•We encourage all of our guests to secure your trip with travel insurance. Natures whims and personal illness/reasons are beyond our control, and refunds will not be provided due to inclement weather and/or cancellation outside of our cancellation policy
•Bear in mind (Pun intended) We are in bear country! Be wise, safe, lock your car doors, never leave food in your car and NEVER EVER feed our furry neighbors! You will be surrounded by nature/animals. We do not refund due to animal activity.

PRIVATE HOT TUB
• Hot Tub is drained, cleaned, and filled between each stay for your safety and cleanliness
•Due to frequent cleaning, it may take several hours to return to optimal heat, therefore it may mean it won’t be hot immediately at the time of your check in. We advise guests to give the hot tub till morning after their check into reach full heat and/or contact us about remediating temperature

PET POLICY
• Max 2 Dogs per stay
•40 lbs. or less
•MUST BE potty trained, crate trained, and crated at night and when not home
• Non Refundable $100 Pet Fee
• No cats allowed
• Dog owner is responsible for waste pick up and removal from yard
•Owner is not responsible for dogs getting loose
•Please Bring a leash
• No Dogs on furniture, including beds
•We recommend bringing a few old towels from home to clean off dogs paws from coming inside
• If home is damaged by your dog, which includes but not limited to, excessive amounts of shedding, furniture that has been chewed on, mud from their paws, unexpected surprises including waste/urine & fleas, you will be notified and charged for the excessive wear

WINTER BOOKINGS
• We encourage you to purchase travel insurance. We do not provide refunds due to inclement weather, illness, family emergencies, or power outages that are out of our control. You are responsible for monitoring weather.
•TN homes are built for a moderate climate and although rare, TN can experience extremely cold/hot weather. During extremes, the HVAC system will likely maintain mid 60s (cold) and mid 70s (hot). Rest assured our cabin and major components are newly built/installed and we will address any issues promptly during your stay. Indoor fireplace is locked and not for use.

HOUSE RULES
1. I do not rent to anyone under the age of 21. If found underage, it will result in no access to the home, removal and no refund.
2. Entry code will be the last 4 of your phone number then hit the checkmark button. To lock, only push the checkmark button.
3. Guests must be accurate with the number of guests staying. Maxiumum occupancy is 10 persons. Failure to follow this rule will result in removal with no refund.
4. Arrival time is 3pm. Check out time is at 10am. Please contact the owner if you need an earlier check-in or later check-out time.

6. No smoking is permitted inside the property. This includes the garage/game room. There shall be no smoking scent inside of the house or on any furniture. Failure to follow these rules will result in additional charges for cleaning up to $500.
7. Guests are responsible for any damaged or missing house items. The cleaning staff reports any damage or missing items when cleaning and inspecting after each departure. If any items are damaged or missing, you will be charged for a replacement. No furniture is to be moved out of its original placement.
8. Please note the Game room is in the garage. It is not cooled or heated.
9. Hot Tub Guidelines: Replace cover the hot tub and turn off jets after each use. Children under 12 or pregnant women should never use the hot tub. Do not sit on the cover. There is a replacement charge for a new cover if cover is damaged. Please bring extra towels if intended on using the hot tub.
10. Pet Rules: Max is 2, more will need permission from the owner. They must be house trained and are not allowed on any of the furniture. There will be an additional charge for dog hair on beds and furniture. If left alone, they must be in crates/cages. Waste must be picked up and properly disposed. Any damage to any part of the property inside or outside will result in additional charge.
11. Please do not leave any trash outside. The bears will get into it. Please put the trash in the garage. The cleaners will take your trash.
12. If any problem arises while at the home, please reach out immediately. I will deal with any emergency. Equipment and facilities are provided at the discretion of the owner and every attempt is made to ensure all equipment is in working order. Should a breakdown occur, every effort will be made to correct the problem however, we do not accept responsibility for refunding for lack of equipment and facilities.
13. There are 2 outside cameras facing the door and 1 camera facing the gate to the yard. There is 1 camera in the game room/garage. These are in place in case of an incident. It is for the safety of the owner and guests. Tampering with cameras will result in automatic removal with no refund.
14. If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
15. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
16. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
17. Guest hereby waives and releases any claims against owner, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
