Nav Haus 3BD SKI-IN, Nintendo, Near Snowflake Lift
Summary:
Nav Haus is a perfectly located 3BD 2.5 BT ski-in home on Breckenridge’s famous 4 O'clock Run. A short walk from the Snowflake Lift and a short half-mile stroll to downtown Breckenridge, this alpine retreat blends mountain convenience, family-friendly comfort, and the spirit of Colorado adventure. Whether you’re planning a family ski vacation, a friends’ getaway, or a cozy winter escape, Nav Haus offers the best of both worlds — direct mountain access and walkable town charm.
The Space:
The Residence
Nav Haus is a classic three bedroom three-level townhouse tucked into the alpine charm of the 4 O’Clock Run neighborhood. Designed with a split-level layout ideal for two families or groups traveling together, the home features three cozy bedrooms and 2.5 baths, offering privacy on every floor. The master suite with ensuite bathroom is nestled in the lower level for maximum quiet and comfort, while the remaining bedrooms are spaced to ensure everyone has their own retreat.
Step inside and you’ll find a nod to the old-ski-world aesthetic — warm wood panel accents, inviting textures, and a traditional woodburning fireplace that brings character and comfort to the living space. The efficiency kitchen has everything you need for a hearty après-ski meal or a slow mountain morning with a coffee on the patio. TVs in every room, a propane grill on the patio, and recent updates to select furnishings ensure a refreshed and ready vibe for the 2025/2026 ski season. Whether you're lounging after a long day on the slopes or gathering for a family dinner, Nav Haus offers an ideal balance of charm and functionality.
The Experience
At Nav Haus, the mountain is quite literally in your backyard. Step out your back door and you're on the famed 4 O’Clock Run — a true ski-in experience, where the thrill of the day ends with skis off and hot cocoa on your private après patio. Watch skiers and snowboarders cruise by as you enjoy a glass of wine by the fire, or let the alpine energy draw you out for a few spontaneous turns before sunset.
Just a short 5-minute walk (0.3 miles) brings you to the Snowflake Lift, making this one of the closer ski-out experiences you can get slope-side. Beyond the slopes, you're only minutes from Breckenridge’s vibrant Main Street, where you’ll find everything from casual cafés and gourmet dining to art galleries, boutiques, and craft breweries. After a day on the hill, unwind at the nearby community pool and spa, just a few minutes away on foot — the perfect way to soothe tired muscles and recharge for tomorrow’s adventure.
For those seeking more than just skiing, Breckenridge offers a host of year-round activities — from snowshoeing and ice skating in winter to hiking, mountain biking, and festivals in the summer and fall. The Riverwalk Center is just across South Park Avenue, take in a concert or summer lecture. Hike up to Sawmill Reservoir, just a short hike up the road and paddleboard across the high altitude reservoir with a view!
The Grounds
Convenience is key at Nav Haus. With easy access first come first serve parking directly in front of the unit, unloading gear or groceries is a breeze — no hauling skis across long lots or up endless stairs. In warmer months, the same ski run that brings winter thrill turns into a lush wildflower meadow, alive with color and ideal for morning walks or picnics with mountain views.
The well-maintained grounds reflect Breckenridge’s pride in its natural surroundings, offering a peaceful retreat no matter the season. And when it’s time to relax offsite, take a stroll to the private community center nearby — featuring a heated pool and hot tub where you can soak in the crisp mountain air under the stars.
Nav Haus is where the spirit of Breckenridge meets the comfort of home and the convenience of being in town — whether you're here for the powder days, the wildflower hikes, or simply the serenity of alpine living Nav Haus is ready for you!
Getting Around:
.5 Miles from Main Street and the Riverwalk Center. .3 Miles from the Snowflake Lift. Free shuttle picks up just on the street in front of the building.
Other Things to Note:
Travel & Transport:
Colorado's traction law, active from September 1 to May 31, requires passenger vehicles to have at least one of the following: snow/all-weather/M+S tires with adequate tread of 3/16th of an inch, a four-wheel/all-wheel drive vehicle with all drive wheels engaged, or chains or an approved alternate traction device. These requirements are mandatory on certain highways like I-70 and 285 during the season, regardless of current weather. This includes reasonable expectation of the ability to drive with snow and ice present. We cannot provide refunds for vehicles that become stuck or require towing, and we are unable to provide recovery services. Winter Weather Advisory: During winter and some months surrounding the winter season, all driveways, walkways, decks/patios, and roads may be covered in snow and ice, requiring caution and adequate footwear for persons and vehicles to have four-wheel drive or all-wheel drive for safe navigation of area roads.
Each home comes with an Amenity Kit that includes 2 rolls of Toilet Paper per bathroom, 2 paper towel rolls, dish soap, and some dishwasher tabs, and a couple of trash bags.
