Enjoy this 2bed 1bath unit in the “Southside” area of Jacksonville! This house is a 10-minute drive to UNF, and the St John's Town Center and a 20-minute drive to the Mayo Clinic, Jacksonville Beach and Ponte Vedra.
It is cozy and cute - perfect for close friends, family, traveling professionals to enjoy a stay for a night, a month or more.
Also includes an in unit washer dryer and on site parking so it is fantastic for longer terms stays as well
Medium density and mature Southside district neighborhood with easy access to shopping and dining, roughly 30 minutes to the coast or downtown attractions.
Access to full property and adjoining grounds (exception of the maid closet which is locked).

There is no mail associated with the property. Guests will no have access to mail. No mail deliveries
The apartment is a 2 bedroom 1 bathroom with 1 couch in the living room. There is a TV in each room. This townhome is 625 sq.ft in size
Some of the amenities we have include:
**3 Roku TVs so guests can easily sign into their favorite streaming apps
**Washer/Dryer in-unit
**Fenced small backyard/patio
**Coffee station with Keurig, K-cups, cream and sugar
**Essential appliances and cooking utensils, pots and pans
**Starter pack of laundry detergent, paper towels, toilet paper
A car is recommended. We also suggest GPS as traffic patterns may vary.

Granting an early check-in may be possible but is subject to availability and is dependent on the schedule of our prior guest and cleaning team. We recommend contacting us prior to your arrival date to inquire about the possibility of an early check-in. The following additional charges apply to early check-ins:
Check-out time on the day of your departure is no later than 10 AM. Granting a late check-out is subject to availability and is dependent on the schedule of our next guest and cleaning team. We recommend contacting us the day before your departure date to inquire about the possibility of a late check-out. The following additional charges apply to late check-outs:
2 hrs or less late check-out: $25
2 hrs or more late check-out is not currently available.
Late departures without prior notice is subject to a $100 fine.
Your safety matters to us. The property features an exterior security camera located at the front entry door. This camera is motion activated and records video and audio.

Cancellation policies before check in are as set up by Airbnb.
Cancellations after check-in, cancelling remaining nights results in 100% nightly rate refund ONLY starting the 5th booked night after cancellation.
<5 nights after cancellation = 0% refund
>5 nights after cancellation = 100% refund
Example: If you book for 20 nights and stay 4 and for whatever reason decide not to stay, then we will refund 11 nights ( 4 that you stay + 5 nights after the cancelation = 9 nights total you will be charged for )

➢ If there are any undisclosed guests, there will be a $500 fine per person.

➢ Bully breeds are not allowed, multiple pets require prior approval. Due to HOA and insurance regulations we accept pets up to 40lb and we cannot make exceptions

➢ Smoking is to take place outside, only in the backyard. Please do not leave butts on the ground. If you smoke inside the home, there will be a $500 fine.
➢ Communicate problems at check-in or upon discovery to give the host a chance to remedy
➢ Host, maintenance staff, cleaning staff, owner or other designee may come to the home as the need arises. Notice will be given if possible.
➢If a grill is an amenity at this listing, we do not maintain them and we recommend cleaning the grill before and after each use.
➢ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back... cleaning fees are for the preparation of your stay and do not cover deep cleans due to improper checkouts...

We offer 2 free parking on premises on first come first serve basis. We do not allow commercial vehicles, trailers and over 3/4 ton trucks.
