Please note that this property is a timeshare and our week is a floating week. VRBO will automatically accept reservations based on the booking calendar, however, we will not know for sure if a particular week is available until we call the resort directly to book. We do our best to keep the calendar updated with the known open dates, however, it is possible that your chosen date might not be available when we call. We call at the next available Resort office hours upon notification of booking by VRBO. The ideal way to avoid cancellation/refund is to message me your dates prior to booking through VRBO. This has worked perfectly well with all of our guests in the past, but we want to make sure we are transparent about the process. Detailed outline of the booking process:

Optional: To ensure dates are available prior to booking, please message me with your proposed dates before booking through VRBO so I can confirm with the resort.

1) Guest is automatically booked through VRBO
2) Owner is notified of booking
3) Owner contacts resort during next available business hours to check if chosen week is available
4a) If week is available, Owner books, pays upfront fees for booking, and completes paperwork to transfer reservation into the Guest's name
5) Owner notifies Guest that booking has been completed, and paperwork has been started.
6) Once resort returns confirmation paperwork (generally 1-3 business days), that paperwork is uploaded through VRBO system to the Guest.
7) Once the confirmation paperwork is completed, the Guest may contact the resort directly to arrange any concierge services needed or to inquire about meal plans, etc.

5) Guess will need to submit a cancellation request through VRBO OR choose a different week
6) Owner accepts cancellation request
7) VRBO refunds any pre-paid booking amounts
