Room 301 includes a king bed for two and the building’s largest full-size sleeper sofa, which opens fully for two additional guests. A private bathroom with shower, Smart TV, complimentary Wi-Fi, mini refrigerator, coffee maker, blackout curtains, and independent heating and air conditioning are included. IMPORTANT ACCESS: approximately 8 outdoor steps plus 17 interior steps are required—about 25 steps total. There is no elevator. Unique self-check-in keypad information is sent after verification. Shared backyard access is available 8:00 AM–10:00 PM; reaching it through the building requires approximately 31 interior steps from this level. Check-in after 3:00 PM, checkout by 11:00 AM, two-night minimum, quiet hours 10:00 PM–8:00 AM. No parties, smoking, vaping, or pets except trained service animals. No on-site parking, laundry, or daily housekeeping. Exterior and shared-area cameras record video only; no cameras are inside private accommodations. The Serene is represented and operated by the host as a New York City Class B accommodation intended for lawful transient occupancy.
