Enjoy your stay in our beautifully renovated vintage basement home, perfectly located with easy access to downtown Seattle, Fremont, and the University of Washington via convenient nearby bus routes. Just a short walk up the hill takes you to Phinney Ave, a lively street lined with charming coffee shops, fantastic restaurants, and vibrant bars. You’re also within a leisurely stroll to the Woodland Park Zoo and just a quick drive from the bustling dining, shopping, and grocery options on 15th Ave!
This is a one-level guest suite on the basement level of a residence and is about 1180 sqft. It has 2 bedrooms w/ 2 queen beds and 1 bathroom. This rental is only for the basement suite and does not include the upper levels & backyard. Guests staying on the upper level have a separate entrance and there is no access to the lower floor from the upper level.

**Additional Disclosure**
• This property has two separate listings (Upper and Basement) on the property and this listing is for the basement unit. Two rentals each has its own private entrance & don't share amenities in any way. You can either rent each unit separately or rent them together to sleep a total of 12. If you would like to view the listing to the upper unit or to rent both homes together, please feel free to send me an inquiry.
• With wooden floors, you might hear guests in the upper unit. If you hear loud music, running, or stomping, please inform us so we can coordinate with the guests upstairs. since this unit is on the bottom floor, you may sometimes hear guests in the upper unit. If there are excessive noise concerns during your stay, please let us know so that we can address it with the guests in the upper floor.
• Please note that the house is located by an arterial road, so traffic noise may be noticeable during busy commuting hours. Ear plugs are provided for guests sensitive to noise.
• Driveway is shared for parking with upper level guests. But there are also plenty of street parking spots available.
**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.
**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
**House Rules**
• This is not a pet friendly home. $500 fine for unauthorized pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
