Forget your worries in this mountain top space. This cottage is private with its own dedicated 1000 sf deck and panoramic views of Mariposa valley. Enjoy your own cozy space with room for two, or for four if you use the living room sofa bed.

Indulge in morning coffee from the large deck overlooking the mountains. All basic necessities are provided, even your own laundry machine use in-unit! Don’t miss this affordable gem nestled high above the town of Mariposa, only one mile outside of town. Just a scenic hour drive away from Yosemite National Park!

The property includes two free-standing buildings (Treetop Villa and Hilltop Manor) about 30 feet away from one another. The property also includes a free-standing studio where the property supervisor lives and is available to support with any technical or emergency needs. A hundred yards away is an outbuilding that occasionally hosts exercise classes that are available to guests.

Otherwise, there are no neighbors in sight and no one else on the 100-acre property, though the town of Mariposa is only a 5 minute drive away!

Great place to stay as it’s close to Yosemite, clean, organized, room to spread out and a relaxing deck with lots of acorn woodpeckers working the oak trees. We loved that things are labeled, there are how to videos for some appliances, and that the owner checked in and was helpful and with any questions.

Fantastic Stay

Property is beautiful, secluded, quiet and comfortable. The hosts are very friendly and responsive. Yet very close to downtown and Yosemite. I highly recommend staying here and will do so again.

The Treetop Villa was a great home base for our trip to Yosemite! It was clean, had all of the things we needed, and the ability to cook and do laundry after long days in the park was priceless. Would recommend.

Private and peaceful retreat after hiking

This was the perfect place to come back to after hiking Yosemite. Yes, it's a longer drive, but well worth it. Beautiful sunrises and sunsets! We'd definitely come back.

Truly a treetop treat!

This is an amazing property exactly as pictured. Clean, well appointed, easily accessible off Highway 140, great views, 1 mile from Mariposa. Great for a couple or family with 1-2 children. Mariposa is a cute town and easy access to Yosemite without staying in the park.

Beautiful!

This is the perfect spot for relaxing with the pool and hot tub, located conveniently for exploring Yosemite. The shared Tesla charger is a huge bonus. Highly recommend this property and the owner handles all matters quickly.

Great place to relax and feel isolated, but only a mile from town. Convenient spot that is a great option for anyone planning a trip to Yosemite. The house has a deck, a large dining table to play board games, a TV, and a kitchen with a cute coffee bar. It also offers a Tesla charging station.

Stayed at the Treetop Villa. Very friendly owner. Location is great. Private and quiet with views and a large deck. Dark sky’s for shooting astro photography. Very comfortable and roomy interior. Close to town and nearby Yosemite national park. Highly recommended.

Amazing place! Loved the views from the property. The pool and hot tub were perfect after long days of hiking. Five minutes from town with shops as well as restaurants. Although the kitchen was fully stocked and then some! We recommend watching the sunset from the fence by the parking lot - absolutely stunning.

Everything about this property is wonderful. It’s conveniently located for visiting Sequoia grove & the rest of Yosemite. Mariposa is a couple miles away with plenty of good food options, and stores to grab whatever you need! The owner was very friendly, helpful, and available, with quick responses! Spacious, clean, organized, well stocked - I could go on and on! We really enjoyed it. Beautiful views!

secluded & convenient

Booking and check-in was the easiest experience I’ve had. This rental is so thoughtfully managed. Every detail is tailored to your convenience and enjoyment — from the personalized door code to the coffee/tea bar, well-equipped kitchen, laundry detergent, everything you need for the shower, and even coupons for dessert at a great local restaurant (run by the owner’s family). Rental is on 100 acre property 5 minutes from the center of Mariposa. Town is a beautiful 45 min or so drive from Yosemite. We found it a great base for our 3 days in the park. The unit is clean and well laid out, with lots of windows to see the property. Deck is a great place to catch sunrise or sunset.

Anniversary weekend

We stayed fir 2 nights @ the Treetop Villa. One of my sons stayed with us for the first night. Directions to the villa is precise and the hosts responded immediately to my queries prior to getting there. The place felt peaceful when we stepped in and the rural location did much to help us relax and unwind. There is a binder which gives the history of the family's ownership of the property, as well as info on all the "how to's" and local recommendations. ALL the conveniences of "home" are in this villa and there is very useful labelling so you dont have to wonder where to find things or which switches operate which light, etc. We slept really well but my son found that the living area was a bit cooler than the bedroom. Otherwise we were comfortable. Yosemite is a very scenic 45 or so mins away and we went back twice. Eat at the recommended staekhouse in town, Charles Harvey, which we found out later, is owned by the family. You will not be disappointed. Best ribs in town. Food was delicious.This was a really nice stay. It rained on our first evening but tthe sun came out on our second day. Perfect place to hide away and recover from the city noise.. The hosts

Worst VRBO/hotel experience ever

Beautiful location but unable to use pool & spa as advertised- not notified of this change until after cancellation date. Towels & sheets were sour. Floors were so dirty that we washed our feet several times a day. Kitchen counters were dirty, as well as some dishes. Unable to use beautiful deck because cat would not leave us alone and deck is not "private" when others are at the shop below you on 2 of your 3 days there. Need to spray for bugs as we had TWO crawl in bed with us in the middle of the night and spiders throughout. We live in mountains so we expect some things, but this was ridiculous! The saving grace was a wide open space and a beautiful view, but had we not already paid and had somewhere else to go, we would have left as soon as we checked in.

Hi Stacey, the owners work hard to provide an ideal stay for all their guests, and they'd like to clarify the following: - We had all references and photos of the pool and spa removed from all listings in January 2022. We discovered more recently that 'community pool' was still listed as an amenity in some places, but that has also been removed. - Because of this, when we send confirmation emails, we include a note that if somehow you saw there was a community pool, that's not accurate, and let us know if that changes your interest. We have been approving all requests for full cancellations whenever asked, but we never received a request from your group. - We have a full washer/dryer and provide detergent for guests if they ever need to wash their own clothes or if there is any issue with linens. - The property is thoroughly cleaned and sanitized before each guest's stay, and we've never received any complaints about this from other guests. - The deck is private in that no one else has access to it. The shop, which is a storage barn, is within sight, and people are sometimes there for an hour or two at a time, but it is not close enough for conversation. Also, there are trellises up to block the direct view from the deck to the shop. - There are outdoor cats who usually stay far away from any people. The owner do all they can to make the best possible stay, and we look forward to this home hosting many happy travelers!

Mariposa Treetop Villa - great for couples/families

We arrived to the property in the dark, but the check-in instructions were excellent and we got into the Treetop Villa very quickly and easily. This property was about an hour from the Yosemite Park entrance, but it was a wonderful place to rest our heads after a long day of hiking. The swimming pool and spa were great for relaxing. The nearby town had a surprising amount of options for dining out and groceries. The Treetop Villa was clean and well appointed. It was especially nice to have an in-unit washer/dryer, so we were able to head home with a suitcase full of clean clothes! The kitchen had everything we needed including a Nespresso machine with pods. I would highly recommend this listing and would definitely rent again!
