Backyard Amenity & Hot Tub Rules

The backyard features a seating area with outlets for phone charging, a hot tub, and a small turf area for relaxing or laying out with clothes on.
Note: No sun tanning with suntan lotion or spray is allowed on the turf.

Hot Tub Rules

[General Use]
* The hot tub is for adults 18 and over only. No children are allowed in or near the hot tub.
* Hot tub hours are from 6am – 10pm.
* Backyard quiet hours are from 8pm – 10am.
* Maximum capacity is 5 people. A warning will be issued for exceeding this limit. Continued violation may result in loss of hot tub privileges or being asked to vacate the property with no refund.
* Hot tub use is not guaranteed at all times, even if it’s listed as an amenity (due to maintenance, weather, or other reasons).
* A $100 non-refundable fee is required to use the hot tub per stay.
* A $350 fee minimum will be charged for any signs of negligence or misuse (e.g., dirty/cloudy water, damage, added substances).
* Children are allowed in the backyard but must be supervised by an adult at all times. The hot tub is strictly adults-only.
* Pets are not allowed on the property, in or near the hot tub. Pets are not allowed in the home, in the backyard, on the turf, on the outdoor furniture, or in the hot tub.
* Hot tub use is not permitted after 9 AM on your check-out day to allow for cleaning and maintenance.
* The guest who made the reservation is responsible for ensuring all group members follow these rules.

[Before & After Use]
* Shower before entering to remove body oils, makeup, lotions, and sunscreen.
* Shower after use to rinse off hot tub chemicals.
* Only proper swimwear is allowed. No regular clothing, undergarments, or cotton items.
*Flip flops or appropriate footwear are required wear when getting in and out of the hot tub. Do not walk in the house barefoot.
* Please try not to track a lot of water in the house. Dry off as much as possible outside.
* Hair must be tied up to reduce product/oil buildup in the water.
* No head dipping or submerging.
* Do not use the hot tub, outdoor outlets, or lights during rain or wet weather.

[Prohibited Items & Behavior]
* No smoking, alcohol, or glass containers in or near the hot tub or in the backyard.
* No drinking anything other than water while using the hot tub.
* Do not enter the hot tub while intoxicated.
* No bath products, soaps, oils, bubbles, or other substances may be added to the water.
* No loud music or disruptive noise—especially after 8pm.

[Time & Safety]
* Limit time in the hot tub to 10–20 minutes per session. Rest for 10–15 minutes in the seating area before re-entering to avoid overheating.
* Close the hot tub cover completely after use to retain heat and keep debris out.
* Do not adjust the temperature or settings. Jets turn off automatically; press the “Jets” button to restart.
* Use of the hot tub and backyard amenities is at your own risk. We are not responsible for accidents, injuries, or lost/stolen items.
* No electronics allowed near or in the hot tub.

[Daily Maintenance & Reporting]
* The hot tub is tested and chemically balanced daily for safe use.
* Report any issues immediately (e.g., cloudy water, odors, odd temperatures, malfunctioning jets).

[Towels & Clean-Up]
* Beach towels are provided. After use, wring them out and hang in the bathroom to dry.
* Do not use indoor towels for drying off after using the hot tub.

[Security Notice]
* For safety, security cameras may be in use in the backyard area. Tampering with or disabling cameras is prohibited.

[Misuse Fee Clarification]
* Misuse of the hot tub includes, but is not limited to:
* Food or non-water drinks in the tub
* Glass or sharp objects
* Bodily fluids (vomit, urine, etc.)
* Excessive debris or trash
* Adjusting settings or temperature
* Damage to the hot tub, jets, cover, or electrical elements

[Guest Acknowledgement]
By paying the hot tub fee and using the hot tub, you agree to follow all listed rules. Failure to comply may result in penalties, hot tub access being revoked, or removal from the property without a refund.
