La ferme à Avalon Farmstay. Cottage calme dans une ferme en activité
Stay in a restored farm house with all the charm of its 101 years and the comfort of modern conveniences. Situated on a working sheep and cropping farm on the outskirts of the country village of The Rock, we`re 30min from Wagga CBD, 25 min to Kapooka, 1hr from Albury, and in the heart of Lockhart Shire.
The house boasts 3 generous bedrooms accommodating up to 7 guests. All rooms have views to country vistas and The Rock over the fields.
Full kitchen, bathroom laundry & plenty of outdoor space.
Relax in peace and quiet, or experience life on a working sheep and cropping farm.
You will be renting the entire house.
The house has 3 bedrooms consisting of :-
-Queen Bed & Ensuite
-Queen Bed
-Double bed & Single Bed
There is a lounge room with a wood burning fireplace, a fully equipped kitchen with a table and chairs, 2.5 bathrooms, an equipped laundry, and a verandah around all sides of the house.
There is plenty of parking and a large yard to enjoy.
Access is via the main driveway to the property, it is shared with the tennants of the private rental next door, farm vehicles, and occasionally livestock.
There is plenty of space within the house yard for parking including for multiple vehicles and vehicles with trailers.
The house is approximately 3km from the main street of The Rock to access the supermarket, bowling club, cafe, butcher, chemist, and other conveniences.
The Rock nature reserve is a 4km drive via the road, or 2.5km via bike or walking through our property (contact Joel for permission and directions)
The Bullenbong Rd may be busy during harvest time (nov-dec) as we are close to the local grain stores. Please take care entering and exiting the driveway.
We are always around somewhere around working on the farm or at home with our kids. We may call in to say hello if we haven`t met you yet or can leave you to your privacy if requested.
Tours of the farm may be available if staying 2 nights or more.
We`re only a phone call or message away if needed.

Privately rented house 150m away, NOT connected to farmstay, please do not approach the house.
Access to the farm to explore may be possible depending on farming operations, contact Joel for permission and directions.
This is a working farm, guest may be welcome to visit farmland after talking to host. Farming operations may take place nearby.

Absolutely beautiful farmstay
Avalon Farmstay was more beautiful and peaceful than we could have anticipated. The owners were lovely and very accommodating.
The property was clean and provisioned with tea/coffee and breakfast supplies.
I couldn't recommend staying there more.

Excellent property and great communication. Best place for absolute quietness and quality. We wanted to climb the Rock at The Rock and this heritage cottage was the perfect location.

We are Emma and Joel Sim, with our four children Will, Teddy, Annie and Jack. Along side us is Phil and Alison Lumsden (Emma’s parents) and we are the 4th generation to farm at The Rock on our farms “Avalon” and “Warrawong”.
Avalon Farmstay is a 1700 acre working farm, growing and breeding ‘Bond’ sheep that are a dual purpose sheep with wool and prime lamb sales. We are also growing crops with the partnership of another farmer.
