Casa Azul is a 3-bedroom, 3-bathroom condo that spans three stories and sits right on the boulevard, giving you front-row access to both the beach and the harbor. Whether you’re sipping morning coffee while watching the waves roll in or unwinding after a day in the sun, this home offers the ideal blend of relaxation and convenience.

On the second floor, you’ll find two inviting bedrooms, each with its own ensuite bathroom. The primary suite opens onto a private balcony overlooking the sand—perfect for sunrise views, ocean breezes, or a peaceful moment to yourself. Across the hall, the bunk room features its own exterior entrance to the back staircase, offering extra privacy and flexibility for families or groups.

Head up to the top floor and step into the heart of the home. This level features the third queen bedroom, an additional full bathroom, a dedicated laundry room, and a bright open-concept kitchen, dining, and living space. Accordion glass doors open the entire room onto a spacious balcony deck, creating seamless indoor-outdoor living. The deck is outfitted with a comfortable conversation seating area, a natural gas BBQ grill, and a sun lounger—your private spot for grilling, lounging, and taking in those iconic Mission Beach sunsets.

***IMPORTANT NOTE***
-We strictly enforce the City of San Diego`s Short-Term Rental Ordinance. Parties and/or noise disturbances will result in a minimum $1000 fine and eviction with no refunds.

- Quiet Hours is between 10pm-7am during which outside music or noise amplification is prohibited, even if coming from inside the home. Any other outside noise during Quiet Hours must be kept to a reasonable level and not heard past the property line.

- This home has a Tier 2 rental license which allows up to 90 days of whole home STR usage per calendar year. Any other rentals past the 90 days require the Host on site.

-Casa Azul is part of a two-unit condo building. Our listing is Unit B, located above and behind Unit A. The walkway leading from our front entrance to the beach boulevard passes by Unit A’s outdoor patio area. Their outdoor amenities are not part of our rental and are not for guest use. We kindly ask all guests to be mindful when passing through this shared pathway and to keep noise to a minimum out of respect for the neighboring unit. This helps us maintain a peaceful environment and a positive relationship with our neighbors.

--- HOUSE RULES/ POLICIES ---

1. As per the City of San Diego Policy for Vacation Rentals, outdoor Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday. During Quiet Hours amplifying devices or music is prohibited outdoors. Outside of Quiet Hours, music or other outdoor noise is acceptable as long as it is not heard past the property line. All units are equipped with Minut volume tracking devices which will alert our team if outside noise becomes unreasonable.

2. Early check in at 1PM ($200 ) and late check out at 2PM ($200) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

3. Minimum 25 years of age to book.

4. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

5. No more than 3 vehicles allowed.

6. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $750.

7. Any missing or damaged linen, towels or small appliances will be charged via your booking platform.

8. An additional cleaning fee of $150 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.

Let me start with the positive things.The condo is in a great location, and it was spotless.The kitchen is well stocked with great utensils and small appliances.There were coffee pods and a snack basket upon arrival which was a nice touch. The furnishings were nice with one exception. The mattresses were terrible. They sagged, bounced and squeaked whenever you rolled over. The foam topper did not rescue the old mattress below it. I never got a good night’s sleep. There was no variety of softness with the pillows-they were all hard. The window shade in the living room was broken so the west sun in the afternoon was brutal. The garage became a huge problem on our last day. The control pad did not work. Our rent car was inside as was all of paraphernalia that we had gotten to play on the beach-paddle boards, chairs, umbrella, beach mats. Needless to say, it disrupted our plans for our final day at the beach. The bigger problem was the response. They did not have a remote control that could open the door, and they did not have the code for the side door which would have allowed us to access the garage to open it from the inside. It took over 4 hours for a repairman to arrive and another hour to get the car out. We spent a lot of money on a rental car and beach toys we could not use. Also beware when you look at the nightly price that says “all fees included” and determine what that means. Not a great experience overall.

Thank you for your detailed feedback; we’re glad to hear you enjoyed the location, cleanliness, and the stocked kitchen and welcome items. We do want to clarify a few points for accuracy. The garage issue you experienced was unexpected, as it had been functioning properly prior to your stay. When you notified us around 11am, we immediately began contacting multiple vendors to secure the fastest possible repair. Given the short notice, having a technician onsite and the issue fully resolved within approximately four hours is a very quick turnaround. During that time, you mentioned needing to get somewhere, and we offered to cover an Uber so your plans would not be disrupted. At no point during the resolution process were we informed that you needed access to beach equipment inside the garage—had that been communicated, we would have explored alternative solutions such as arranging replacement items for your use while repairs were underway. As this is a shared condo, access points to the garage are limited and not fully within our control, but we still acted quickly and did everything we reasonably could to resolve the situation as efficiently as possible. Regarding the mattresses, we appreciate the feedback and are already in the process of addressing this with replacements. Lastly, our pricing is fully transparent prior to booking, with all fees clearly outlined on the platform before confirmation. While we understand the inconvenience of an unexpected maintenance issue, we do feel we responded promptly, offered reasonable solutions, and worked to minimize disruption during your stay.
