Welcome to our newly renovated, spacious one-bedroom and studio suites nestled in a bright and private space full of charm! These wonderful units provide the perfect retreat, featuring open-plan living spaces, modern decor, and brand new hardwood floors throughout.
Located in the charming neighborhood of Valley Village, our property is conveniently close to shopping, dining, and all major freeways, allowing you to explore all that LA has to offer with ease.
Unit 2 is a meticulously redesigned one-bedroom suite, offering a private indoor/outdoor experience with access to its own courtyard patio, as well as the pool of the main house. With a full kitchen this unit is ideal for families or groups of up to 4 guests who enjoy cooking and dining together.
Unit 3 is a cozy studio situated on the first floor of a two-story house, also offering a private indoor/outdoor experience with access to its own courtyard and the pool. It's the perfect space for solo travelers, small groups or couples seeking a peaceful getaway, with a convenient kitchenette for preparing light meals and snacks. Unit 3 accommodates up to 3 guests.
Both units are part of a duplex, with the owners living in the main house and available to assist with any needs during your stay. Each unit boasts a private entrance and a range of amenities including heating, air conditioning, TV, cable, WiFi, coffee, tea, and more. Plus, we're pet-friendly, so your furry friends are welcome to join (pet fees will apply).
These 2 units are private and separate but share a corridor on the side of the main house (left side).
The front unit 2 is the one bedroom and further towards the back you'll find the unit 3 the studio. Both units will have access to the pool, no heating is offered. The pool and outdoor area is private and your to use as you wish.
Access to the pool is 9am-8pm.
This wonderful pocket of Valley Village is on the border of both Sherman Oaks and Studio City, so it's really in the middle of everything. The neighborhood is very family oriented, extremely quiet, and pleasant. It is close to shops and restaurants.
• Check-in & Check-out
• Check-in is at 3:00 PM.
• Check-out is at 11:00 AM.
• Late check-out must be approved in advance. Unapproved late check-out will incur a $150 fee.
• Property Overview:
• The property consists of two separate units next to each other, each with its own private entrance. You will have full access to the unit you have booked, and the backyard, which includes a pool, sun loungers, outdoor seating, and BBQ facilities, is available for use. However, please note that access to the backyard requires an additional payment.
• Backyard Use:
• The standard rate for backyard access is $75 per day for short stays.
• For stays of 7 days or more, the rate is reduced to $50 per day.
• Please inform us at least one week in advance if you'd like to use the backyard so we can arrange access.
• BBQ:
• The BBQ is charcoal-based. If you'd like to use it, just let us know, and we'll provide the coal and lighter fluid.
• Laundry Room:
• The laundry room is available for your convenience during your stay.
• Operating Hours:
• Our operating hours are from 11:00 AM – 8:00 PM. For emergencies outside these hours, feel free to contact us. Non-urgent concerns will be addressed the following day.
• Pool Use:
• A fee of $75 for the entire stay applies for pool use.
• Request at least one week in advance for proper scheduling.
• Pool rules include:
• No drinking in or near the pool area; plastic cups only.
• No pets in the pool.
• Kids must be supervised at all times.
• Non-potty-trained children must wear waterproof swim diapers.
• Report any accidents immediately to avoid further damage.
• Do not remove pool hoses, vacuums, or equipment, as this may damage the system.
• Security & Privacy:
• Outdoor security cameras are in use for your safety; there are no indoor cameras. Guests may not move or tamper with cameras.
• House Rules:
• No smoking inside the home or patios. Smoking evidence will result in a $500 fine.
• No drugs of any kind.
• Drink responsibly.
• Please use coasters and provided table protectors, especially on wood furniture, and handle all items with care.
• Quiet hours begin at 9:00 PM. Please refrain from loud music, amplified sound, or live performances.
• No parties allowed. A violation will result in a $4,000 fine and/or eviction.
• No unregistered or unannounced guests. Each unauthorized guest is subject to a $400 fee and/or eviction.
• Do not access off-limits areas or the guest house unless included in your reservation.
• Filming, photoshoots, or productions must be pre-approved. Unauthorized productions are subject to a $4,000 fine and/or eviction.
• Pet Policy:
• Pets are allowed with prior approval.
• A $40 pet fee per pet applies, with a maximum of 2 pets.
• Please clean up after your pet.
• Maintenance Visits:
• Regular maintenance visits may occur (e.g., gardener on Mondays, pool technician on Wednesdays). Guests may not deny access to maintenance personnel.
• General Notes:
• Turn off all lights and lock doors/windows when leaving or checking out.
• We are not responsible for accidents, injuries, or loss of personal belongings during your stay.
• If you leave an item behind, we will try to coordinate its return but cannot guarantee it.
• Violation of house rules will result in a $500 fine per incident. Repeated or serious violations may result in immediate eviction without refund.
