Our pet-friendly private, peaceful, pond with panoramic views of Scott Pond is only 6 miles from Franklin Pierce University in Rindge, 7 miles from Mt. Monadnock, 15 miles from Keene, NH, and 75 miles from Boston.
Maximum occupancy at the property is 3 people, regardless of who is spending the night.
Tranquility awaits – Ours is the only occupied home on a 600' private drive with extensive water frontage on Scott Pond.
A must see for all bird watchers and nature lovers and we regularly have blue herons, geese, ducks, eagles, and beavers visiting and especially enjoy seeing the blue herons hunting. Our niece came to visit and was thrilled to catch her first large mouth bass.
There is a beaver dam around the corner from our peninsula which limits the kinds of boats that visit our part of the pond from the larger part of Scott Pond which keeps our side very private and peaceful.
Also nearby is a pick your own berry farm which has raspberries, gooseberries, currants, and blueberries.
The Cheshire Rail Trail which is 21 miles long and goes from Keene through Fitzwilliam on its way to Northfield.
We are 1.2 miles from a Mr Mikes/Duncan Donuts convenience store and gas station and Sasha (very good) breakfast/lunch restaurant and the Los Agaves Mexican Restaurant. Nearby in Rindge, NH, is the Hometown Diner which is a classic diner with indoor and outdoor seating.
The large AC in the living room keeps the whole home comfortable during the summertime.

>Is the property available month-to-month year round?
Ours is a 3-season home with central heating and is rentable from April through October and shut down from November through March.
We are also available by the season.
>Is the property and house accessible? Sadly, no, the property is not accessible. There are steps at the front door, at the back deck, and even from the living room and bedroom to the kitchen.
>What time is check-in and check-out? We always block out a full day before and after any guest visit so guest may arrive anytime and depart anytime.
We just ask that guests inform us of there ETA for arrival and departure.
>Is the pond swimmable? Most guests do not swim in the pond.
The pond water is tea-colored due to natural tannins from decaying organic matter such as leaves and trees, which leach into the water. This process, similar to steeping tea, can stain the water a tea-like color. The pond bottom is soft so I wear pond Aqua Sox to help keep my feet clean and safe.
>Are there mosquitos or horse flies? In New Hampshire, mosquitoes and horseflies are most active from June through September. Mosquitoes peak at dawn and dusk, while horseflies are active primarily during the bright, sunny daytime hours from 10:00 AM to dusk.
>Are there boats, canoes, or kayaks available. We do not offer any watercraft due to liability issues. There is a local canoe and kayak rental place 2 miles away.
>What is the condition of the road and driveway? The quarter mile dirt road and driveway has bumps so that driving faster than 15 miles per hour is bumpy. In July, 2026, the town is re-paving 1.2 miles of Jaffrey Road towards Hemlock Drive so expect delays and bumps until that is completed.
>What is that occasional BANG! sound? This has been an exceptional year for acorns and occasionally one falls and hits the metal roof making a banging sound.
>What is that occasional SPLOOSH sound in the distance? The beavers are active and swim at night. They smack their tail on the water in order to dive which makes a sploosh sound like a bowling ball being dropped into the water.
>Window: Master bedroom: The two windows in the master bedroom are fogged a bit. I need to find a company that can replace the glass in November after the fall rentals are done.
>Kitchen Sink hot and cold lines are switched: The hot water should be on the left and the cold on the right. Currently these are switched.
>Shower head: The shower head is somewhat low. Were people that much shorter in the 1950’s when the mobile home was built? We didn’t want to add holes in the somewhat ‘vintage’ shower so we added a shower stool to make using the shower more comfortable.
>What is the speed of the Wifi? As of 8/1/2026 download and upload speed was 49 mBps which Google reports as: 49 Mbps is a good, solid speed. It is more than enough for 1 to 2 people to easily stream 4K video, browse the web, and work from home with minimal buffering.
>What is the cell signal strength? I have Verizon on Android which reports signal strength of 108 dBm and 32 asu.
Google describes as "-100 to -109 dBm: Poor signal (1 to 2 bars) where calls and data struggle."
Google describes 32 asu as "A cell signal strength of 32 ASU on an Android phone is fair to good, meaning your phone has a usable connection for calls and data. On modern LTE and 5G networks, an ASU value of 32 roughly translates to a signal power around -111 dBm to -108 dBm, which sits right on the edge of average and weak coverage"
Note: The cell signal strength at the intersection of Jaffrey Rd and Hemlock Dr is extremely poor and the signal strength increases as you get closer to 31 Hemlock Dr.
>The Well running out of water: This property has a ‘shallow well’ which contains about 100 gallons of standing water. If a faucet or the hose is left running for a long time by accident, the well may run out of water which would require the owner to come and re-prime the water pump when the well refills.
This has not happened _yet_ but is something to remain attentive of.
>Toilet attention: It is a long distance from the toilet to the septic tank.
Please run the water in the bathroom sink before and during flushing of any solids to ensure the travel all the way to the tank. (Ewww, I know but better to know than have an issue. There is a reminder note in the bathroom.)
>Is the property private and isolated? The property is private but not isolated.
We include a property lines picture on the listing, when allowed, for 31 Hemlock Drive showing that it is private but also just 330 feet from the neighbor around the corner and just 1000 feet from the neighbor down the road and 900 feet from the visible neighbor across the pond. If there was an emergency and you honked your horn or blew the emergency whistle the neighbors would hear you.
>What is the story of that mobile home next door? Whoever laid out the property lines for 31 and 35 Hemlock Drive did not have privacy as part of their thought process which results in the north part of the 35 Hemlock property being in front of the deck of 31 Hemlock. We include a property lines picture on the listing for 31 and 25 Hemlock Drive.
Thankfully 35 Hemlock is not occupied and the owner just uses it for storage and rarely is there.
There are No Trespassing signs on that property along with security cameras so please refrain from exploring that other property.
