Guest access
This is a gated community, and HOA registration is required before check-in. Guests must complete and submit forms with their guest and vehicle information. If you don't complete it within the required timeframe, you may incur a $75 late registration fee or possible reservation cancellation. This is a mandatory requirement for your stay.

- Mandatory Community Registration Fees -

This property is situated in a gated community that requires guest registration and a community fee. These fees apply to every reservation and are non-negotiable.

Standard Fee: $50
✷ A $50 community registration fee is automatically included in your Vrbo total at the time of booking.
✷ This covers access to the community and guest registration.

Late Fee: $75
✷ If the required registration form is not submitted at least 3 days before check-in, a $75 late registration fee will be applied.
✷ This will be charged after booking through the VRBO Resolution Center.

Booking Within 48 Hours of Check-In: $125 Total Fee
✷ If you book your stay within 48 hours (2 days) of your check-in date, a $75 late fee will be automatically applied.
✷ In this case, your total community fee will be $125, comprising a standard fee of $ 50 and a late fee of $ 75.
✷ The $75 late fee will be charged after booking via the VRBO Resolution Center.
✷ Even if you submit the form right away, the late fee cannot be waived for last-minute bookings.

Important HOA Requirement
Completion of the HOA registration form is mandatory for all guests.
You will be required to provide:
✷ Names and ages of all guests
✷ Detailed vehicle information (maximum 3 vehicles per stay)

Summary:
✷ Book more than 3 days in advance and submit your form on time = $50 total.
✷ Book more than 3 days in advance, but submit the form late = $125 total.
✷ Book within 2 days of check-in = $125 total, no exceptions.

- OTHER RULES -

✷ Essential: Sensitive Septic System- Flush ONLY toilet paper. Non-compliance will cause system failure and result in damage charges. Guest cooperation is mandatory.

✷ No worries about bed sheets/linens, as they are provided! Beds are also comfortably furnished with mattress protectors, pillows with protectors, comforters, extra blankets, and quilts.

✷ We provide 1 bath towel per guest, 2 kitchen towels, and 3 hand towels (1 per bathroom). We do not provide beach towels or hot tub bathrobes.

✷ There are cameras outside the property.

✷ A hot tub fee of $154.50 will be applied if the jacuzzi water turns cloudy, muddy, sandy, or has residue floating upon check out.

✷ Check-out is promptly at 10am.
There will be a late check-out charge incurred of $50 for each hour past the 10am check-out time.
