## Rules & Rental Policies

**1. Check-In and Checkout**
Check-in is after 4:00 p.m. Eastern Time. Checkout is no later than 10:00 a.m. Early check-in or late checkout must be approved in advance and may be subject to an additional charge.

**2. Smoking and Vaping**
Smoking and vaping are prohibited inside the cabin. Smoking is permitted outdoors only. Please keep doors and windows closed while smoking and properly extinguish and dispose of all cigarette and cigar butts.

A minimum $250 cleaning and remediation charge may be assessed if smoking or vaping occurs inside the cabin. Guests are also responsible for damage caused by improperly discarded smoking materials.

**3. Minimum Rental Age**
The primary renter must be at least 25 years old, must be present throughout the stay, and must provide valid identification upon request. We do not rent to vacationing students or groups of guests under age 25 unless accompanied by a parent or legal guardian.

**4. Payment**
For direct reservations, a payment equal to 50% of the reservation total is required at booking. The remaining balance is due 30 days before arrival. Reservations made within 30 days of arrival must be paid in full when booked.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. Cancellations**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are nonrefundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. Maximum Occupancy**
Maximum occupancy is four (4) guests, including children. Only registered guests may stay overnight at the property. Exceeding the occupancy limit may result in termination of the stay without a refund.

**7. Minimum Stay**
A two-night minimum stay generally applies. Longer minimum stays may be required during holidays, special events, peak periods, and other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**8. Pets**
Mountain Blues is a pet-friendly property. A non-refundable $125 pet fee covers up to two (2) dogs. Dogs must weigh less than 50 lbs each. More than two dogs or dogs exceeding the weight limit require prior written approval.

All dogs must be disclosed as part of the reservation. Guests are responsible for their dogs and for any pet-related damage or excessive cleaning.

Bringing an unauthorized or undisclosed pet may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

The complete Mountain Blues Pet Policy provided in the House Manual applies to guests bringing dogs.

**9. Linens, Towels, and Supplies**
The rental includes bed linens, bath towels, and a starter supply of basic household items. Towels and linens may not be removed from the property.

Guests should bring separate towels for hot-tub use.

**10. Housekeeping, Trash, and Checkout**
Daily housekeeping is not included. Before departure, guests should place dirty dishes in the dishwasher and start it, place all trash in the designated outdoor container, and follow the checkout instructions provided for the cabin.

Excessive cleaning, excessive trash, damage, missing items, or failure to follow checkout procedures may result in additional charges when permitted by the booking agreement or platform.

**11. Quiet Hours and Neighborhood**
Quiet hours are from 10:00 p.m. until 8:00 a.m. Please respect neighboring properties and the peaceful mountain setting.

Parties, receptions, and events are prohibited unless approved in writing before arrival. Please keep outdoor conversations, music, hot-tub use, and fire-pit activity quiet during nighttime hours.

**12. Hot Tub**
Guests use the hot tub at their own risk. Children must be supervised by an adult. Glass containers are prohibited in and around the hot tub.

Guests may be charged for damage, contamination, or excessive cleaning caused by misuse.

**13. Fire Pit**
The outdoor fire pit must be used responsibly and only by adults. Never leave a fire unattended. Keep children and pets at a safe distance, and do not use the fire pit during high winds, burn bans, or unsafe weather conditions.

Fires must be fully extinguished after use. Guests are responsible for damage caused by unsafe or improper use.

**14. Rates and Fees**
Rates are subject to change until a reservation is confirmed. Once confirmed, the reservation price will not change unless the guest requests an alteration or incurs additional charges.

**15. Damage and Prohibited Activity**
Guests are responsible for damage caused by themselves, members of their party, visitors, or pets. Illegal activity, disruptive behavior, and conduct that creates a safety hazard are prohibited and may result in immediate removal from the property without a refund.

**16. Falsified Reservations**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied entry or required to leave without a refund, subject to applicable law and booking-platform policies.

**17. Weather and Interruptions**
Mountain weather and road conditions can change quickly. Refunds are not provided for rain, snow, utility interruptions, road conditions, attraction closures, or other circumstances outside the property manager`s control unless the property is inaccessible or otherwise unavailable for occupancy.

Guests are encouraged to purchase travel insurance. Any mandatory evacuation order or other emergency materially affecting occupancy of the property will be handled in accordance with applicable law and the terms of the reservation.

**18. Written Exceptions**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**19. Booking Platform Policies**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
