Tucked away in the rolling countryside of the Hudson Valley in Saugerties, New York, Chestnut Hill is a timeless retreat for those who crave beauty, tranquility, and inspiration. Built in 1840, this meticulously restored farmhouse sits on 53 private acres, offering a secluded sanctuary where nature, history, art, music, and literature intertwine. This sprawling home has endless curiosities to discover, with design inspiration ranging from dark academia to Jane Austen, Nancy Meyers to Knives Out, and eclectic nooks galore for your imagination to explore!

SPACES:

THE LIVING ROOM:
The living room features an incredible picture window, offering jaw-dropping views of rolling pastures, friendly cows, the scenic forested ridge, and the lily pond.
The Living Room also has:
-A wood-burning fireplace
-A smart TV (with Netflix, Apple +, Prime Video, Hulu, Discovery +, HBO Max)
-Cozy velour sofas and armchairs with comfy throws
-Puzzles and board games to enjoy
-A Steinway piano

THE LOUNGE:
Filled with a bohemian spirit, the lounge features a deep cozy sofa and chaise, ideal for getting lost in a good book. Designed with gathering in mind, the lounge also has a bar area, a bar cart with cocktail mixing tools, and is the gateway into the dining room.
The lounge also features a pullout sofa to sleep two additional guests

The DINING ROOM:
The Dining Room feels like it’s straight out of CLUE, with a grand dining table seating 10-12.
Also includes:
-An antique buffet
-Grandfather Clock
-Chandelier on dimmer

THE KITCHEN:
This is a country kitchen chefs dream of, with ample counter space and a farmhouse sink. A charming wood stove completes the Provencal-inspired vibe.

Fully appointed with the following items:
Dishwasher, pots and pans, microwave, toaster, Ninja blender, roasting pan, casserole dishes, pie tins, measuring cups, sheet pans, mixing bowls, can opener, cooking utensils, coffee maker, tea kettle.
We provide freshly ground coffee from Monkey Joe, a local roaster in Kingston NY.

THE BREAKFAST ROOM:
Located off the kitchen, this is a sunny screen porch with a dining table and quirky ‘cottagecore’ decor.

THE BEDROOMS:

-Bedroom 1 (2nd Floor): Main bedroom with King bed, Smart TV, and leather armchair, antique dresser and armoire, and coffee cart with a Nespresso machine. This room has a dramatic vaulted ceiling, a skylight, and massive picture window for enjoying the spectacular country views.
For the ultimate in cozyness, enjoy the lounge area with loveseat and woodburning fireplace.

-Bedroom 2 (2nd Floor): Queen bed, closet, and vanity

-Bedroom 3 (2nd Floor): Queen bed, dresser, closet, and writing desk

-Bedroom 4 (2nd Floor): Smaller bedroom with Double bed
*Please note, this room is cute and cozy but small and doesn’t have a closet (we have multiple hooks to hang your items, and the nightstands have drawers for storing folded clothes.)

-Bathroom 1 (main Floor) has a shower
-Bathroom 2 (2nd Floor) has a shower and jacuzzi tub, as well as a large dressing table and private terrace.

The entire 53 acres and historic farmhouse are yours to explore!
The barns and outbuildings are private areas, and are off-limits to guests. Our maintenance staff may access the barn and outbuildings during your stay.
Other things to note
Fully air-conditioned with central heating.

If you need any assistance, we have an onsite Manager who lives in a separate apartment on the property, and is available for concierge services such as stocking the kitchen in advance of your arrival with wine, beer, or groceries.
Ask us about booking in-home spa services, private yoga classes, or wine tastings!

KIDS:
We are child-friendly (we love kids and they love the farm!) but not child-proof. There are breakable items pretty much everywhere, sharp corners, and all that jazz. Toddlers on-the-move will need a little supervision.

BUGS:
The property is regularly serviced by an exterminator (they use an organic, non-toxic tick and mosquito repellent spray), but bugs are unfortunately just part of life out here in the country. Please check yourself, your clothing, and pets for ticks after playing outside.

LAWNMOWING/SNOW REMOVAL:
In the summer our lawn is mowed bi-weekly, our landscaping team may come and mow during your stay. In winter, when there are more than 4 inches of snowfall, our snow removal guys will plow the driveway.

ADDITIONAL GUESTS:
The bedrooms can accommodate 8 guests, and 2 additional people may be added to your reservation-- the sofa in the lounge (not private) features a pullout double bed.

-No smoking in or on the property.
-Dog-friendly– we appreciate your attention to excess pet hair left behind on the furniture, a pet hair roller will be provided for your use.
-No parties or extra guests outside the maximum occupancy allowed on the listing.
-No weapons.
-The barns and outbuildings are private areas, and are off-limits to guests. Our maintenance staff may access the barn and outbuildings during your stay.

Our stay was fantastic! The house was very clean and well-stocked, and the property was well maintained. The decor was charming and we would love to stay again in the future. It was a great stay close by to hiking spots on our trip.

We had a wonderful time at this charming, delightful property! The house has so much character and was stocked with everything our group of 7 needed. The beds were very comfortable and there was plenty of parking for multiple cars. We stayed in February when there was snow, and the landscape was so picturesque. The host was very responsive and helpful as well! This is a great place to stay in the Catskills and we would love to come back again in the summer.

We had a wonderful time during our stay at the property. The cozy farmhouse is in an idyllic setting with all the amenities necessary to host a large group, for both meals and leisure. Whether we were out exploring the grounds or inside by the fire we had very enjoyable time. The host was accommodating of our pets and we appreciated the easy checkin and check out. She was extremely communicative and made our stay comfortable. We would recommend to anyone looking for a beautiful, peaceful retreat.
