Fantastic location across from beach, really nice pool, great to have some snorkel/beach equipment available. Would be nice to have some basic cooking supplies (salt, olive oil) even if just starter amounts.Great beds too!

Great stay on the Big Island

We enjoyed our stay. The home was beautifully appointed and had fantastic views. The bed was very comfortable and the location was as described.

Fantastic time at Kahalu'u!

It's the hidden gem (or maybe not so hidden anymore) of the Kona coast. Just across from the best snorkeling in the area and close to everything. Views, comfort and Hawaiian vibe, what else to ask?

Girls trip

Great location , kitchen well equipped & the unit was perfect for a girls vacation. We stayed 8 nights & enjoyed the quiet complex. The view from the l lanai was perfect. The beach was across the street from our unit! We all would stay here again.

Good base for exploring Kona Coast

Thoroughly enjoyed our stay, especially being able to walk to Kahalu'u Bay to snorkel. Great home base for exploring various other towns/beaches along the coast. Comfy beds. Nice showers. Didn't realize there was a closet with beach gear until the day we were leaving, so if you stay, don't forget about that! Kitchen was nice with some basics like coffee, olive oil, soy sauce in the pantry. Lovely lanai with view of the snorkeling cove. Washer/dryer worked well. Didn't take advantage of the pool or BBQ area but they looked fine. All in all, a great stay. Mahalo & aloha!

The location was great and the unit itself met expectations. Communication during the stay was generally good, and we enjoyed our time there overall.That said, the payment process and related communication were frustrating. Prior to the start of the stay, we were told payment had not been made despite the reservation being confirmed and charges showing as authorized through Vrbo. There was little proactive communication leading up to this, no prior indication that payment would be required outside of Vrbo, and it resulted in unnecessary back-and-forth to resolve an issue that should have been handled directly between the host and Vrbo. The stay itself was solid, but the administrative experience detracted from the overall impression and left a sour taste for something that could have been much simpler.

Great place; management company left much to be desired

Very nice place, with access to a wonderful beach (although it was a bit rocky and the snorkeling during our six-day stay was very good, but not fantastic). However, I resented that Grand Welcome Vacations required us to agree to terms and conditions at the last minute, when we had already left home, rather than disclosing them earlier. (Indeed, we had to complete paperwork from two separate sites while we were already on our vacation.) Also, the information booklet provided in the unit contained generic information about sights and activities around the island, but didn't highlight site-specific information; in particular, it would have been nice to highlight that there was a large shopping center quite close to the unit.

Simply a great apartment!

We visited 4 Hawaiian Islands in 3 weeks, with all stays booked via vrbo, so we have some comparison. This was hands down the best apartment we had, at best value for money! The apartment has a very good layout for a family with grown-up kids, large bathrooms, very nice master bedroom, closets of useable size, a nice balcony with good view. The building has easy access to apartments and zero interference with neighbours, also on the balcony. If you have any snorkeling in mind (as we had), the location is absolutely unbeatable. With Kahuluu bay virtually at your doorstep, this is like having one of the best snorkeling spots of the Big Island as your private pool. Also conveniently located on the Kona coast with good access to highway, for airport and excursions. Supermarket is convenient 3 minutes by car (and TCA is a good one). So if you like the Big Island, snorkeling, being away from the hustle of a town, but still centrally located, this is the best package. Thanks to the owners for providing such a nice place. We would definitely book again!

We will never rent from Grand Welcome again. .The rental was not properly cleaned, conmunication was poor and telephone calls went unanswered and unreturned. The unit had strange rules like keeping the thermostat over 72, claiming that the pipes freeze. The thermoatat was controlled remotely so it bumped to 74. The unit was poorly stocked upon arrival Who says to take garbage out daily and leaves no garbage bags? The price point of this unit does not match the poor service from Grand Welcome. We have stayed in this building on other trips with other property management and had wonderful experiences. This management company (not in Hawaii) is the worst we have dealt with on VRBO.

In the end, place, location, cleanliness, amenities were all great. Check-in:Day before departure I notice that we had not received instructions. Sent an email.In the morning of departure they first request picture of my ID (ok) and also a fresh face pic, no glasses… (why my biometrics???). Sent this from airport. After arrival, find their welcome email saying door code was sent separately and would be active by 4pm. There was no separate email with door code. We arrive at the house at 1pm. I call to ask for door code and early check-in. Very friendly person said she would get back to me. We go snorkeling. At 3:15pm Still no response so I call again. Cannot reach anyone for some 25 minutes. Wondering whether they left the office on Sat afternoon. Call VRBO. While on the call, they were able to reach prop mgr. by 3:50 we get the email with the door code.No apologies. They may feel they provided even early check-in. I do not think the door code has timed activation. They probably just give out the code only shortly before 4pm. Fine, but they should have let us know and avoided all the stress on day one.

Great Place/Location, Grand Welcome, meh.

The good news is that this condo is in a great location, with snorkeling right across the street. It's fairly well-stocked with kitchen supplies and spacious enough for our family of four. It had pool toys and chairs in the supply closet as well as random beach things. It was clean when we arrived. If you come over New Year's, the locals love fireworks! It was crazy town, but so was much of the island. Now for Grand Welcome...when we arrived after 14 hours of travel, the code provided by Grand Welcome did not work. I attempted to contact them through the VRBO, app, and they responded four hours later. If you must contact them, always use the phone number! They picked up on the second attempt and gave us a new code after presumably having to contact the property owners. We were inside the property within 30 minutes. Also, pleeeease fix the master bathroom sink. The on/off leaks if you do not put the handle pointing in the 10 o'clock position. Grand Welcome is aware of the issue because of a sign right next to sink asking guests to be "gentle" with it. I contacted Grand Welcome about it leaking on Jan 1 through the VRBO app and never got a response. So, if you rent this place and use the sink, remember to leave it at 10 o'clock or don't use it at all, which is what we did. Aside from those two issues, we thought the place was great.

Great stay.

There are 4 condos on the 3rd floor of this building. 2-301 is the closest to the beach, and 2-302 is the 2nd closest. Fantastic view, can hear the waves from the balcony (and the big ones from the bedroom). Furnished fairly well - found one of everything we needed except measuring cups. A bit out of downtown - 15 minutes to the hustle and bustle but 5 to a nearby shopping plaza with decent food (habanero's was surprisingly good and also affordable) and a supermarket. In the outside closet, there were boogie boards, chairs, an umbrella, and a great snorkel set. Loved it.

Great snorkel spot

Across the street, Kahalu'u Beachpark with some of the best snorkeling on the Big Island. South a bit from town, so pretty quiet down here. Nice place, no surprises. Recommended.

Great location, great stay

We picked this property based on its location because we wanted easy access to snorkeling. The property was great and suited our family well. We had some minor technical issues with the check-in details, but that was before our departure and everything was quickly fixed. The rental had everything we needed, and we appreciated some of the beach items that were available for our use as well. Definitely recommend!

Nice unit, but few things need attention from management

We stayed with my family for 9 night, overall unit in good condition, few concern booth baths vessel sink looking nice, but it way too high off the floor, it very hard to use it. Main kitchen light did not working, after contacting management, they send electrician, but he didnt fix it. No shampoo or condition for shower, very limited supply of paper towel(one roll for whole stay), garbage bags(just 4 extra), toilet paper(2 extra small rolls per bath). requested restocking, they said it is our responsibility.

The property is well maintained. Condo was efficient and more modern than some of the other units.

Swimming and snorkeling are literally across the street. It’s a very short drive into City of Kailua. Shopping is just up the hill. Here you don’t have all the crowds, yet all activities are within walking distance or a short drive up the road. The condo was very clean and well equipped. The property is well maintained. You really can’t beat the location, not to mention the view from this third story unit. There was just a slight issue with power to some outlets which was addressed immediately upon reporting the issue to the property management company. A big shoutout to Abbey Vacation Rentals, very pleasant and informative staff.
