Welcome to our brand new ultra-modern guest suite in Pleasantview — one of Edmonton's most central and accessible neighbourhoods, with direct access to Calgary Trail for a stress-free commute anywhere in the city. Just 8 minutes to downtown, 10 minutes to West Edmonton Mall, UofA, Stollery Children's Hospital, and Whyte Ave, this suite is perfectly positioned for both business and leisure stays.

Beautifully curated and professionally decorated by a local interior designer to feel warm, welcoming, and elevated — this 2-bedroom, 2-bathroom suite was designed with relocating families, traveling professionals, and mid-term guests in mind. Whether you're on an extended business trip, relocating to Edmonton, or in transition between homes — this space offers the comfort of home with the convenience of a central city location.

Please note: this suite is part of a professionally managed duplex. The upstairs is a separate, self-contained unit with its own private entrance and HVAC system — no indoor spaces are shared between units. As with any duplex, there may be occasional sounds heard between units. Please also note there is a flight of approximately 14 stairs leading to the bedrooms on the lower level of the suite.

Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

· Whether you want to enjoy a movie night on the 55" Smart TV, cook a home-cooked dinner, work productively with fast WiFi, or explore everything central Edmonton has to offer right from your door — this suite has everything you need. You bring the suitcase — we'll handle the rest!

Guest access
You'll have full and exclusive access to the entire private suite throughout your stay — including all 3 bedrooms, 2 full bathrooms, the fully equipped kitchen, living area, in-suite laundry, and all amenities shown in the photos. Nothing is shared. The suite features self check-in via a secure keyless entry — your access code will be provided after booking, giving you the flexibility to arrive at any time with no key coordination needed. Please note: this is a professionally managed duplex — the upstairs is a separate rental unit with its own entrance and HVAC system, so no indoor spaces are shared. Street parking is always available right outside.

Other things to note
IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

- The property will be winterized between September 15 and September 30.

- Snow removal is completed within 24 hours after snowfall has ended, and lawn maintenance is performed as weather permits.

‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
