registered guests, the separate Red Rock Casita adds a fifth bedroom and fifth full bathroom.

Start a game-room rematch, share dinner on the covered patio or find a quiet spot to put your feet up. With a maximum of ten guests, there is room for time together and a little space of your own.

★ ROOM TO RELAX: MAIN HOUSE & CASITA ★

The single-story main house has four locally themed bedrooms, four full bathrooms and generous living space. Three bedrooms have their own private bathrooms, giving your group more room to get ready and settle in. Roku Smart TVs in the living room and bedrooms, a separate office and thoughtful family extras help make the house a comfortable home base.

The separate Red Rock Casita has its own furnished kitchen and dining area, a full-size Murphy bed, a full-size fold-out sofa bed and a full bathroom with a walk-in shower. It is included for reservations of seven or more registered guests. Casita access for smaller groups requires advance arrangement and confirmation of any additional charge. The maximum remains ten guests across the property.

Take your coffee onto the covered patio, bring a game out onto the turf or gather around the outdoor table after a day exploring. The nearly-acre figure refers to the entire property; the backyard itself offers generous space, mountain views and sunny and shaded places to unwind.

Roku offers free streaming content, and you can use your own accounts for subscription services such as Netflix, Prime Video and Hulu. Please sign out before checkout. The indoor wood stove is not available for guest use.

We've stocked the kitchen for everything from your first coffee to a dinner everyone helps prepare. Granite countertops give you room to work, and the refrigerator's beverage station makes drinks easy to reach.

The dining table seats ten, with an extension leaf for seating up to twelve. Extra seating does not increase the property's ten-guest maximum or permit additional visitors.

Each bedroom has its own local theme and the comforts we appreciate when we travel.

- Hoover Dam / Lake Mead primary suite: king bed, private bathroom and Pack 'n Play
- Grand Canyon suite: queen bed and private bathroom
- Valley of Fire / North suite: queen bed and private bathroom
- Mt. Charleston bedroom: twin-over-full bunk, single daybed and trundle
- Red Rock Casita, when included: full-size Murphy bed and full-size fold-out sofa bed, with its own full bathroom

Bedrooms include premium pillows, linens and sheets, Roku Smart TVs, clothing storage with hangers and shelves or suitcase stands, nightstands, reading lamps and USB clock radios.

There are four full bathrooms in the main house and a fifth in the casita when included. The primary suite and casita have walk-in showers. Fresh towels, hair dryers and essential toiletries are provided, along with Ginger Lily Farms shampoo, conditioner and body wash in the shower dispensers.

★ WORK, LAUNDRY & THOUGHTFUL EXTRAS ★

Just off the primary bedroom, the office has a desk and office chair overlooking the backyard, an extra monitor, an all-in-one HP printer/copier with Wi-Fi printing, an Ethernet cable and basic supplies. High-speed Wi-Fi makes it easier to fit work into your trip.

A full-size washer and dryer with an adjacent utility sink help with longer stays and tournament laundry. We've also included an air purifier, board games, toys and children's books, USB-equipped outlets, and first-aid and sewing kits.

In the garage, a Level 2 ChargePoint Home Flex EV charger is installed on a 60-amp circuit, with a J1772 connector and a NACS adapter for a Tesla. Charging speed depends on your vehicle and the charger settings.

★ YOUR HENDERSON HOME BASE ★

San Bruno is approximately 18 miles from the Las Vegas Strip and 17 miles from Harry Reid International Airport. Drives can be around 20 minutes when traffic allows; allow extra time for traffic and events.

Mission Hills Park is nearby, less than two blocks away and about a five-minute walk by our estimate. Its playground, seasonal splash pad, basketball, tennis and pickleball courts, lighted ball fields and open grass are OFF SITE at the park, rather than private amenities at the home.

Henderson's Water Street District is around five minutes away by our estimate, with breweries, restaurants and local places to explore. America First Center offers scheduled public skating. Check current hours, schedules, admission and seasonal availability before heading out.

HORSE STAYS BY ARRANGEMENT
A corner area with a pen, shed, trough and water access can be configured for horse stays. Advance arrangement and additional setup charges apply. Horse stays require advance confirmation of the setup and cost through Vrbo.

★ IMPORTANT STAY DETAILS ★

PARKING
A two-car garage and large driveway provide parking for eight or more vehicles, including room for an RV or boat. Street parking is also available. Please keep neighboring driveways clear and do not leave the garage door open for extended periods.

CHECK-IN & CHECK-OUT
Check-in is after 4 p.m.; checkout is by 10 a.m. You must request early check-in or late checkout in advance. Fees apply if these times are not followed.

CAMERAS & NOISE MONITORS
Exterior Ring cameras cover the front door, garage, backyard and casita. They record video and audio, and coverage includes the pool area. There are no indoor cameras. Noise monitors in common areas measure decibel levels only and do not record audio or conversations.

NO SMOKING INDOORS
No smoking indoors or allowing smoke to drift inside. Smoke monitors are installed in the home. Please expect an inquiry if this rule is violated; fees apply if rules are not followed.

NO PARTIES & GOOD NEIGHBORS
This is a licensed City of Henderson short-term rental in a residential neighborhood, not a party home. No parties, events or organized gatherings. Only registered guests may be on the property, with a maximum of ten, including children. Guests must follow local rules, the occupancy limit, quiet hours beginning at 10 p.m. and respectful noise control. Violations can result in fines or penalties charged to the guest.

Our neighbors live here year-round. Please treat them with the same consideration you would want at home and review the house rules before booking.
