Welcome to your perfect home away from home! This beautifully appointed 3-bedroom retreat is designed with comfort, relaxation, and fun in mind—perfect for families, friend groups, or extended stays.

• Primary Bedroom:
Features a plush king-size bed, smart TV, and a private en suite bathroom for ultimate comfort and privacy.
• Second Bedroom:
Includes a cozy queen bed and smart TV, perfect for couples or solo travelers.
• Third Bedroom:
Equipped with a queen-over-queen bunk bed and a twin daybed, plus a smart TV, great for kids, teens, or extra guests.
• Game Room:
A spacious area with a large sectional sofa, smart TV, and games, ideal for movie nights or family fun.
• Dining Area:
A large dining table that comfortably seats 8, perfect for meals, games, or group planning sessions.
• Kitchen:
Fully equipped with all the essentials for cooking, snacking, or making coffee, with an open layout that flows into the main living areas.
• Backyard:
A generous outdoor space with a covered patio, plenty of seating, and room to relax or play.
• Smoker Grill:
Ideal for barbecues and outdoor meals, fire it up and enjoy a cookout with family or friends.
• Fire Pit Area:
Surrounded by chairs and perfect for evening s’mores, conversations, or stargazing under the night sky.

Full access to all areas of the property during your stay except garage.

Parking is limited to 3-4 cars total, including both the driveway and street parking

Please park your vehicle in the same direction as the traffic, if parking on the street.

✔Garage is inaccessible for guests and is for private use only. Don’t park in a neighbor’s parking space as you may risk being towed


Other things to note

We do charge a refundable deposit fee of $250-$500 per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.

Our team is here to ensure you have a smooth and enjoyable stay. We’re just a message away and happy to assist with anything you need, whether it’s a question, recommendation, or quick help during your stay. Don’t hesitate to reach out, we’re always available to support you!

Guests may park on the driveway. Additional street parking is available, just be sure not to block any driveways or mailboxes.

Please be respectful of our neighbors and keep noise to a minimum, especially during quiet hours from 10 PM to 7 AM.

Parties or large gatherings are strictly prohibited. Any violation of this rule may result in immediate removal from the property and forfeiture of your reservation. We appreciate your cooperation in helping us maintain a safe, comfortable, and respectful environment for all.

Seasonal Pests Note
Texas is known for seasonal bugs. Even with regular professional pest service, you may occasionally spot insects (like ants, spiders, roaches, or flies). For that reason, refunds aren’t provided for pest sightings — but please reach out if anything seems out of the ordinary and we’ll help as quickly as we can.

Wear & Tear Expectations
This home has hosted many wonderful guests over the years. You may notice some normal signs of use, but we actively maintain the space to keep it comfortable, functional, and charming.

Payment / ID Verification Note
For reservations over $3,000, credit card payments aren’t accepted. Amounts above that must be paid through Zelle or another direct payment method. The name on the card must match the reservation and a valid ID, and any required selfie verification must clearly match the ID as well.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word `JOY` to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

VERIFICATION AND INCIDENTALS:

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:

-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.

By completing the reservation, you agree to the following terms:

-You are bound by the terms and conditions of the rental.
-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
-Your check-in instructions may be withheld until you have successfully completed our verification process.

INCIDENTAL HOLD FEE:

We also require a refundable incidental hold fee, ranging from $250-$500 per stay. The specific amount depends on individual circumstances. This deposit acts as a holding fee, similar to those commonly found in hotels, and is not an additional charge. It will be automatically refunded to you within 3-5 days after your stay.
