Welcome to the heart of downtown Seneca, South Carolina. Formerly the Richardson Theatre in the late 50s, our building underwent an expansive renovation to create a charming, 6 bedroom boutique hotel. Each of our six private rooms are connected with a common area for dining and lounging. Each room features luxury furnishings and bedding, a private bath with a state of the art shower, and 65” Flat Screens, with all your favorite channels.
Just steps from your hotel is Ram Cat Alley featuring a variety of locally owned shops, restaurants and nightlife. A short fifteen minute drive will take you to Clemson and the heart of Tiger Town, Clemson University. Head the opposite direction and enjoy the outdoors on Lake Keowee, Lake Jocassee or hiking and viewing one of the twenty-five waterfalls Oconee County has to offer.

Clay was super fast in responding. The beds were super comfortable and the room was very clean. Great location. Very walkable. Very short and easy drive to visit Clemson. We would definitely stay again!

Great location and great place to stay

Perfect for our stay this weekend for the Clemson Ring ceremony. Only complaint was the WiFi network was not available.

The building was in a neat location with modern amenities with an industrial feel. We did not have any issues with noise or parking (which is on-street). Beds are very firm - one is on an adjustable base. Unfortunately, the thermostat was not working when we arrived making the room unpleasantly warm, especially for sleeping. We arrived late, so did not attempt to connect about the issue until morning. We did not hear from the host in response to our requests until well after our departure the following day, which was disappointing.

Unique, Elevated, Great Value

Unique property and cool concept, well appointed, clean, easy access, great value. If you have to have windows, you’ll want to ask for rooms for windows but it didn’t make a difference to us. Our room was nice and quiet.

Great Experience

Place was adorable and extremely clean. Beds were comfy , they way the place was furnished was really nice. Great place to stay if you have a group of people (6 rooms) with a great common area. Stayed here for Clemson parents weekend - and was about 10 minute drive to my son's apartment - worked out really well. Would definitely stay here again and Lori (the host) was very responsive to any questions. Note it is street parking (we had no issues). Cute area.

Another Great Stay!

This property is such a welcomed break from regular chain hotels. The beds are extremely comfortable and the rooms are spacious and well appointed. I love the comfortable industrial vibe. I have stayed two other times under prior management and this experience was exactly the same. Highly recommend it! Clay was very timely in communicating with me and I had no issues. Will be returning!!!

This is the tale of two rooms. It was the best of rooms and the worst of rooms. The room is well appointed, has a great location: we loved the room. But, our room was over the restaurant that played music with lots of bass until 2 AM. If not for that, I would have given all 5 star ratings. If you want to go to sleep before 2, get a room on the left side of the floor. My sister in law didn’t have any noise issues because her room was not directly over the restaurant.
