"SweetWater" (1302 Queens Court) is a completely renovated oceanfront 1 bedroom, 1 bath, top floor Queens Court condo that boasts some of the best views in the complex and is located on the sunrise/beach access side of the oceanfront building. This unit is beautifully decorated, thoughtfully appointed and has many custom upgrades. "SweetWater" features custom cabinetry and granite counter tops, a tiled glass and stone mosaic wall in the kitchen, mirrored walls that reflect the beautiful ocean view, a dining area for 2, bar seating for 3, porcelain tile floors throughout, a comfortable living room with a 50" Smart Roku TV and a BluRay DVD Player with Streaming capabilities. A Queen size 6" memory foam floor palette is available for additional sleeping. The bedroom has a firm King size pillow top mattress, a 40" Smart Roku TV. The bathroom has a step over tub/shower combo. Start your day by enjoying the beautiful Emerald Isle sunrise from the deck off of the living room, then go down to the beach and relax. The elevator and easy walkway with ramps to the beach are just steps away! No stairs at all to navigate! Come and enjoy all of the comforts of home at "SweetWater"!

Luxury linens and towels are provided. Full size washer and dryer in unit. (Dryer is raised above washer. Step stools are provided for your convenience in case you can't reach the inside of the dryer. (I'm 5' 6" and it's the perfect height for me.) Cable and WiFi are included. Filtered drinking water with dedicated faucet in kitchen. Whole house water softener. Corded and cordless phone with answering machine. Iron and ironing board. Central heat and air conditioning. Dishwasher, microwave, toaster, blender, hand mixer, Crock Pot, 12 cup traditional coffee maker and a Keurig coffee machine.

This condo is on the 3rd floor. The elevator is dependent upon electricity. Should there be a power outage or an electrical issue with the elevator it will be out of service. Please be aware of this if you have a person in your party that is unable to navigate stairs. If the elevator becomes non-functional and there is someone with an URGENT need that is unable to navigate the stairs the fire department will come and assist them either into or out of the condo.

ABSOLUTELY NO SMOKING INSIDE OR ON THE PRIVATE DECK.

PLEASE READ THE FOLLOWING IMPORTANT INFO:
* 25 years of age requirement to rent this property.
* Maximum occupancy is 4 people (ADULTS, CHILDREN, TODDLERS, INFANTS & BABIES).
* Sorry, No pets allowed.
* Strictly NON-SMOKING inside or on the decks. Sorry, smokers are not welcome.
* Pick up and drop off check in pouch in Cedar Point located just 5 minutes away from the condo.
* 24 hour card activated Security Gate into complex.
* Card activated gate into Swimming Pool Area. Must abide by all posted rules.
* Unassigned free parking for 2 cars. 2 Gate Cards and 2 Parking Permits will be provided.
* Towels and sheets are included with beds made upon arrival.
* Beach/pool towels are not provided. Bring your own beach/pool towels.
* Please do not take my towels down to the beach or pool.
* Bring your own beach chairs and toys as they are not provided.
* Bring your own dish/laundry/personal soaps, paper towels, toilet paper and trash bags.
* Golf Carts, Boats, Trailers and Skateboards are prohibited by the Queens Court HOA.
* Boat/Camper/RV parking may be available across the street @ Emerald Isle RV Resort for a fee.
* Cleaning fee of $125 is added at time of booking.
* Damage Deposit of $500 is held against credit card credit limit at time of booking.
* Vrbo offers travel insurance through CSA AT THE TIME OF BOOKING. Consumer Reports highly recommends the website insuremytrip.com for travel insurance needs.
* Hurricane season is from June 1 through November 30.
* Fireworks are illegal in Emerald Isle. PERIOD.
* Open fires are prohibited on the beach.
* Fire ordinance prohibits any open flame or grilling within 25 feet of any structure. There are charcoal grills and picnic tables by the pool for your convenience.
* It is illegal to walk on the dunes or on the sea grass/oats. Fines are steep.
* It is illegal to tamper with a sea turtle nest. It carries up to a $50,000 fine.
* It is illegal to dig holes in the sand on the beach leaving them unattended without filling them back in. It is a huge danger to emergency vehicles, pedestrians and wildlife. Fines are steep.
* Beach driving is allowed by permit only ($100 permit fee) from Sept 15 - April 30 (with the exception of the Friday before Easter through the Sunday seven days after Easter).
* Henna Tattoos are not allowed here. You will be held responsible for any damage to my belongings caused from a Henna Tattoo. Henna Tattoos rub off on anything they touch and the henna causes permanent stains.
* Reservations through travel agencies or other 3rd parties are not accepted. Guests must book in their own name with their own contact information.

PEST CONTROL TREATMENT SCHEDULE:
The entire building is treated on the 3rd Thursday in February, April, June, August, October, and December. Pest Control arrives on site at 9 am and no exact time of arrival at this condo can be given. Pest Control has a key so nobody needs to be present to let them in. They will ring the doorbell, knock and announce themselves loudly before entering the condo. It takes them about 5 minutes to treat the unit and they will lock up when they leave.

SANITATION INFO:
* Cleaned with hospital grade disinfectant. Linens laundered and sanitized in hot water. No air fresheners or perfumed products used during cleanings.
* Contact free Check in/Check out

POOL INFO:
* Must follow all posted pool rules. Entry into the pool area is gained by the same gate card that you use to enter the front gate of the complex. Hours may vary without notice. Pool Season is typically May 15 - Oct 15. (Pool is usually open for the season right after Memorial Day thru Labor Day.) Use the pool at your own physical and health risk. There are no lifeguards at the pool. The HOA requires that all children under age 10 MUST be accompanied by an adult. Pool compliance is closely monitored.

MINIMUM STAY INFO:
*** IN SEASON: (2nd week of June through 1st week of Sept) - Rents weekly only. Sunday to Sunday. Check in Sunday @ 4 pm. Check out the following Sunday @ 10 am.
*** OFF SEASON: (2nd week of Sept through 1st week of June) - 2 night minimum. Rents nightly, weekly or monthly. Check in any day @ 4 pm. Check out any day @ 10 am.

The host is extremely responsive and helpful. The condo was perfect for the two of us. Amazing views- we sat on the balcony and saw dolphins almost every day. Enjoyable stay, very nice & well managed unit but we come to Emerald Isle for uncrowded beaches! This condo is adjacent to a RV park, a large motel/hotel & public parking. As a result this portion of the beach is extremely over crowded compared to other parts.

Yet another Emerald Isle week in the books!

We had an amazing week in NC on the beach. Lots of sun, fun, seafood and beach to refill our souls. Beautiful condo at Queens Court - totally redone not long ago in building closest to the beach. Great view on the balcony and quick access to the beach.

Jean was great from day 1! Great communication, early checkin and easy key pickup. We didn’t have the best weather but we couldn’t care less! Great view, great location. We’ve vacationed at EI for many years and this has been the best place to date. We hope to come back again next year.

Beach front and close to everything

Property was as described and close to anything you would want to do at Emerald Isle.Property was clean, and view of beach was great. Third floor with elevator access, as well as stairs.Make sure to bring the required things that are not supplied (beach towels, soap, shampoo, toilet paper, etc)- very understandable that these are not supplied (I would imagine that seasonal renters would feel as though they pay for these and would take anything that is onsite and supplied by the owner).Although I was there for business and did not get to spend time at the beach, etc, the spouse loved the place.

Wonderful time! Condo was so clean and beautifully decorated. Pictures online do not do justice! Amazing location with ocean views and nice large deck to sit and enjoy morning coffee while taking in the beach and ocean waves. Close to dining , shops - everything you need for a beach vacation. We definitely plan to go back but stay longer !

Jean’s place is spotless and very nicely decorated. Bed was very comfortable. Location was only a mile or so from good restaurants and Publix/Food Lion. Very convenient. Best was the ocean view. During our stay there were two days of high sustained winds that resulted in a very dramatic ocean that was captivating to watch. It was a good trip.

I feel so fortunate to have lived in this beautiful area my entire life. I've been a homeowner at Queens Court since 2006 and I absolutely love it here! I live within 3 miles of the condo which makes it very convenient for my guests since I am available to handle any issues that may arise. Check in and check out are "contact free" and a very easy process directly through me. I love sharing my condos with my guests and enjoy meeting so many wonderful people from so many different places. I have numerous guests that return year after year....and I always look forward to seeing them each year.

I am a local girl and I have lived within 25 miles of Emerald Isle since I was born. I have never found any other place that brings me the same sense of peace as Emerald Isle. The happiest and most content times of my life have been right here at this very beach. It is part of who I am and it will forever be my HaPpY place.

Gorgeous views, beautiful grounds and wonderful surroundings! This is a beautifully updated 1 bedroom, 1 bathroom, 672 square foot, top floor, oceanfront condo with amazing ocean views! Queens Court is one of the most convenient complexes on the island and has the easiest beach access of all. An elevator ride down and then it's just steps to the beach with no stairs to navigate at all!
