Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. The patio serves as grand central for guests' outdoor activities:
- Propane gas BBQ grill
- Stone patio table w/ seating for 8
- Two chaise lounge chairs w/ additional seating
EXTRA SLEEPING ARRANGEMENTS:
Two twin tri-fold floor mats (best suited for children), extra linens/pillows, are provided to accommodate a total of 14 maximum guests. An extra rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- 4 low-profile beach chairs

PARKING:
- One parking space on the right side of the garage plus one carport parking space on the left side. Both can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- Please note, the rest of the garage is used to store the property owner's personal items, which are not to be used by guests.
- There is also general neighborhood street parking, metered, unmetered, and pay-station.
LAUNDRY:
Washer and dryer available in each residence. Guests must provide their own supplies.
LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
