We had a large group and all had enough space. It was great that all the bedrooms had king size beds; except for the “bunk room”. The location was excellent! I was worried being right next to the pier, but it was great. We could listen to the live music from the deck. The house is a bit worn with visible wear in the furnishings and finishes. The communication was good when we had a couple of issues.

Great location … had a slight issue with air conditioning but they were very responsive in correcting . Pool area needed cleaning from previous guests but overall a great home .

The location of this home was great. The home itself needs some TLC. We had saftey concerns for our children with rusted latches, broken tiles on the kitchen counter, and lose railings on the decks.The kitchen had enough dinnerware to feed the number of occupants, but other items such as pots and pans, were not enough to cook for a large family. The home is next to the fishing pier, which was nice since we do fish, there was constant activity, but you really could not hear it in the home or in the pool area. Communication with the owner was good and they were responsive. Maintenance crew was also very helpful and polite. The wi fi in the home was not great, we had to use hot spots to get online and for the TV.

The property itself and the location was amazing with so much to offer to a group! We had 12 adults and has a great time! However, this property needs maintenance. The upper deck should not be able to be used in its current condition. The south side rail is REALLY flimsy and some rails aren't even attached to the deck. Some of the stairs handrails were loose too. One shower temperature control just spun so the temp couldn't be adjusted (it was kinda too hot but usable). Then, the kitchen backsplash was put up (tile grids) but they never put any grout in! Just the tile attached to the wall. Someone needs to spend some time to actually inspect and repair this place. What really got us is that the kitchen was very unstocked for a large house. There was not a set of big pots and pans as there should have been. AND, there is absolutely no additional toilet paper, paper towels, etc. it did say that in the house description, but for this price it should be included. Just a hassle. So, it's a great house, we had a lot of fun, but it just needs attention to be worth this amount of money.

We loved the home. It was well-equipped and had all the amenities. Ample space and nicely furnished home. Amazing ocean view and a great location with outlets and stores/restaurants close by. Will definitely come back for another stay. James, the host, was always quick to respond and answered all questions ahead of our stay. Thank you, James, we really enjoyed our stay!

Off Season get away

Great place to spread out and then come together for family time. Wonderful views from inside and outside.

This is the second we have stayed at this property and the second time was equally as great as the first time. The property has been well maintained and James, the host, is amazingly attentive and helpful. The home is well stocked and very clean. It both cases we have stayed “off season”, but the condition of the house and the service we received was anything but “off season”. We will be staying here again in the future.

Overall stay was good. We got evacuated out of Avon from the hurricane. And found this place last minute. Process was smooth

Great location and well laid out home for large groups to meet. The only reason it is not a five star is we had plumbing issues with the 2 bathrooms on the 2nd floor that flooded the lower level. James and the maintenance crew were quick to respond and provided clean linens.

Great Beach Getaway

Me and my group had a wonderful stay in this beautiful home. Great deck views from the top floor and amenities that gave us a much needed relaxing weekend. The game room provided plenty of entertainment and the easy access to the beach was fantastic. We're already talking about our next trip down there.

Enjoyed our stay!

The layout of the Dimond, the pool, and access to the beach is fantastic! We thought being so close to the pier would be problematic but it was quite the opposite- great food and music and no disruption to our stay at all. The beach and surfing were excellent. They had a port-a-crib, snap on high chair and baby gates. You’ll need beach chairs and an umbrella. We enjoyed our stay!

Beautiful views and home

The property was very well maintained, full of amenities and the views are amazing. Very clean overall and the check in process was smooth and efficient. James was pleasant, timely and helpful in communications. The teens loved the game room and pool.

New to OBX

I have lived in North Carolina all my life and had never been to outer banks, usually went down to Florida. This year decided to go here it was amazing, people were welcoming, our host was on top of things, will definitely come again in warmer weather.

Cannot recommend. Door lock broken, shower leaked through ceiling, bedroom unusable due to overpowering mold/mildew smell, furniture collapsed under my elderly mother due to loose and missing screws. Property management dismissed all of these issues, pressuring us to either say "don't fix it during our stay" or accept a major construction project during our stay. The shower leak required replacing the entire shower pan, which they claimed could be done in an hour. It took longer than that for the repair man to determine the front door lock was unfixable. Not worth the money. Will not stay at a Book Smart location ever again.

The shower was temporarily repaired and confirmed to be fully usable for the remainder of your stay, and we also offered to complete the permanent repair during your stay if that was your preference. When you chose to wait until after checkout, we completely respected that decision. We appreciate you taking the time to share your experience. The absolute best family trip

The space worked well for our family of 17. Kitchen is well stocked. An extra bath towel would have been nice but having a washer and dryer helped. The bunk beds are best for preteen and under so the 2 teens that slept on them were a little cramped. There were some boards on top deck that were loose and a few rusty nails on second deck but overall a great place. Loved the private walkway, pool, hot tub, and rec room. James responded quickly to all my texts. We left happy and content.

Great place to stay off season! James was awesome to work with. House was perfect for a short getaway. Love that it's oceanfront with dunes that are low enough that you can actually SEE the ocean from the inside of the house and while sitting on the deck. The hot tub was fantastic and covered, so we could enjoy it even when it was raining. The beds and pillows were super comfy. Inside of house was clean, but the cleaning ladies need to work on the outside around the pool, outdoor shower and in front by the trash cans where all the beach gear is. Good news is there's a ton of beach gear already there including beach chairs and sand pails, but it just needs to be cleaned up and not scattered everywhere in the front and back of the house. Love that it's right next door to Fishheads where you can hear live music almost every night and grab an easy dinner and cold beer even during the fall season.
