SUMMARY
Vacation in this tropical ocean view paradise surrounded by lush landscaping & located just 1 block to the ocean in the charming community of Bird Rock. This 3br+2ba 2 level house (no shared walls!) features private resort style living at it's best, complete with a private fully fenced backyard that includes an unheated outdoor pool, fire pit, BBQ, & outdoor lounge + dining seating. Other features in this sunny & spacious home include an ocean view master br, soaring ceilings, 4 parking, 2 dogs ok, sleeps 10 (7 adults max), & nestled within walking distance to local dining including coffee & pastry shops, wood fired pizza, & wine tasting! *NOTE no a/c, ceiling & floor fans provided.

1ST LEVEL INTERIOR
As you step in the main front you'll stop into an oversized entry way that doubles as a separate family/lounge area complete with a plush sofa, dual accent chairs, & hardwood floors. Off the entry is bedroom #1 with Queen sized bunk bed, a great place for children. Further down the entry is a set of sliding glass doors that leads to a side yard, along with a huge gourmet kitchen with cabinets galore, stainless steel appliances, granite counters, 2 seater breakfast bar, & skylight + windows that allow for lots of natural light.

A hallway will lead you to a full bath & a huge open area that includes the living room, dining area, & french doors that lead to your very own tropical oasis yard... the ideal gathering spot for the whole group. The living room features a plush sofa, accent chairs, & Samsung SMART TV, while the dining area seats 8+. See EXTERIOR below for backyard details.

2ND LEVEL INTERIOR
A spiral staircase leads you to the 2nd level, highlighted by the Ocean View master bedroom, our favorite spot to enjoy a glass of wine at sunset. The master includes a Cal King bed, set of double french doors with an exclusive deck that has breathtaking ocean views, SAMSUNG SMART TV, & high ceilings. Adjacent is bedroom #3 that has 2 Queen beds & SMART TV. Off the hallway is a full bath with separate soaking tub and shower.

EXTERIOR
Our fully fenced & landscaped backyard is perhaps the most popular space amongst guests. This tropical oasis comes fully equipped with your very own pool, a set of lounge chairs ideal for soaking up the San Diego sun, fire pit evening gathering spot, BBQ, & a deck with outdoor dining. ***NOTE pool is not heated

• Dining | Our home is just a block to the main street with boutique shops & local dining. Some of our favorite eateries within walking distance include Bird Rock Coffee Roasters, Wheat & Water wood-fired pizza, Wayfarer bread & pastry, & LJ Crafted Wines wine tasting. Also nearby is Pedego electric bikes and rentals.
• Activities | Swimming, Walking, Surfing are some of the favorites! With 3 separate parks that include yoga classes, walking trails, and coastal bike trails, this is a very active outdoor community. Further north is La Jolla Cove, with kayak rentals & snorkeling. Boogie boards, beach chairs, & sand toys are provided, & several rentals nearby.. • Attractions | Less than 5 minute drive North to beautiful La Jolla Cove, with snorkeling & sea lions! Further North is Lego Land. 5 minute drive South will get you to Belmont Park roller coaster & games. Further South is world famous San Diego Zoo.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, wifi access, and tips on local eats & attractions.

Not recommended
We booked this property for a long weekend and ended up leaving and staying at a different place. The house was not clean, infested with bugs, and had cracks in the ceilings and walls, water spots on the ceilings, and the pool looked like the water was dirty and green. I contacted the property manager immediately and they told me to find the can of raid under the sink and spray for the bugs myself, then also told me they would send a cleaning crew out, but we would have to leave the property. At that point I wasn’t satisfied and asked for a full refund. I would definitely not recommend this house for the price that it is listed at.

Great location, but too much deferred maintenance
Definitely wouldn’t stay here again…. No a/c so close to the ocean was not a problem, but having no screens on the windows certainly was. We had spiders, tons of mosquitoes and ants everywhere. The house seemed as though it hadn’t been cleaned recently with cobwebs under tables and in the corners, but also floors not cleaned well. My niece and nephew’s feet were nearly black after running around the living area and kitchen in the first hour.

Very tired and worn down house
The location of the house is excellent, other than that it has very little to commend it. The photos in the listing do not portray the reality of this house. It basically needs a gut renovation. Most of the windows are decayed, some you can't open because the winder is broken. The french doors to the balcony in the (tiny) master bedroom do not lock or close properly. As a result they kept blowing open during storm Hilary and the rain lashed inside the room. In the end we had to move furniture against the doors to prevent them opening. Totally unacceptable. Overall the house is very scruffy with scuffed woodwork and floors and stained furniture. Bathrooms are very very dated. The back yard could be nice but again needs renovation. The decking is old and worn and the concrete area by the pool has been covered with some sort of coating that has come off in multiple areas. The listing said you could dine outdoors, but there was just a small high table with no chairs?? The area was full of dead leaves and rotten fruit and the pool was not clean when we arrived. The managers did send a pool guy out when I told them. When we arrived the kitchen was infested with ants which we managed to get rid of for a while, but they resurfaced a few days later. . With no AC in the house it was necessary to keep windows open to stay cool. As there are no screens on the window the kitchen soon got full of insects and bugs Bed linens and towels supplied were good and kitchen well equipped.

Tough to leave
We really enjoyed our 10 nights in Bird Rock and the home’s proximity to so many great restaurants and beaches. We loved the backyard for our dog Duke. Home needs some updates, such as screens for windows and replacing shower head in downstairs bathroom. Also many spiderwebs outside and inside. But overall, we had little to complain about. Thanks for sharing your home and neighborhood. Interested to see what the plans are for remodeling it (per sign on gate).

Beautiful
Everything was beautiful. The decorations, the views, the outdoor spaces plus the pool, and the location. Much thanks to Surf Style, we really enjoyed our stay.
