We are located just around the corner from everyone’s favorite, Blue Mountain Creamery. You will love our location with easy access to many of your favorite places like Real and Raw, Cowgirl Kitchen, Red Fish Taco, Mimmos, Blue Mountain Bakery, and also quick distance to bike rentals, unique shops, and easy access to all of your favorite 30A beach towns. You’ll love exploring Gulf Place, Seaside, Alys Beach, and Rosemary Beach! You can also arrange fishing charters or rent a double decker with slides pontoon and boat over to Shell Island! Grayton Beach is home to 30A's famed Underwater Museum of Art - the first underwater permanent sculpture exhibit in the US for scuba divers. So much to do, you better stay longer!

- We provide starter supplies of toiletries, toilet paper, paper towels, dishwasher tabs, laundry tabs, and trash bags. Once this supply runs out, you will need to purchase additional supplies.

Our team includes Kristine, DeLana, and Shelly - we are excited to welcome you to the beach! We are here for you to answer any questions or to help you choose the perfect property, just ask. As owners and hosts, we have a small collection of beautiful properties to choose from. Our team looks forward to helping you have a fun and stress-free vacation!

ADDITIONAL
- Free Wi-Fi (not responsible for service disruptions).
- PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in IMMEDIATE EVICTION, plus additional cleaning charges. Our building does not allow guest pets and Emotional Support Animals are not required to be allowed by law in vacation rentals.
- Our condo is professionally cleaned and sanitized in between each guest – book with confidence!
- Our condo is located on the ground floor for easy access. Our building sits on a bluff and stairs are required to reach the beach. Please keep this in mind if travelers have any mobility issues.
- Golf cart parking is not allowed on site
- Video doorbell on front door
- Check us out for property videos and itineraries of the Emerald Coast @beachstaysvacations

RULES
- Minimum Age: We require a minimum of one adult over the age of 25 be staying at the property throughout the rental term
- All reservations include a mandatory rental agreement to finalize your reservation that will be sent to your email for easy electronic signature
- Every reservation includes an accidental damage waiver – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
- We offer optional travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more.
- Balance of payment is due 60 days prior to the arrival date.
- CHECK-IN BEGINS AT 4:00 PM and CHECK-OUT IS BY 10:00 AM – We do not allow early arrivals as we are busy cleaning and sanitizing the condo for your stay. Should we finish early, we will automatically notify you.
- No parties/smoking/vaping/drugs/firearms allowed in our condo or on the balcony
- Security deposit is a hold to your card and will be released 7 days post booking if no damage is found.

*Departure instructions – we know you are on vacation and here to relax so we don't have a long list of chores! All we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the condo during our short rental turn in time for our next guests. We appreciate you!

Credit cards are processed through Beach Stays Vacations - VRBO charges their booking fee separately.

Wonderful!

We stayed in Water's Edge for 4 nights and did not want to leave! Beautiful condo on a beautiful beach. Very quiet with very comfortable bed. Walked to Redfish Taco, Cowgirl Cafe, Blue Mountain Bakery, and Coffee Shop at 30A. Walked on the beach to Grayton Beach State Park. We will return again, and will book through Beach Stays Vacations.
