You’re going to love this place! River Mountain Lodge Peaks Trail Condo offers the convenience and comforts of a condominium (with hotel amenities) in the heart of historic downtown Breckenridge. Just ski down, walk across the street and you’re home! Plus, you’re just one block from Main Street Breckenridge and a short shuttle ride to the gondola or the Peak 9 base. Your family and friends will love it too!

River Mountain Lodge 318W is a comfortable two-level deluxe condo with excellent proximity to everything you are looking for in a Breckenridge ski vacation. All the comforts of home are here, including a full kitchen, two full bathrooms and a flat-screen TV. The dining table seats four, and there’s room for three at the counter for a quick breakfast or après-ski snack.

You’ll also enjoy the in-unit washer/dryer, complimentary Wi-Fi, underground parking (one car) with elevator access, a fitness center, an outdoor heated pool, and hot tubs. Plus, every Summit Mountain Rentals property comes stocked with plenty of linens, towels, and hotel-like toiletries, and is professionally cleaned and inspected before each arrival. Our helpful staff is also available 24 hours a day to ensure you have everything you need to make your stay with us an unforgettable experience.

An Amazing Stay

It was my first time in Breckenridge and it was such an amazing stay! The place was so comfy and inviting. It’s also very close to the downtown and there are shuttles that take you to and from the mountain (Breckenridge).I’d absolutely stay here again and again.

Great stay! Better than expected.

Property managers were great, condo was roomier than I thought with 2 full baths ( 1 thought it only had 1). Shuttle to ski was incredibly easy. Walking to dinner was perfect. The front desk was helpful, and the ski check desk made it so easy. Much better than stuffing your stuff into a ski locker. There were not pool towels in room, and the front desk couldn’t give us any bc they don’t manage the property. Other than that it was effortless and relaxing.

Close to Main St

Condo was ideally located. Parking was no problem at all, much better than driving to town and searching for pay parking.

Great Location!

Very spacious condo unit in a great location. You can walk to the gondola in the morning to get on the mountain, and there’s a trail that you can ski down that ends right across the street. Also a block away from Main Street so very easy to walk into town.

Great time!

Overall, this was a great condo and it met the needs of our group. The front desk stuff was extremely helpful and having them store our skis was a fun bonus. My only suggestion for the unit is to add some humidifiers and oven mitts.

Base of Peak 8

Location, location, location. This property has all three. Two blocks to Main Street, and about 3 blocks to the Village and the base of Peak 9 at Breckenridge. The beds are comfy, and the water pressure is good. Good strong wi-fi. The unit is a bit dated in the decorating department, but very clean. If there was a pizza cutter in the kitchen drawer, it would have been perfect. Would definitely stay in this unit again.

Great location, some worrisome details

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: I love the River Mountain Lodge, it's the best location in town: close to slopes, shops, etc. However, during our June stay the upstairs bedroom was too hot to sleep in at night (we had to borrow a fan and return it each morning), and the towels need to be replaced something fierce (they were like dragging sandpaper across your face they were so hard and rough!).

Relaxing at RML

Overall, I recommend this vacation rental. Reviewer Comments: We love to stay at this facility: walk to town activities, pick up the bike/rec path right out the back door, neat/clean unit,. We attended concerts at the Riverwalk Center about 1 block away. One minor maintenance problem, door deadbolt didn't work. Will be back again.

Very convenient, central location to downtown and skiing. All in walking distance.

A nice, cozy corner apartment, great layout, downstairs the entry area with bathroom, storage, washer/dryer, kitchen, eating and living area with a nice balcony and upstairs a separate master bedroom with bathroom. I would give the place a five star but the heavy and old style wooden furniture's are rather dated. The dining chairs definitely need replacement. Also the TV's need an upgrade. The kitchen is minimalistic equipment, but still functional. No dealbreaker, with some TLC attention the place would be top notch.

We would’ve preferred some air conditioning because at night, we got VERY hot, even with the fan blowing on us. FYI, the dryer lint filter becomes EXTREMELY hot following a cycle. I was burned trying to take my clothes out and I still have a mark on my arm from it. It would be wise to put up some kind of warning for future residents.

A nice stay

This particular condo needs major updating & renovation such as cushions on all the furniture, stains on the rugs, showers constantly drip and caulking needs to be redone. Kitchen has the BAREST essentials. No pot holders. A lot of miss matched items, 1 hanger in the master closet, microwave has cracks on it, lighting could be better, no pad in the ironing board. A cheap vacuum. NO cleaning products except Clorox wipes. However, we were out & about all day. We didn’t let the above deter us from enjoying the area of Breckenridge. For the price, it was just fine.

I will not rent here again. The parking garage is always full beyond capacity and the spaces to park are very difficult to get into. Do not go here with a large SUV; as you won't be able to park without being an inch from the other cars or half the car out in the drive isle. The area around this property is very nice and close to many restaurants and shops but the property itself is very outdated. The specific unit we rented (W318) felt even more outdated than the property. The pictures make it look a lot bigger and nicer than what it really is. The upstairs bedroom is very hot and it was impossible to regulate the temperature in any way. It was much nicer downstairs as far as the climate control, but that's where it ends. The TV's are seemingly from the last century and the bathrooms as well. The bed was very uncomfortable, the sofa bed as well. This unit and property need a major renovation to be able to justify the rates they charge. The rental people did communicate well as far as instructions and recommendations for activities but nowhere near enough to make up for the crappy unit.

Condo great but roofers joined us for 2.5 days!

Overall, I recommend this vacation rental. Reviewer Comments: The condo we stayed in was very nice however I was extremely disappointed that Summit mountain rental and the River Mountain Lodge gave us no warning that roofing would be going on for 2.5 days of our stay with workers climbing up in line with our patio and windows. Not to mention all the chatter and bad singing that we were serenaded with. There seems to be an odd relationship between Summit and River Mountsin Lodge with finger pointing at the opposite party. When we contacted Summit about it we were told all they could do was provide a 10% discount off our next stay. Really? I'm not stupid enough to book with them again. There are a gazillion condos available in Breckenridge in the summer. The professional and courteous thing to do would have been to offer to move us ahead of time or provide a refund of some sort on the back end. Neither happened so I'm done with Summit Mountain Rentals.

Overall, I do not recommend this vacation rental. Reviewer Comments: Let’s start with the pros. The location to town & in the building (at the end of hall on the 3rd floor) excellent. Quite location in building. However the unit is completely dated. It needs either new carpet or none at all, the bed pillows need to be replace (no head support). The white drapes (or should I say grey) are filthy. Dining room chairs have no seat support ( if your a big person you would probably break the chair). Livingroom furniture should really be replaced. The tv in the living room has a very small screen with local channels only. And for for musical entertainment there is a boom box! There are 3 channel changers for the TV however none of them work. Let me not forget about the black mold in the upstairs bathroom. The TV in the bedroom you need binoculars to see if from the bed. The pictures look great online but quite different when you actually see the unit. To the owners shame on you. To the property manager if this is the way you manage properties shame on you also.

Great location, a few problems

Overall, I recommend this vacation rental. Reviewer Comments: Firstly, I love working with Summit Mountain Rentals. Everything is handled very professionally and well.The condo was in a nice, desk-attended building, with heated parking, an elevator, and lots of great amenities like multiple hot tubs, sauna, etc.The first night, we had no heat in the condo. A little odd, to say the least, but they responded quickly and came and fixed it the next day.The window above the bed in the upstairs bedroom leaked and dripped on the bed...not a ton, but still, not good. I could see by the water marks that this was not a unique occurrence. Also, the blanket in the upstairs closet had been put away dirty, it had something suspicious spilled on it.The only other gripe I have is that the beds were EXTREMELY uncomfortable. I turned in around 10 every night but only got a couple hours sleep. My friends who slept on the pull out couch had a similar experience.The condo was nice enough, the shower pressure was GREAT! However it took a long time to get hot water upstairs for some reason.. like 5-10 minutes of running the water for it to get hot.The building could use some updating...the carpet in the hallway was stained and torn everywhere. The lobby was nice enough, though.Over all a few minor things that could take the experience from good to great. We loved the location, the service was good (love the ski concierge) and over all nice.

Breckenridge condo

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The dirty and spotted carpet was 2nd only to the living room furniture. The arm chair hasn’t been cleaned in 20 years. The arms were stained with dirt, grime, grease and sweat. I’m not sure of what else, but couldn’t sit on that chair without covering with towels!!!
