Welcome to our BRAND NEW home in the Gallery collection the newest development Indian Palms Country Club. Adjacent to the World Famous Polo Fields home to Coachella Music Festival Fairgrounds! Less than a 5 minute walk to the FESTIVALS! Our home sits directly on the Indian Palms Country Club public golf course with West facing views of the Santa Rosa Mountains and less then 2 miles from the PGA West Stadium Course. Ideal location!!

BEDROOMS/SLEEPING ARRANGEMENTS:
The primary Suite has a King size bed, queen air mattress, 55" TV an over sized en-suite bathroom with dual sinks, separate walk in shower.

There is a queen air mattress and a pack and play available upon request for additional sleeping in the bedrooms.

Gather all of your family and friends around this gourmet eat-in kitchen, fully stocked, stainless steel appliances, granite countertops, a 6 burner gas range, oven, and more…

LIVING:
Perfectly appointed furnishings set this vacation home apart from the rest. We have a very comfortable sofa, plenty of seating and a large 86"' TV perfect for watching a big game or relaxing at the end of the day with a great movie.

OUTSIDE:
The living room opens up to your own private outdoor desert paradise with something for the entire group, did I mention golf course views?? The beautifully landscaped backyard features an outdoor couch seating area, a fire pit, and a gas BBQ.

INCLUDED WITH YOUR VACATION HOME:
All of our vacation rentals are fully furnished with cable/satellite TV and high speed WiFi (Free WiFi). Kitchens are equipped with appliances including a refrigerator, microwave, oven, stove, crock pot, traditional drip coffee maker (ground beans), toaster and blender.

KITCHEN:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide a spice rack, salt and pepper. No other cooking essentials or supplies are provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.).

HOUSE SUPPLIES:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry pods and dryer sheets.

OTHER ITEMS:
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.

COMMUNITY ACCESS:
You will have access to the community pool as well. Fitness center, pickleball and tennis courts.

LOCATION:
Adjacent to the Empire Polo Fields the equestrian activities and Coachella and Stagecoach music festivals; minutes from the La Quinta Resort, Indian Wells Tennis Garden, Old Town La Quinta, and all the La Quinta golf courses. Highway 111 is 5 miles, with Costco, Target, Coffee Bean, and Starbucks, among many other chains and local favorites. Less than 10 minutes form I-10, you can quickly head to Palm Springs, nearby casinos and other Coachella Valley destinations.

GUEST ACCESS-
Guests have access to the entire estate. The villa is accessible using a keyless system that allows entry into the estate through your entire stay. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier so that you can start your vacation as soon as possible!

- FREQUENTLY ASKED QUESTIONS -
WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is 11AM. Early check in and late check out may be available for your reservation. There is no extra fee for early check in, or, late check out (If we can accommodate your request, we most certainly will!)

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
Our homes are keyless entry, we issue a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.

DO YOU PROVIDE DAILY CLEANING SERVICE?
Cleaning is performed at the end of your stay. A mid-week or mid-stay clean can be provided for an additional fee.

CAN WE HAVE THE POOL HEATED?
YES, hot tub heat is complimentary, the pool is 50 per day to heat to 88 degrees (only needed October-May) Summer months the pool sits from 85-95 degrees.

WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer a spice rack, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap and dryer sheets.

CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered.

DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
No we do not. Our home has noise limit requirements set by the HOA. We do recommend bringing your own Bluetooth speaker to enjoy!

DO YOU ALLOW PETS?
No cats, certain non-shedding hypoallergenic dogs will be considered at an additional fee.
Please carefully review all Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can't be hanging into the street or the HOA will ticket)

VEHICLE SIZE- SPRINTER VANS are not allowed. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn't permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

Amazing Rental Home, Just As Promised

Home was immaculate, online photos very accurately represented the property. Rental manager was very communicative leading up to our stay and provided relevant materials for Coachella weekend.There was a little confusion around street parking, which is permitted with registration, but when we entered the gated community, I guess they noted our license plates instead of giving physical permits (which is what was stated in the guidebook).Also, the golf cart was CLUTCH!!! If you are staying here for Coachella/Stagecoach, please note the home is on the furthest side from where the festival entrance is. We walked the first day and it was rough, to say the least. But once we figured out how to shuttle friends across the community in the golf cart, it was a BREEZE. Literally life and feet saving.
