Sea Winds Condos! Your condo is a five-minute walk to having your feet in the powder sand of Crescent Beach on Siesta Key. Watch stunning sunsets and come home to change for a night out. Your condo is one block away from various restaurants, ice cream shops and watering holes in the “south village” that provide engaging evenings for families and a vibrant night life for adults. With a trolley line stop at the end of your driveway, or the free golf cart shuttles available, you can go to the North Village (to the north), Turtle beach (to the south) and in between without a car! (services run as late as 2am depending on the season)

In addition, within a one block walk from your front door are bike, scooter and kayak rentals, the convenience store, the pharmacy, the post office, cute shops, coffee shops and so much more!

Your condo is located in the back of the complex which is far from the street and very quite. Your condo is walk-in ready with no stairs to manage and a reserved parking spot steps from your front door. The unit features: ● a screened lanai with walkout patio and gas grill in a private setting ● a heated pool 50 steps outside your door ● tiled floors throughout ● a functional, fully equipped kitchen ● towels, sheets, soap, hairdryer ● smart TVs with cable television (family room and master) ● snappy wi-fi ● a retractable beach cart, beach towels, chairs, umbrellas and coolers ● and a keyless entry.

Vacation Rental Agreement

VACATION RENTAL AGREEMENT This rental agreement is entered into by and between the renter/primary guest that books through the platform hereinafter referred to as “GUEST(S)” and SFP III, LLC hereinafter referred to as “OWNER”.

This agreement constitutes a contract between the GUEST(S) and OWNER. Please read this Vacation Rental Agreement thoroughly. Any money received by Owner for occupancy of vacation property indicates the acceptance of the terms and conditions of this Vacation Rental Agreement. It is the responsibility of the GUEST(S) to be familiar with all policies within this agreement. This occupancy will be in the form of a Vacation Rental only and does not constitute a permanent or primary residence or other tenancy. Rental Property physical address:

TERM OF AGREEMENT: The rental period begins at 4 p.m. EST on the “Check-in Date” and ends at 11 a.m. EST on the “Check-out Date”. These dates are shown in your reservation confirmation with the listing platform.

APPROVAL OF THIS AGREEMENT: By booking through any platform the primary guest and all other guest agree to this Vacation Rental Agreement and House Rules. The primary GUEST agrees to give names and ages (adult, adult age 18-25, minor under age 18) of each occupant.

SMOKING: This is a NON SMOKING property. No smoking is allowed inside of the unit whatsoever. Smoking is not allowed in the lanai or within eight (8) feet for the front door. Any GUEST or their guests not adhering to the No Smoking policy will result in automatic forfeiture of security deposit as well as immediate removal from premises.

RENTAL RULES: GUEST agrees to abide by the House Rules attached to the Vacation Rental Agreement and otherwise posted. GUEST at all times while at the property and shall cause all members of the rental party and anyone else GUEST permits on the property to abide by the following rules at all times while at the property. This includes but is not limited to an age requirement policy of one (1) parent or guardian over age of 25 to be present and staying in the property for every 3 guests between the ages of 15-25, and a MAXIMUM OCCUPANCY of 6 total persons (as listed in this agreement) that is a requirement of and strictly enforced by the local home owner’s association (HOA).

SECURITY DEPOSIT: A security deposit of $500 is required for VRBO, website and direct bookings. This must be received prior to check-in. The security deposit is NOT applied toward the rental amount; however, it is a preauthorization hold that is lifted within (5) days of departure, provided the following provisions are met. GUEST may be responsible and liable to OWNER for damages in excess of the security deposit for any damage or loss caused by GUEST or its guests. The security deposit will be returned if: a) No damage is done to property or its contents, beyond normal wear and tear. b) No charges are incurred due to contraband, pets, smoking, or collection of rents or services rendered during the stay. c) No excessive cleaning required. All debris, rubbish and discards are placed in trash receptacles and soiled dishes are cleaned and put away. d) No excessive utility charges are incurred. e) No linens/towels are lost, stolen, or damaged. f) The GUEST (or any of GUEST’S visitors) is not removed by the OWNER (or representative of the OWNER), or the local law enforcement.

PAYMENT: An advance payment equal to 50% of the rental total is required to confirm reservations. The advance payment will be applied toward the property rental price. A Credit/Debit Card will be maintained on file for incidentals and charging in accordance with this Agreement. GUEST agrees to keep a valid payment method on file with OWNER or booking platform. Failed payments may constitute a cancellation by GUEST. The advance payment is not a damage deposit. The BALANCE OF PAYMENT is due prior to your Check-In date.

CANCELLATIONS: Cancellations made through a booking platform are subject to the cancellation policy specified in the reservation. For all others: Notice in writing or through original booking system is required for cancellation. Cancellations made more than thirty (30) days before check-in date will receive a full refund. Cancellations made between 14 and 30 days of check-in will receive 50% refund of the amount paid. Within 14 days no refund will be made. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the Check-in date, will be refunded only payment for cleaning fees and security deposit. Early departure does not warrant any refund.

ADDITIONAL CHARGES: All "normal" utilities are included. GUEST will be charged additional fees for the following: ● Entertainment charges for any programing ordered during the rental period in addition to the provided entertainment. ● Excess cleaning or laundry expenses. ● Fines or summons imposed by a local authority, home owners association as a result of your actions. ● Any damage to the condo or its contents. ● Excessive utility usage.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.

GUEST/PARTIES/NOISE: The GUEST must supervise their guest(s) while on the premises. Noise in the unit must be kept to a reasonable level as not to cause a disturbance to the neighbors or general public. HOA and Local Sarasota County noise ordinances limit outside noise between the hours of 10:00pm - 7:00am. In no event may the MAXIMUM OCCUPANCY (as listed below in this Agreement) be exceeded without written consent. No parties or large gatherings are permitted in this unit.

MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to 6 persons. Maximum occupancy for this property shall not exceed the number of persons that GUEST registers on the reservation without prior consent from OWNER. If GUEST exceeds the maximum occupancy, GUEST and any and all of their guests are subject to immediate removal and forfeiture of their security deposit and rental payment.

ILLEGAL DRUGS: Under no circumstances shall any illegal drugs be allowed on the property. GUEST understands that possession and use of any such substance is grounds for immediate removal of GUEST and forfeiture of payment. GUEST further waives any and all rights to recourse against the OWNER for enforcing this clause.

FIREWORKS: Fireworks are prohibited anywhere in the neighborhood and among or from any of the units.

CLEANING: No cleaning service is included during the GUEST’S stay. Cleaning service charges in excess of the standard cleaning fee will be deducted from the Security Deposit if required. Rates include a one-time linen-towel preparation, bed sheets setup, toilet paper, and paper towels. Upon departure strip all used beds and leave unmade. All dinnerware, pots, pans, glasses should be cleaned and put away. Please discard used food from the cabinets and refrigerator. GUEST will be charged for excessive linens and/or unwashed dishes. Trash should be taken to the dumpster outside.

MAINTENANCE: It is expected that major systems in and around the unit will break down from time to time such as air conditioning, washer, dryer, refrigerator, etc. OWNER will attempt to repair the problem as soon as possible upon notice by the GUEST. OWNER assumes no liability to GUEST if such should occur as all products have a useful life and break down occasionally.

GUEST RESPONSIBILITIES: All occupants are required to perform "normal" household duties that include, but are not limited to: ● Garbage removal ● Cleaning of individual and guest dishes and putting all dishes and items back ● Cleaning all counter spaces, sweep floors if needed ● Removing all bedding and put on bed ● Placing used towels on floor in bathrooms upon check-out ● Cleaning all beach items outside. If needed spray off using the hose outside the front door. Please do not put up beach items full of sand ● Notifying the OWNER of any damages or problems with the property ● Locking of all doors and windows when GUEST leaves the unit.

Perfect getaway!

This was a wonderful rental! It was clean, nicely decorated and had everything we needed to enjoy a long weekend away. The location was great - in a nice quiet area, but close to great restaurants, shops, and the beaches.

Siesta wonderful!

This was our second time to Siesta Key. The property was awesome! The extras at the condo were on point. The location to everything on the key was perfect! Beach was a 5-10 minute walk. We couldn’t have asked for a better and easy to use property!

Clean and cute condo!

The condo was clean, spacious and had the basic supplies. Plenty of beach supplies like 2 shade umbrellas, 2 chairs and a wagon. The kitchen had basic supplies. Plenty of clean towels. The only part we were a little disappointed was where we could use the beach. When we walked to the beach, there wasn’t a large beach area that was available for those staying at this condo. Many other condos have the rights to the beach in this area. But, there is beach available and you can also hop on the trolly to go to siesta key beach. Beautiful beaches, great area- many spots you can walk to for food, toiletries, etc. the property owner is very responsive, kind and helpful in answering all questions. He was very accommodating! We really appreciated that. Thank you for letting us use your condo!

What a Cozy Condo on Siesta Key!

My sister and I do an annual trip to Siesta Key, and thus far this was my favorite place to stay! The location is a lovely 5-minute stroll to Point of Rocks and Crescent Beach. The decor is tasteful and not too "beachy" if you know what I mean about beach houses. 😀 The condo was clean and had everything we needed - kitchen, bath, and beach supplies! The host was super responsive and accommodating. A perfect stay! I look forward to our next visit.

Nice place and location!

My family and I stayed here for a week. The place has everything you need for a beach vacation. It was clean and well stocked. Rob was very nice. Laundry room was only a few doors down and the beach isn’t a far walk. Would definitely recommend this place!!

We are located south of Stickney Point Bridge, which helps tremendously with traffic and congestion coming onto the key. Sea Winds is a two-story complex which means low foot traffic and quite. We are a short walk from anywhere you want to be.

Your unit is in the back of the complex. It is far removed from the sounds of cars on Midnight Pass Road and has a nature preserve behind the back of the unit.

The unit is a first floor walk-in with a parking spot ten steps away. It is easy getting your luggage and groceries in and out of the unit with no stairs to manage!

The unit has a screened lanai out back with a propane BBQ for the nights you want to grill out. Of course, the kitchen is fully stocked with all the appliances, cookware, dinnerware and utensils you may need.

Tastefully decorated, the unit has tiled flooring throughout, tiled showers, smart TVs with cable television, wi-fi, keyless entry and everything you need for a trip to the beach--beach towels, beach umbrellas, beach chairs, beach coolers, collapsible wagon (bring your own sunscreen!)
