Set right on the lagoon with two generous decks, this villa captures everything that makes South Shores special. From the shimmer of the water and the sound of the fountain, to views across to the pool and out toward the rolling hills, it’s a space that feels open, peaceful, and deeply connected to its surroundings.

Designed for relaxed coastal living, Villa 13 places its main living spaces upstairs - making the most of the views from every angle.

The open-plan kitchen, dining and lounge area flows seamlessly out to an elevated deck overlooking the lagoon. It’s the perfect spot for slow mornings with coffee, long lunches, or evening BBQs as the light softens and birdlife moves across the water.

A second deck off the master bedroom offers a more private place to retreat - quiet, sheltered, and ideal for those early morning moments or a peaceful pause during the day.

Downstairs, all three bedrooms are thoughtfully positioned to create a sense of separation from the main living area. The master suite opens directly onto the lower deck with uninterrupted lagoon views and includes its own ensuite. Bedrooms two and three are spacious and share a central bathroom, making the layout ideal for families or small groups.

Basic kitchen amenities are provided, as well as bathroom products. Our local Foodland is a 2min drive away and has everything you`ll need!

~ Quiet time is between 9pm and 9am, no loud music or voices at any times. Please respect our wonderful neighbours and keep noise to a minimum after sunset to maintain the peaceful atmosphere.

~ Please follow all community rules within the village, pool rules, car directions and speed restrictions.

~ No pets allowed.

~ This home is smoke free, no smoking of any kind is allowed on the property.
