Deer Lake Retreat accommodates 10 guests in 4 bedrooms & 3.5 baths, featuring 1 king bed & 4 queens. Nestled in the heart of Texas Hill Country, the property offers a peaceful setting with a scenic creek that enhances its natural charm. Relax by the private creek-fed pool complete with an in-water seating area beneath the trees. For a bit of adventure, take a short stroll from the pool to the water’s edge and enjoy a quiet paddle in our kayak. Your furry friends are welcome!

The Space:
This Rustic creekside retreat offers the perfect balance of comfort and tranquility. The main home boasts three spacious bedrooms, including a master suite with a king bed and a private ensuite bathroom. One bedroom features two queen beds, and the third bedroom offers a queen bed. These two rooms share a full bathroom. A half bath is available for convenience. For added privacy, the detached barn studio provides a luxurious queen bed and its own full bathroom. The full kitchen, equipped with a gas stove, offers a stunning view of the pristine pool and the peaceful creek. Step outside and immerse yourself in the beauty of Texas Hill Country. The expansive back deck, shaded by large trees, provides the perfect setting for gatherings or quiet relaxation. With the gentle sound of the creek in the background, this outdoor space offers a true escape from the everyday. Whether you’re enjoying a morning coffee, dining alfresco, or simply lounging with loved ones, the serene environment sets the stage for relaxation. The luxurious pool and grill area is surrounded by lush landscaping and shaded by towering trees. The sparkling pool invites you to take a refreshing dip. Whether you're hosting friends, enjoying a quiet evening, or spending time with family, this luxurious outdoor space offers an idyllic blend of relaxation and nature.

You will have full access to the property minus a couple of locked closets.

As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

House Rules:
- Occupancy [ 10 ]
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- 2 pets are allowed with a $100 fee each. Please keep pets leashed as the property is not fenced in.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
- No smoking on the premises, inside or outside.
- Fireworks are not allowed.
- No parties or unauthorized events. Occupancy must not exceed 10 guests. Please understand, we have neighbors.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- The primary guest must be at least 25 years old and present for the entirety of the stay
- No loud or amplified music.
- For safety reasons, lighting candles is not allowed inside the property. We kindly ask that to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- There is a fire pit and BBQ grill onsite. We kindly ask guests to bring their supplies, extinguish any flames after each use, and adhere to any county burn ban in effect.

- If any furniture is moved during your stay, please place it back in its original area. Fees may apply.
- The treehouse is accessible to guests. Please supervise children at all times.
- For safety reasons, jumping from the treehouse into the creek is not recommended.
- Utilize the kayak and SUP at your own risk. Please do not utilize the kayak or SUP during unsafe weather conditions.
- Please note that life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
- There is no boat ramp on the property, but you can launch the kayak or SUP from the water's edge.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

Pool Rules:
- The pool is NOT heated.
- The center of the pool is a seating area. It does not have the ability to be heated.
- Tampering with the pool equipment could incur additional fees up to $1,000 or cover any damages caused.
- Supervise children at all times. Do not leave children unattended on the property or near/on the water.
- No lifeguard on duty. Swim at your own risk.
- Please rinse off before entering the pool.
- No glass is permitted in the pool, pool area, or creek. Additional fees may apply if glass is found in these areas.
- The pool is professionally cleaned once a week and regularly skimmed. Please note that it is located beneath trees that frequently shed debris. We do our best to keep the pool as clear as possible.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.

Beautiful Place

The home and area is exactly as shown on photos. The only down side is that the oven & stove are very old/antique (from the 1930’s). The stove top lit well with a lighter however did not know how to get the oven to work.
