Thank you so much for your feedback and we're so glad you overall enjoyed this lovely home! I apologize for the one inconvenience being a major one for your group. It’s a brand new water heater, less than a year old, upon your notice though we had the installer come take a look. The heating element for the system had a recall and we were able to get it replaced as part of the recall, but it did take a few days to get the part in. It is now working again very well. We hope you will be back soon to enjoy!

Thank you for your feedback, here at ESPM we encourage all our guests' feedback, both positive and negative. I am sorry to hear you did not enjoy your long term stay in the home. During your stay we had historic flooding, it was definitely more than what is normally seen in the area, and did cause localized flooding temporarily throughout. Thankfully nothing major like flooding inside the property. The homeowner and her landscaping company are taking steps to ensure the front and backyard have better drainage in the event this happens in the future, but we unfortunately cannot control the weather during a guests' stay. The beds in the home are all less than a year old, the home was completely renovated a little less than a year ago and has all new furniture, beds/ mattresses included. We aim to keep our properties up to date and comfortable for guests but bed firmness is definitely difficult to narrow down as some prefer softer mattresses and some prefer the firm ones. They are excellent quality and new as is the rest of the home furnishings. We can have someone take a look at the deck but I'm unclear what you mean by repairs, its in good condition. I'm unsure what you mean by live TV, but the house does have tv access and streaming capabilities, nothing at all unusual. For your next visit contact us directly and we can better assess your stay needs and can recommend a home with items more of your preference, as it sounds like this property did not meet your preferences, but this home is in immaculate condition and stunning, many of our guests agree its a beautiful spot and very nicely located as well.

HI Kim, I spoke with the owner in detail about your stay, she has replaced the grill already and done some outdoor work such as adding a cozy firepit with more planned this off season, it is a great location and wonderful home and we hope you will be back another time.
