Xaman Ha 7211 is a beautiful newly remodeled top floor corner unit with tall ceilings and breathtaking oceanfront views. Large master suite has a stunning view of the ocean. All rooms are private with vaulted ceilings and you'll have plenty of sunshine and tropical views. 7211 is located on the beach in Xaman Ha Resort in Playacar Phase 1, a 24 hour secluded gated community.

The spectacular oceanfront view from your 3 bedroom condominium with a loft will show you just how amazing the Caribbean Sea really is! Xaman Ha 7211 has an oceanfront view from the living room and master bedroom. The condominium sleeps 8 total. Other features are a fully equipped kitchen and fully furnished dining and living room. Also, a satellite cable television is located in the living room and every bedroom. The glass-topped dining room table will comfortably seat 4, with additional barstool seating provided around the kitchen bar tops to grab a quick snack or drink. The living room opens to the outdoor terrace overlooking the ocean (white sand beach) and the beautifully landscaped grounds of Xaman-Ha, the courtyard, pool/sundeck, and beverage and snack bar located under the grand palapa. You are just a few short steps from the ocean with swimming, snorkeling, sunbathing, parasailing, jet skis, sail-boats or some leisurely walks along the beach.

Best Condo Value In Playcar

Fantastic Vacation

We absolutely loved staying here. The condo was spotless and exactly as shown. The kitchen had everything we needed, the beds were comfortable ,it was just what we were looking for. The pool and bar area was wonderful and the beach was very nice. We would definitely go back.

Paradise

Perfect location close five minute walk to town restaurants and night life if you want the night life but far enough away if you do not. Spacious with everything you need for cooking meals including a blender for margaritas on the balcony overlooking the turquoise waters.

Breathtaking View

This property is perfect for families with teens and kids. It’s located walking distance of the downtown area of Playa de Carmen in Playacar. We visited the shopping center, restaurants and the ruins nestled in the condos. The owner is friendly, attentive and honest. We had an issue with the shower handle and the owner handled the issue immediately. The owner also has tons of recommendations throughout the city, which was helpful. He has a maintenance crew and cleaning staff which are equally friendly, yet eager to help. The condo boasts a beach vibe. We also appreciated the 24 hr security on site. You will not regret staying here. Thanks for your hospitality!

Spacious Condo!

The property itself is amazing. My family loves the pool, grounds, and location close to 5th Ave. This condo is very open and spacious; everything stocked that you need. Jon was quick to respond when I had a question. We will rent again!

Great location!

The Xaman Ha Condos are in a great location just close enough to enjoy an evening stroll on 5th Avenue and take your pick of a bunch of restaurants. Then you can head back home for the peace of Playacar. Also, having the beach right out your door...no shoes necessary! Sol was really quick to respond and the staff was very friendly. Can't wait to go back.

Excellent Stay

Beautiful place, literally right next to 5th Ave, just a wonderful overall experience especially with the beach right in front of us. Everything went smooth, from the check in process, transportation to & from the airport, from having the extra water already at our door when we arrived, the communication was fast. Had no issues at all. Loved it here! There was a total of 8 of us, had plenty of room. Did not feel crowded at all! Definitely will book again if I come back to Playa Del Carmen.

great communication, property, and location

I've stayed a Xaman Ha twice and love it for its close proximity to 5th avenue and the ferry. It's small, but has a swim-up bar for drinks and appetizers - perfect if you don't like resorts but want a little service available. Walking distance to shopping, restaurants and bars. This is a great property! Sol was extremely responsive, and was flexible with both check in and check out to accommodate our arrival and departure times. The property was as described, and even better than shown in pictures. It was much larger than I expected. Sol provided bottled water which was a very nice touch and unexpected. I would definitely stay in this unit again and highly recommend!

Excellent condo/resort

We enjoyed our stay at Xaman Ha and have already reserved another room there for next year. Sam was a great host and immediately helped with one small issue we had regarding hot water that was our fault, not his. Xaman Ha is a great location, just a few minutes walk from south end of Playa on a very nice stretch of beach. The permanent residents were very welcoming and helpful and the staff were friendly. In particular we enjoyed our time with Robin (bartender/chef/tour guide) who made our vacation better with his efforts.

Needs updating

Xaman Ha was a great choice for our family vacation. We liked the location, pool area and beach. The condo was spacious and had plenty of room for us. The condo was outdated overall. The washer/dryer were out of the unit on repair. The bed in the master was very uncomfortable. The TV in the living room did not work.

Fabulous view and location

We had a fabulous stay in Playa del Carmen and were pleasantly surprised with how convenient the the location (Playacar) was to many attractions. The area of Playacar where Xaman-Ha is located is just a 5 minute walk to restaurants and shopping. There is a little wilderness reserve with small boars on the walk there and it was fun to see what animals we might spy. There are Mayan ruins within a couple minutes walk as well. The grounds were well kept and it was very nice to stay at a place where you did not need to struggle to get a chair by the pool. Robin the bartender/cook at the pool makes great guacamole, Bahamas Mama’s and a mean cheeseburger. The owner Sol was very helpful setting up airport transportation, COVID testing and restaurant recommendations. We would highly recommend this property.

Will come back and will recommend others

This property was perfect for our family, it had very thing we needed. The view is amazing and to my surprise the beds were very comfortable. The only issue we had was the washer and dryer were not working and when you have three little boys you really need to been doing laundry everyday. The maid did our laundry twice during our 5 night stay but that was a little bit of a hassle because we couldn't leave the property while waiting on her. Surely next time we stay here the washer and dryer should be working. We did struggle finding the place but then we realized we had been giving the wrong street name, they gave us Espiritu the la Bahia and it was supposed to be Espiritu Santo or something like that. In conclusion we loved this place and will start saving money for our next trip here!!!

PERFECT LOCATION!

We had a great time staying at Xaman-Ha! Perfect location just a few min walk to 5th Ave, where you find a variety of retailers, from Old Navy store to small local vendors and restaurants & entertainment and the Ferry to Cozumel. Walmart is about a mile away. We enjoyed walking to Walmart and getting off the beaten path to experience local food and shopping. The park vendors food was delish! Xaman-Ha itself is a beautiful resort, beautiful view, other then the seaweed, which is no fault of the property. Hopefully it will clear out before we plan another trip. The pool was perfect! The swim up bar was fun! Robin, the bartender at the pool bar was the best!! The unit.. It was the perfect size for 8! Could use a little TLC. Could definitely use some different beds in the loft and master suite. Not very comfortable, but that didn't stop us from having a good vacation. We will definitely recommend and stay at Xaman-Ha again!

Great place on the beach

We loved Xaman Ha. The positives (much more positive than negative): Overall condominium was clean and fresh. The master bedroom was beautiful with a large comfortable bed. The second bedroom with two double beds was great as well. The view was fantastic from the master bedroom and the living area/lanai. Terrific location. This is a gated safe condominium real close to downtown and 5th Avenue. The pool and beach were great. Chairs and lounges were plentiful. The swim up bar and snack area was a great part of our trip. The showers were nice with hot water. Sol was very helpful and responded to our needs! She even bought and dropped off a new pack n play when the one they had did not work. I never got to meet her as she dropped stuff off after we would call. The rest of the employees at Xaman-Ha were very helpful and friendly. The negatives (not much negative about the place): The third bedroom area is a fold out up in a loft. There is not much privacy up there and it was noisy and a bit stale up there. Kitchen hot water did not get hot enough to do dishes so we boiled water to do dishes.

Outstanding Piece of Paradise

We spent 3 glorious weeks in Sam & Angie’s condo, and it did not disappoint!! We have been to Playacar 23 times however, this was the first time that we stayed in a condo, as we had our family coming to join us for part of the vacation which included a 4 & 2 year old. The condo has 3 large bedrooms. The master is huge, faces the ocean, it’s very light & bright with an en-suite with a big walk in shower. The view from the balcony is wonderful. We would start our day with an espresso on the balcony, listening to the waves and end the day with a glass of wine watching the sunsets. Sol the property manager made our arrangements for private transportation from and to the Cancun airport, was available for any questions and responded promptly. Ali cleaned our condo weekly which was part of the package when we booked. When we arrived back each time the condo was immaculate!! The swimming pool was perfect for small children as it has two shallow shelves at each end of the pool where they can splash & play, and there are deep ends as well for the adults. This property is right on the spectacular white sand beach where you can walk for approximately 2 kms. It’s also a 5 minute walk to Playa Del Carmen and the popular 5th Avenue where you will find many restaurants and a ton of shops. We will definitely be back next year!! Xamen Ha

For the second year in a row we have enjoyed this property. It is so convenient to everything and the staff keeps the grounds immaculate. This unit was comfortable but does need some updating in the furniture and bathrooms as they are looking worn. There were hardly any drinking glasses and only one wine glass. In a previous unit we had housekeeping a couple of times during our week to freshen things up and take out the garbage. This was not provided so we had to lug our trash down 3 flights of stairs. Also, we would have had to buy cleaning products if we wanted to clean sinks, toilets and countertops since no housekeeping was included. We had a couple of issues during our stay and the unit manager did respond promptly. The main room AC unit was not working when we arrived but maintenance did come the next day and repaired it. The WiFi went down on the 3rd day and although they attempted to fix it - we did not have wifi for the remainder of the trip unless we stood on the balcony and hooked into the lobby's wifi. This was very inconvenient as it was a working vacation for my husband.
