Little Dunham River Cabin ~ on the Little Red

WHAT WE LOVE ABOUT THIS PROPERTY:



Fire, water, trout - oh my. Here you have the choices of 2 indoor fireplaces: 1 gas, 1 wood burning. Outside firepit to boot! This is a true log cabin that has a brand new fab dock with a boat slip. Furnishings are high end and oh so comfy. Obvious from the photos you have direct access to the Little Red River. 15 minutes away is Greer's Ferry Lake for family fun swimming, pontooning and world class fishing for entirely different species.



FUN FACT:



The world record for a brown trout (40 pounds, 4 ounces) was set in May 1992 on the Little Red River, 29 miles of which had become suitable trout habitat with the completion of the Greer's Ferry Dam in the early 1960s. This record stood until it was surpassed in 2009.



NEED TO KNOW FACT:



This river is EXTREMELY COLD, even in summer months and not suitable for swimming or wading without protection. (river levels fluctuate daily with dam control). Nearby Greer's Ferry Lake has fantastic swimming options.

PROPERTY LOCATION & ACCESSIBILITY:



Property is paved all the way to the parking. It is about a 15 minute drive to Heber Springs for shopping, dining and medical. Also 15 minutes away are beaches and marinas to get on the lake. Area outfitters are abundant to get on the river and catch your trophy. Or cast from your front yard?





There are a few sturdy steps to enter the property. Many steps - as pictured to walk to the dock.







PETS:

We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites!*

Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, dishwasher pods, salt and pepper and cooking oil.

ABOUT US, THE BOOKING PROCESS AND FEES:



We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.



All properties are self check-in – with key code – after 4pm. Check out is 11.



Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam please.



Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.











We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.



1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.



2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.



3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees



4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.



5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.











PENALTIES:



15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
