Our home offers both comfort and convivence. When you're not out on the water, relax in the outdoor entertainment space with the covered patio, hot tub, firepit, gas grill, and cornhole. On the inside enjoy the game room with Smart TV, foosball, air hockey, and games!

Lake Texoma minutes away with, boat rentals, boat cruise, horseback riding. Undock at Denison Dam approximately 10 minutes away.

📝 House Rules & Important Information

1. 🚭 No Smoking – No smoking in home or on deck. Minimum $100 fee plus any additional charges.

2. 🐾 No Pets Allowed – This property does not accommodate pets. Minimum of $100 fee applied if signs of pet found. 

3. 🎉 No Events, Parties, or Unauthorized Guests – Only the number of guests on the reservation may stay. Violations will result in removal. Plus additional fees. 

4. 🛁 Hot tub– Please respect our hot tub. Don’t enter with mud and no food or drinks inside. Parents are responsible for kids under 18, you must accompany them. No diving, glass containers.

5. 🌊 Water Safety – Property may include a pool, hot tub, or be near a lake/pond. These areas are not gated. Children must be supervised at all times. Swimming and fishing are at your own risk.

6. 🛠️ Damage & Repairs – If damage requiring repair/replacement is found after your stay, a $50–$75 fee will be added to cover dispatching a repair person. Plus the cost of repair. 

7. 🐜 Wildlife & Outdoors – Homes near lakes, ponds, or acreage may have bugs and outdoor wildlife. Regular pest service is provided, but nature is part of the experience. We can not prevent nature. If you leave the outside lights on and the doors open, gnats will come inside.

8. 🔥 Fire Pit – Please extinguish fires if unattended. Firewood and fire starters are not provided.

9. ⏰ Check‑In/Out Times – Strictly enforced. Early check‑in or late check‑out fees apply at $25 per hour.

10. 📺 TV Service – No cable or satellite provided.

11. 🚗 Parking- 5 vehicles accommodated and smaller boat allowed. Please view photos. Property sits near a dead end. Please be respectful of neighbors and park in the driveway. Don't park on street. No lake access from the property. In the winter you may be able to see views between trees and neighboring homes.

12. 🛜 Please note, internet may be slow in the area due to all of the trees.

13. 👨🏼 Please be respectful of neighbors.

14. 🥩 Propane is provided as a courtesy. Guests may need to refill.

15. 🗑️ Please do not leave trash outside.

• This property has been a well‑loved vacation rental for several seasons. Normal signs of use may be present.

• This home is individually owned. The homeowner strives to provide a clean, safe environment for all guests. If you need assistance during your stay, please reach out.

• Reviews matter deeply to homeowners. Vacation rentals are evaluated differently than hotels, and negative reviews have a personal impact. Thank you for your understanding and for choosing this home.

Hot tub is not gated. Supervise children. No running. No diving. No glass containers. No lifeguard on duty. Use hot tub at your own risk. Please note the water in the area is not the best. The hot tub might appear discolored due to tree shadows and higher iron levels in the water. We service the hot tub weekly, and it is safe for guest use. A net is provided for you to remove any debris that may fall from the trees.

If you have any concerns regarding the hot tub or pool, please notify us immediately, not after your stay. These amenities are not serviced once used. Note: Both the pool and hot tub are outdoor features and subject to natural elements like rain, bugs, and debris, which is considered normal. We do not re-clean these areas during your stay, but pool skimmers are provided. For any cleanliness concerns inside the home or other issues, please contact us right away. As this is a well-loved vacation rental, expect normal wear and tear. If you move furniture, you may find debris or bugs as deep cleaning is performed yearly. The property is documented prior to your arrival.
