Enjoy amazing SUNSETS overlooking the tidal Eagle Hill River and Plum Island Sound from this fully furnished cottage with its post and beam ceilings and quaint decor. Enjoy cocktails and nature on the deck or walk down to the water and jump in a kayak or swim directly from the yard! The deck provides a front row seat to the beautiful white cranes migrating to and from their evening roosting spot, enormous Osprey fishing or an array of water birds foraging at low tide. Experience all that beautiful Ipswich has to offer, including access to Clark Beach through your membership to the Association of Great Neck. Discover the history and elegance of the Crane Estate, it's gardens, events and conservation trails; then picnic at our sprawling Crane Beach! Shop at local farms and enjoy fresh New England seafood at our award winning restaurants! Explore the waterways by boat, kayak or paddle board! My wife and I stayed for 5 nights at the end of August. Place was great! Loved the easy access to the sound for our kayaks, the outdoor shower, and it being pet friendly!

This charming beach house is beautifully appointed—especially the deck and the views. It was spotless and cozy and a very comfortable base for the four of us and our retriever to explore the area from. We’re very grateful to Denise for her clear and prompt communication…we hope to return!

For Seniors, only 3 steps to deck area for entry into the home and everything is on one floor-great! Rear deck area is sufficient and nice view and wonderful sunsets.

Great fall getaway!

Perfect little cottage for my husband and I and our two dogs. Lots of day trips to see the sites and walk the dogs. Denise is a great host and easy to communicate with. Loved our stay, would definitely recommend!

Beautiful cottage

My husband and i along with our dog Max have traveled from Wisconsin. The cottage was very clean and beautiful! We truly enjoyed our stay at Moot Point and if we travel that way again, we wilo definitely be staying there! Thank you for making our trip perfect!

Amazing Views

Ipswich is a great place to stay especially at the home Moot Point which is located directly on the water. It also has access to a beach just a few minutes away. There are amazing views from the deck and lots of bird watching. The home is comfortable too.

The property was just as pictured. The kitchen was well equipped and the oven worked great. My golden retriever enjoyed the backyard while I enjoyed the deck. There was more privacy than anticipated which was a plus. The cottage was decorated in a warm and cozy fashion that was relaxing and delightful. Thanks!

Wonderful Visit to Ipswich

My family returned to this beautiful home this summer for a wonderful and restful vacation. This is a lovely home with incredible sunset views. Our host was so thoughtful and highly responsive to our needs during our stay. We recommend this home very highly!

Great space spectacular view

We stayed a week for our annual girls trip. The cottage was clean and spacious and the nightly sunsets were amazing. Our daily excursions seemed to be about 30 to 50 minutes away great home base. Would rent again!!!

A beautiful spot to stay

I had to come to the area for a family emergency. Denise was so incredibly accommodating to allow us a two night stay. It’s a beautiful spot that I would definitely return to for a vacation. Denise couldn’t have been more helpful

My husband and I purchased this wonderful cottage on Great Neck in Ipswich in 2015 and we have been residents of Ipswich for more than 26 years! In fact, you will be right around the corner from our neighborhood when you go to Marini Farm for fresh produce and baked goods. We are very involved in our community with my Windhill Real Estate business and my husband, Nishan, having been a town selectman for the past several years. We are always nearby should you need anything...

This home was previously owned by a local Ipswich family who enjoyed it for over 30 years with their friends and family. It was originally called "Windswept" because the former family thought that the breezes sounded and felt lovely. They also playfully named the stairway access to the water "Runway to the Ocean". Nishan and I enjoyed hearing their stories and learning of their father's journal entries about his time there. We are hoping you will add your experiences to the journal we have left for you and future vacationers!

Qué distingue a esta propiedad

Nishan and I were immediately captivated by the amazing view/sunsets and the abundance of wildlife when we first visited this adorable cottage. We were thrilled with the idea that we might be able to drop our kayaks in right from our own property. We could immediately see ourselves calling this our retirement home, only we are no where near retirement! Nishan and I very much look forward to the days we can spend sipping cocktails on the deck, but for now we are happy to share our vision and dream with you!
