Guests have full access to the entire first-floor unit of this 3-unit building, including the front and back patio/deck areas. The main floor features the living room, fully equipped kitchen, dining area, bathroom, and back deck for your comfort and convenience.

ADDITIONAL NOTES:

➤ The primary guest (booker) must provide a government ID prior to check-in.
➤ Guests are responsible for replenishing consumables after the initial supply.
➤ Noise-aware sensor monitors decibel levels only (no audio recorded).
➤ Pets are welcome with breed restrictions (including, but not limited to, Mastiff, Pitbull, Rottweiler, Doberman Pinscher). A photo of the pet and $150 pet fee are required prior to check-in.

《 RESERVATION EXTENSION POLICY 》
➤We require the primary guest (the one making the reservation) to provide their government ID prior to check-in. Please be aware that we strictly adhere to the building policies and stay requirements for the safety of other tenants and the community.

《 SECURITY DEPOSIT 》
➤ Please note that a $750 pre-authorization hold will be placed on your card upon booking. This is a security deposit and is not an actual charge. The hold will be automatically released after your stay, provided there are no damages or violations.

《 NO PARTIES》
➤ There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.

《 NO SMOKING 》
➤ Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.

《 PETS 》
➤Animal photo is required. An additional $150 (USD) cleaning fee is required due to additional work for the cleaning crew. Breed restrictions apply. Pets must be registered prior to check-in. Evidence of pets unregistered pets will result in a $500.00 fine charged to guests.

《 NO UNREGISTERED GUESTS》
➤ All guests must be registered for liability purposes.
➤A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.

《 CHECK-OUT TIMES 》
➤ Check-out times are strictly enforced unless arranged and confirmed at least 24 hours in advance, to avoid disruption to upcoming reservations. Guests who fail to check out by 10:00 AM will be charged a $50.00/hr late checkout fee, as our cleaning team operates on a tight schedule.
➤ Unauthorized Late Checkout: Staying past the scheduled check-out time without prior approval will result in a $50/hour penalty. If the overstay exceeds 2 hours, a full additional cleaning fee may be applied.

《 SECURITY CAMERA 》
➤ Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity Outside of the unit only.

《 CHECK-IN TIMES 》
➤ Guests are also expected to adhere to the check-in time. If a guest arrives before the scheduled check-in time and requests early access, an early check-in fee of $50 per hour will be applied. This fee covers the additional expenses associated with accommodating early arrivals.

《 GARBAGE 》
➤ Garbage is to be thrown out in a sealed bag in the outdoor bins. Recycling and Garbage must be separated accordingly. Garbage is picked up weekly on Tuesdays and Recycling is picked up bi-weekly on Tuesdays.

《 LOCK ALL WINDOWS & DOORS 》
➤ Please lock all windows and doors if you are not home and upon check-out.

《 LOCKED CABINETS & DOORS 》
➤ Locked cabinets and doors contain supplies for staff use only and are not for guest access.
➤ Forcing them open or taking items without permission is strictly prohibited and will result in a $500 fine.
➤ If you need extra linens, towels, or supplies, just reach out; we`re happy to assist.
➤ We kindly ask our guests to respect these boundaries so we can maintain a well-stocked and secure space for all guests.

《 LIGHTS 》
➤ Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.

《 SHOES》
➤Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.

《 CHECK-OUT PROCEDURES 》
➤Please place all dishes in the dishwasher to avoid attracting ants. If you could start the dishwasher, that would be very helpful.
➤Please place all used towels and linens on the bathroom floor.
➤Please throw all waste away prior to check-out.
➤We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.

➤ Check-in is via Smart lock with keypad. Any lost keys will be subject to a $150 fee.

《 PARKING 》
➤Parking is available behind the building. Additional street parking is available.

《 RESERVATION EXTENSION POLICY 》
➤Please note that there is an additional guest fee of $15 per person, per day after 5 guests.
➤Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48-hour notice MINIMUM prior to checkout time to extend without penalty.
➤ All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
➤ Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
➤ Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules, and 100% of the fees go to our hard-working cleaners to compensate them for the last-minute changes.
➤ We do not allow mail or package delivery to our listing address for short-term stays. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.

Just as described and better! The space had a very gracious feel with high ceilings and neutral decor! Light and bright and clean and fresh! Great mattresses, soft towels, soft bath tissue! Great place with every amenity needed for a short or long term stay. We had a 2 mo old and a 3 yr old that worked for us perfectly.

My stay was more than expected. The photographs perfectly captured the entire set up. Everything is extremely tidy and clean. The beds are huge and comfortable. It was perfect for my family and me as we traveled back home to attend a funeral for our close relative. Many thanks for making us all feel at home during this tough time.

We had a wonderful stay! It was comfortable, clean, in a very nice neighborhood, and it had everything we needed. The property was beautiful, lovely decor, spacious rooms, high ceilings, and cozy beds and furniture. Parking was very easy, there was a large lot behind the house. There were a lot of restaurants and shops in the area, and it was a very walkable area. Robert was an amazing host! He was very responsive, made sure we had everything we needed,and gave very helpful and detailed instructions throughout the entire process. It was a truly wonderful stay.

I can honestly say that this is one of the very best VRBO properties we’ve ever stayed at. The apartment was beautifully decorated, the kitchen appliances were new, there was ample parking, and the large TV with Netflix was great. My husband and I were in the city for a surprise engagement party for our daughter and we had three of her out-of-town friends staying with us. With three large bedrooms, each with a king-sized bed, everyone had their own space. The living room seating and dining table were large enough to accommodate all of us (as well as our son and my father who had only come to the city for the day and needed somewhere to hide out for a couple of hours before the party so they would not ruin the surprise!). The host was very helpful and great with communication prior to and during our stay. I highly recommend this property to anyone needing a place to stay in Pittsburgh.

3 Night Stay

First off, the pictures are very accurate for this main floor apartment & the location is great for great activities & restaurants! Most importantly (for us) is the accessibility of this apartment! Our son has a power wheelchair, and this is very limiting when looking for rental accommodations on this & other apps. This rental has a great back deck with an incredibly solid ramp & flush entrance. The bedroom he used was spacious & great for transferring along with charging his chair at night. The host was incredibly informative, responsive & accommodating to any question or concern. The unit was clean & tidy. Great having 2 bathrooms & one was a step-in shower with double the space of a normal shower … so our son could take advantage of that with his shower chair! Checking in & checking out was very simple & easy! Beds were more comfortable than even the best hotel beds I’ve used (and generally that’s the biggest issue I have with rentals or hotels). Neighborhood was quiet & felt safe. Would highly recommend & will most likely stay there again when we travel to Pittsburgh!
