House Rules



📌 Please respect our neighbors and other guests with NO loud music, noise or disruptive behavior, especially during quiet hours from 10 PM to 8 AM. When utilizing the game room after 10 PM, please use it with closed doors.

📌 Property Boundaries: Do not trespass on neighboring properties or enter the vegetated area on the ocean side of the street. ⚠️ For your safety, never climb the fenced-off cliffside in front of the house -- it is extremely dangerous, illegal, and will be reported to authorities.

📌 Public Decency: Urinating outdoors or on neighboring properties is strictly prohibited.

📌 Driveway Etiquette: Do not block the neighbor’s driveway or access points.

📌 Guest Conduct: In accordance with Airbnb’s Community Disturbance Policy, any verified complaints, excessive noise, behavior that disturbs neighbors or violates these rules may lead to immediate termination of the stay and potential charges for disruption or extra cleaning. Guests are responsible for ensuring that all members of their group follow these quiet-hours guidelines.



Guest Access



Guests have access to the main unit in the building and all common outdoor and entertainment amenities. This unit is located on first and second floors of the building, to be accessed via staircase.

✅ Check in is at 4 PM and check out is at 11 AM

Late Check-Out Policy: Unauthorized late check-outs are subject to a fee of $50 per hour, rounded to the nearest full hour, to cover cleaning and scheduling delays.

Please feel free to make use of the common areas, including the backyard, game room and laundry equipment (both have exterior access). Note that we also have another rental listing located on the ground level of the property; each unit has its own separate entrance into a unit from the shared backyard. You may occasionally interact with the other guests during your stay if using the common areas. For your safety and security please keep the exterior side gate closed (vs propped open).



Hot Tub Etiquette



To ensure all our guests have an enjoyable and relaxing experience, we kindly request adherence to the following guidelines:

1. Timed Usage: Each group of guests is kindly requested to limit their hot tub usage to 2 hours per session.

2. Cleanliness: Kindly shower before entering the hot tub to maintain its cleanliness. Please do not bring any food or drinks in glass containers into the hot tub area. For hygiene and maintenance reasons, we kindly ask that guests wear proper swimwear and avoid using any soaps, oils, or products in the water.

3. Operation: Please keep the hot tub covered when not in use.

If the hot tub water becomes cloudy, discolored, or otherwise unbalanced due to misuse, including entering while wearing regular clothes, an $85 cleaning and water-replacement fee will be charged.

4. Quiet Hours: The hot tub is available for use between 8:00 AM and 10:00 PM. Please keep noise to a minimum, especially during late evening hours.

It's generally recommended to limit individual hot tub sessions to 15–20 minutes at a time. Prolonged exposure can lead to dehydration, overheating, and skin irritation. Please drink plenty of water before and after using the hot tub to stay hydrated.

🚫 NOTE: Water balloon games or any similar activities that create debris are strictly prohibited in or around the hot tub.



Other Things to Note



Our charming home was built 50 years ago and has recently undergone renovations to enhance your comfort and experience. The house was designed with frosted glass doors and open spaces to maximize daylight. Notably, the walls/floors are thinner than modern construction standards, so you may occasionally hear sounds from guests in the neighboring unit.

✅ Quiet hours are between 10 PM and 8 AM.

✅ Please supervise children when near open windows and while using amenities. DO NOT LEAVE CHILDREN UNATTENDED.

✅ Service animals are welcome upon prior notification and subject to additional cleaning fees of $195.

✅ Please input correct number of people who will stay in the house; additional guests above 16 people will require additional charge of $35/guest/night.

✅ While commercial photography and filming are generally not allowed, please contact us to discuss potential exception options.

🚫 Absolutely NO smoking inside both the house and game room. A smoking cleaning fee may be charged of $1000.

🚫 Parties/events are not allowed. Guests who violate this rule will be asked to leave.

🚫 For safety, no water balloon activities or similar games that produce debris are allowed near the hot tub.

🚫 Climbing over the fenced-off cliffside is strictly prohibited due to extreme danger.

Important Notes



* The indoor fireplace is a decorative feature only and is not functional. For your safety we kindly ask that you do not attempt to use the fireplace.



* This is an oceanfront property surrounded by abundant eco-system, where ants, flies, spiders and other insects are a natural part of the environment. While we conduct regular pest control, these little visitors might sometimes find their way in. Please keep exterior and garage doors closed to prevent them inside.



* Note a unique microclimate of Daly City where fog is a frequent feature, blanketing everything in a cool ethereal mist. While San Francisco Bay Area enjoys warmer temperatures, Daly City remains refreshingly chilly. Summer days rarely exceed 70°F (21°C), and evenings bring gentle cold and fog. The ocean breeze sweeps through every night, carrying with it the salty scent of the sea. This climate invites cozy sweaters/jackets and regularly leaves sandy/salty residue on cars and buildings surfaces, particularly on windows.
