This is a fantastic location! Lots to do all within walking distance. The house fit our family’s needs and the onsite parking is a super nice bonus! The communication with the staff was excellent!!! My only negative comment is that it could use a little TLC…just basic things like new paint to freshen things up a bit and some kitchen/closet organization…uniformed silverware, uniformed hangers, etc. All in all a great stay!

Fans were absolutely necessary for cooling due to the unusually hot weather the week we were there. Only one of the three fans was workable, all of them were very dirty on the intake side (i.e., to the point you didn't really want to have them blowing around whatever the crud was around the house), and even if they had all worked they were still very inadequate to provide cooling for the entire house. We had to spend 2 hours and 300 on the first day to go out and buy appropriately-sized new fans to actually cool the entire unit ("Air Movers" from Home Depot which worked extremely well, and had to be left in the garage). The beach gear under the house was only partially functional (e.g., the beach canopy case zipper was encrusted shut and could not be opened so we had to buy a new one of those as well). The exterior is in serious need of painting (at least to cover the prominent rust stains right on the front of the house on the boardwalk). Very disappointing to pay that much and still have to deal with all of this...

Our Guest Experience team followed up after hearing from you, provided information on the fans in the home, and offered to bring additional items if needed, but unfortunately we did not receive a response before your departure. The beach canopy was left by a previous guest and is not a standard amenity, so it will be removed. We’ll also have our Operations team review the exterior areas you noted. The house was awesome with an amazing location. You can literally walk out the patio door, walk 6 ft and you’re in the sand on the beach! A huge kitchen was so nice as we made some great meals while there. The host was very helpful, gave great instructions, checked in on us and answered questions very quickly. Highly recommend and we will be back!

Best Location in Newport!

This is our 6th rental in Newport Beach and Is by FAR our favorite. Plenty of living area and large covered patio on the boardwalk. Love the proximity to the newport pier. Dont miss the Farmers Market on Sundays at the Pier! Cannot say enough how much I love this placce!

Staycation

We are from the OC area and wanted to plan a family staycation. We had a wonderful time at this house which was right on the boardwalk and walking distance to restaurants, bars, shops, etc. the check in process and communication was amazing. We will be coming back and renting this house again!

Great!

Had a great time. The property is not new, but worked well for us. Lots of space for our family. Loved the roof-top and people watching on the boardwalk. Would definitely stay again. Thank you!

Definitely would recommend using them for stays in Newport Beach!

I have been using Beachview Realty to book Oceanfront homes in Newport Beach the last 5 years. They always have great properties for my family to stay with multiple options . They are extremely helpful on booking, arrival details and departures. Their units are clean and if you encounter an issue, they respond immediately. Definitely would recommend using them for stays in Newport Beach!

New Years Staycation

Outstanding beach front house centrally located in NB within walking distance to the pier, great restaurants and Balboa Bay. Photos on website accurately portray the property. House has amazing views of the ocean and coastline. Appliances and bathrooms are updated. Good communication with the leasing office.

Great Views

The home was overall very clean, had everything that you could ever need in kitchen. The only thing to improve on is extra towels since there was only one per person. Also the sofas were not comfortable. And yes it can accommodate up to ten persons but this includes a trundle bed and two foldable cots. But location and setting was perfect since it was close to anything you might desire.

The location was great. The management people were also great.Here’s what wasn’t so great. 1. Almost all pots and pans needed to be washed before we could use them including the blender.2. The neighbor 1 house down from us has 2 large Doberman pinscher dogs. They run out onto the porch, which faces the rental home, barking at every dog that goes by. They also are using the porch as a potty station. You can see the poop piles and see the urine running over the porch. It smells!!! The barking was awful and then the owner would yell at the dogs from inside the house to “Shut up”. I felt very sorry for the dogs.

Perfect Location

The host responded quickly to anything needed. The home was perfect for that California Beach Front Vibe. We will definitely return to this home.
