You will have exclusive use of the property for the duration of your stay. The quality of every guest’s experience is vital to the team, which is why they will ensure the home is presented to the very highest standard for your arrival.

The minimum age required for the lead guest is 18. Please note that if you are below the age minimum your booking will be cancelled.

Please note that upon confirming your booking, we kindly request all guests to complete a pre-check-in form as part of our security process. This helps ensure a safe and smooth experience for everyone during your stay.

- Strictly no smoking inside the property (penalty of £150.00 for non-compliance)
- If the property has been found to be in need of a deep clean after the guests departure the guest in question agrees to pay £100.00 to cover labour and additional cleaning
- Mandatory signing into the property via an external check-in form; failure to comply will result in cancellation of stay.
- We please ask all guests to respect our neighbours. Quiet hours operate from 11pm to 8am.
- Guests must manage waste as per the property manual, with a potential fee for non-compliance.
- For safety and insurance reasons, charging electric vehicles (EVs) using the property`s domestic electricity supply is not permitted. Guests may only charge an EV if a dedicated EV charging point is provided at the property and specifically made available for guest use. Please do not use standard household sockets, extension leads, or other electrical outlets to charge an EV.

d. Disclaimer for Unauthorised Changes: Any unauthorised early check-ins or late check-outs will incur a penalty fee of £50 per additional hour overstayed. A late check-out may also lead to a relocation and/or cancellation fee if it results in a loss of income due to disruptions in subsequent bookings.
