Explore Newport Beach from a stylish and modern home in a quiet neighborhood on the Balboa Peninsula that's just two blocks from the beach and a short 5 min drive or pleasant 20 minute walk to the Balboa Fun Zone! We are walking distance to many great restaurants, bars, and shops. The Marina Park playground is a short walk from the house, and a fun place to take the kids. Our spacious home is great for families, group trips, and business travelers. We have the fastest Wi-Fi offered by our provider and are a great spot to "work from home" if needed while enjoying a peaceful beach vibe in a family-friendly area.

The house offers the best in California indoor/outdoor living, with a large patio area at the front of the property, as well as a courtyard that's located off the mater bedroom. Both are great areas for enjoying the sun, relaxing, and having a meal alfresco. The front patio features a large seating area around a big fire pit, as well as a smaller dining table. We have a large grill you can fire up for a BBQ! Our "zen garden" patio located off the master suite has a serene water fountain and seating. We also have as space to store bikes on the patio as well as surfboard racks.

The house has three bedrooms and three bathrooms. The master bedroom has a luxurious king-sized bed, 55" HD SMART-TV, and a desk where you can get some work done if needed. The en-suite bathroom is quite spacious as well. There's also plenty of closet space. The guest room also has a comfy king bed and a 45" SMART-TV. The other bedroom has a bunk-bed with two full sized mattresses and a SMART-TV. The bedroom TVs have basic streaming cable through our provider and you access content from apps like Netflix, Hulu, etc. from your own accounts.

The kitchen is fully stocked with dishware, glassware, flatware, cookware, etc. and has most items needed to make a meal. It's got full appliances: a dishwasher, microwave, stove/oven, large fridge/freezer, coffee maker, tea kettle, toaster oven, and a blender. The dining area that's next to the kitchen has seating for 6-7 people.

The living room has a comfy couch that can be a sleeping space if needed and a 55" HD SMART-TV. The living room TV has some live streaming channels through LG-TV, and you access content from apps like Netflix, Hulu, etc. from your own accounts. The living room opens up to the front patio area and gets a nice breeze with the doors open.

OTHER THINGS TO KNOW:

This is a lower-level unit of a duplex. There is a friendly tenant who lives upstairs.

Your parking space is in the garage. You have one parking space for a mid-sized vehicle. The other space is reserved for the tenant upstairs. If you have additional vehicles or over-sized vehicles, you will need to utilize street parking and/or paid lot parking nearby.

You are welcome to use the washer/dryer inside the garage between 8am-10pm. Please note that they are shared with the upstairs tenant.

Beds: Two of the bedrooms have king-sized beds and one bedroom has a bunk bed with full sized mattresses. The couch can also be a sleeping space, though it's not a sofa couch.

Temperature Controls: We have central heating and also provide space heaters if needed. We also have a central fan system and tower fans for cooling, however we DO NOT have central air conditioning at this time. Temperatures are typically quite mild and with the fans and windows open, there's usually not a need for AC. However, we will be installing central AC by the end of May.
