Steps from the beach... beautifully renovated in 2025!
Located in beautiful Palmetto Dunes, Beach Villa 12 is one of the shortest walks to the beach and Dunes House. This Villa offers 3 bedrooms and 4 full baths. As you enter this newly renovated beach villa you will notice 2 spacious bedrooms. One bedroom offers a king bed and the other bedroom has 2 queen beds.Each bedroom on the lower level has a full bath. Just off the foyer you will also find a laundry room with full size washer and dryer and small refrigerator. Walk upstairs to the main living area with a soaring vaulted ceiling and seating for the whole family. The new kitchen seats 8 at the expansive island and there is an additional table with 4 chairs in the living area. The kitchen and living areas open to the back deck with extra seating and a grill. The main living area also has a full bathroom. On the 3rd level you will find the 3rd bedroom with 2 twin beds and full bath. This villa is equipped with everything you need to enjoy a relaxing vacation, including 8 beach chairs, a beach umbrella and pool/beach towels.
The beach is a short, 30 yard walk from the villa, and you will also enjoy the Dunes House with beach front dining! You cannot beat this location! One of the best parts of Palmetto Dunes full of luxury and convenience to everything Palmetto Dunes has to offer.
Three world-class golf courses and a championship tennis and pickle ball center are just minutes away. Be sure to rent bikes and enjoy the endless trails throughout Palmetto Dunes and all of Hilton Head.
Outstanding restaurants and shopping are located just across the road from Palmetto Dunes, so enjoy a short drive or even a bike ride for some great food, ice cream and shopping.
The Beach Villas truly are one of Hilton Heads best!

What a beautiful, cozy home and perfect location. Lots of space and outdoor deck. Chairs and umbrella were available which was much appreciated. Fully stocked kitchen and a nice pool.

Ideal Beach Villa! We had a wonderful stay over April break and have November booked already to return! Beautifully designed throughout; every need & amenity was thoughtfully curated and the proximity to the beach is absolutely ideal! Exceptional communication with the host every step of the way. We’ve stayed in Palmetto Dunes for 40 years, and this is truly one of our favorite units. The recent upgrades are absolutely beautiful and make the condo feel fresh, elevated, and incredibly welcoming.The location is hard to beat- just steps from the beach and the Dune House, which makes everything so convenient. The condo itself was spotless, beautifully updated, and very comfortable throughout our stay.One of our favorite features was the spacious kitchen, which was perfect for cooking meals and gathering together. We also loved the outdoor patio/deck area for relaxing in the evenings, and having access to the grill was such a nice bonus.The hosts were wonderful with communication as well. We had a brief internet issue during our stay, and it was handled immediately.Cannot recommend this place enough- it’s a beautiful unit in an amazing location and such a wonderful place to visit with family.

Great location. Very close to beach and Dunes house. Tastefully decorated home with comfortable beds and beautiful kitchen and baths. Plenty of room for our family of 6 with room to spare. We had a great time in Hilton head, bike riding, playing pickleball and golfing

The Perfect Place!!!!
Beach Villa 12 is a great place to stay. The Beach is literally 1 min away. Pool right outside your door. Updated interior looks great. Plenty of bed space and each bedroom has it's own bath. We didn't have any problems with the house at all. Very clean. Everything was well stocked. Check in was easy with gate pass pick up. Communication with owner was superb. We have been to this place many times over the years and love it. Welcome to the new owners and hope to be back in years to come.

There was some problems with the accommodations- TV not working as well as the air conditioning. The TV was replace quickly The HVAC serviceman was at the condo the next day. Alyson could not have been more responsive to the problems

Zach and I are from Georgia. We have both grown up vacationing in Hilton Head, raised our 4 kids keeping that tradition, and decided after renting in the Beach Villas over 20 years, that it was time to buy. We love being with our family more than anything. We are thrilled to share one of our favorite places with you and your family. We hope others get the chance to relax, and enjoy making many lifelong memories while enjoying our Beach Villa.

We chose to buy a Beach Villa in Palmetto Dunes because we were renters in this exact complex over 20 years. We love the small community and the location in unbeatable. We enjoy the convenience of walking to the General Store, the Pickle Ball courts and also love having the Dunes House next door for an easy lunch or dinner. The bike trails are wonderful and the kids have always loved riding bikes over to Kilwins after dinner.

This property is very well maintained and currently being updated a little more each month. The full renovation will be complete by spring 2025. You are just steps from the boardwalk leading you to one of the best beaches. With Beach chairs and towels provided, simply bring your suitcase and you are ready to enjoy a relaxing vacation.
