The high ceilings, split floorplan, and unique amenities make this guest house less of a typical "hotel room" and more of your own private paradise in paradise valley. From the washer-drier to fully useable kitchen, to the 8+ person sleeping space & spacious yard, you won't want to vacation - you'll want to live here.

SPACE: The entire guesthouse is available, including outside of it, the patio furniture that is right next to it (including a grill, a table, and chairs), the adjacent sport court, and the spacious driveway/pathways/backyard leading to it. Please note that the pool & pool furniture is excluded from guest usage. Parties are not allowed, this is a quiet neighborhood, so please contact me in advance to inquire about any large gatherings. I am on the property & make sure the rules are enforced. Thank you in advance for understanding.

BEDS: 1 king bed in the master bedroom, 1 queen bed in the 2nd bedroom, 2 futon couches that each fold flat in the living room, 2 ottomans that each contain a pull out twin size memory foam 3” thick mattress.

APPLIANCES: refrigerator, freezer, dishwasher (detergent provided), oven, microwave, coffee maker (coffee, stevia, & sugar provided), toaster, washer (detergent & bleach provided), drier

FURNISHINGS: All basic furnishings like cups, plates, utensils, towels, washcloths, shampoo, conditioner, lotion, body wash, & soap are provided.

WATER: The water heater is accurately sized for the space, but is not an “endless” source of hot water, so please keep that in mind for long showers, running hot water for cooking, etc. Also, the kitchen sink does get hot water, but the handle must be turned all the way down & it must run for at least a minute or two before it does, especially in winter.

CHECKOUT: Late checkout fee: $50 for 12 pm late checkout rather than regular 11 am checkout. Checkout later than 12 pm is never permitted. For stays needing to leave after 12 pm I recommend booking an additional night.

Before each check in, the entire place, inside & outside, is photographed/videotaped, everything is tested/checked, & inventory is taken. All guests must IMMEDIATELY report any issues (damage, anything missing/not working, etc). DO NOT wait until partway or after the stay to address issues, as this can create more issues for everyone.
