Charming City Cottage - 3 King Beds! Fiber Wifi!
Thank you and Welcome to the Charming City Cottage just a short walking distance to dozens of restaurants, a movie theatre, and China town! You'll be greeted with a spacious living room and dining room and a table that comfortably seats 8. Above the fireplace sits a 65 inch smart tv. Enjoy 3 private and spacious bedrooms each with their own king bed. The Kitchen and Bathroom are both modern and updated. The living room couches comfortably convert to beds for larger groups. 1 Gig Ggl Fiber Wifi!
The space

You will have access to the entire single-family house. You do not share the house with anybody.
The couches are able to be pulled out and become two additional sleeping areas.
The Wifi and Modem is located in the living room to the right of the TV. If you need to reset please unplug the modem only ( mounted on the wall ) then wait for 2 minutes before plugging back in ( this shouldn't be needed we have never had an issue but it is just in case)
The yard is completely fenced in. You can even lock the gate for you vehicles after they are pulled in the driveway.
HOUSE RULES:
1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS.
2) Occupancy limits: We do not allow more than 10 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless if they stay over night as well so please let us know if you will be having any other guests so we can send an alteration request or request for additional guest fee. Just because it can sleep 10 doesnât mean that all 10 are included in the base rate. There may be extra guest feeâs after X # of guests and they will be required to be added officially
3) This is a self checkin property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or checkin guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and checkin guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.
4) Fee's: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth.
5) Retaliation Clause: You agree that you are booking in good will with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by VRBO or host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.
6) Quiet Hours are from 10PM-8AM.
7) By Booking a reservation you are hereby waiving all rights to pursue legal action against owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full.
8) You agree to cleanup after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use.
9) Not pets allowed
10) We donât allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail.
11) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. Host retains the right to charge for lost dates you have removed with an alteration at least at a partial amount to the discretion of the host.
12) No Parties
There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth.
13) Un-Notified lost keys are billed at $150. If you lose a key and tell us our normal key replacement fee is $75 but we can be flexible if you tell us in advance.
