Wonderful location and great villa. Comfortable couches and well stocked home with everything you need including beach chairs, boogie boards, grill, plus plenty of beach towels. We have stayed in Punta Del Mar several times and this has been the best one we have stayed in. We appreciate the comfort and supplies in the kitchen and the location. Owners we very responsive . We will definitely pick this one next time again!

Thank you for taking the time to review your stay. You noted that you have stayed in this man-gated Punta del Mar Beach Village community several times and "this has been the best one we have stayed in". Thank you for that. I find it hard to believe that owners don't supply their guests with everything they need. We had a past guest who had to stay at another villa since ours was booked and they contacted me to see if it would be ok to borrow some beach chairs as their guest didn't supply any. That's no way to treat a guest. Thank you for enjoying your stay at our ocean-front home.

We just returned from a week-long stay in Rincón and, overall, we had a great experience. The property was clean and well-maintained, no complaints in that regard. Tim & Margaret were excellent communicators, and the property manager, Kenny, was also very responsive. Great AC. We experienced an issue with the shower in the primary bathroom, but it was addressed quickly. Our group consisted of 8 adults, and at times it was a little challenging to manage with only 2 full bathrooms, especially since 1 is located inside the primary bedroom. The house could benefit from some updates, particularly in the bathrooms, but its location was excellent. It was quiet, away from traffic, and perfect for daily walks. The kitchen was very well equipped. We only had one breakfast at the house bc we chose to dine out for most of our meals. The beach itself wasn't our favorite. The water wasn't very clear, and there was quite a bit of natural debris along the shoreline , but a great sunset. A few members of our group did enjoy swimming at night, but it would be nice if the beach area were cleaned more regularly. The pool area was a great alternative, especially for families w/young children. However, the pool deck was quite slippery because of black mold on the surface, and a few people in our group nearly fell. The pool area could also us some cleaning and lounge chairs. Overall, despite a few minor issues, we truly enjoyed our stay and appreciated the peaceful location and responsive hosts.

The place was beautiful and so peaceful. We went looking for sea glass on the beach, the pool was beautiful and quiet. Great place for kids & family to enjoy and central to the local town of Rincon.

Punta del Mar being a gated community right along the beach to the east of Sandy Beach is terrific.Everything is so close by but not too close so you really feel far away from it all to relax.

Always on point

One of our favorite spots to stay. Peaceful with all the amenities you need. Our stay at this property has become our yearly (or bi-annual!) therapy trip!!

Great Stay at the Beach

We had a wonderful relaxing stay in Rincón. The kids loved the nearby tide pools. The pool was beautiful. The surrounding wildlife was always interesting to watch.

We are very happy you enjoyed your stay. The size of the villa, the ocean right outside your window and a short drive to downtown and restaurants. But so quiet and peaceful inside this gated and safe community. Just to lay in the hammock between the palm trees at the edge of the sea, that's relaxing.

Wonderful Week

We enjoyed a wonderful week here. The location is a stones throw from the beach with a great tidal pool that our 4 year old loved. The Villa had everything we needed for a relaxing vacation. Tim’s recommendations and great communication made our trip smooth and easy. We enjoyed surfing with Rincon Paddleboards and dining at Casa Islena. We can’t wait to return!

We're truly Blessed to have discovered Punta del Mar Beach Village when looking for a vacation home. This gated ocean-front community is 145 acre piece of paradise - a one of a kind in western Puerto Rico; so close to everything yet far enough for extended peace and tranquility by the sea.

Great location

This is a comfortable property with a well equipped kitchen. Very close to the beach. Pool was nice with a great view of the ocean. Good location, close to downtown Rincon, and not too far away from Aguadilla, where there are nice surf beaches.

It is a dream-one we envisioned back in 2005. Our plan to snowbird from NY to Rincon can't come soon enough. We are pleased to be able to share our beautiful 2800 sq. ft. ocean-side vacation home to our terrific guests. We try to think of everything you ned and really do accomplish that as we spend vacations there as well. New sheets, comforters, towels, cookware (as seen on TV) and the updating of Tommy Bahama beach chairs as needed. That salt air although relentless on metal is so good to breathe in. Always a nice breeze at the beach. Thank you.

Thank you, we love it too. We are upgrading the second bedroom (with the same terrific ocean views as the master bedroom) to a King-sized bed with new furniture this weekend. This way when two couple are staying each will enjoy a King-sized bed. All the while the children are enjoying their bunkbeds. The gated community is so relaxing and peaceful and the neighbors really befriend our guests. It's beautiful.

Check in was easy. Condo was pretty clean, however when I wiped the countertops off the paper towel shocked me. Bathrooms in need of serious updating. Master tub was chipped and rusted. To say we were disappointed was putting it mildly. The location and view were great, however to say we were within walking distance to the wedding venue (casa islena) was a joke. The previous reviews were from years ago, the place has aged considerably. May rethink vrbo if can’t rely on honest reviews.

Thanks for your feedback. I see that chip and am glad you took a picture of it, we'll get that sealed. If you use Google maps you can see the proximity of Casa Islena of which we had past guests walk to each morning for breakfast. I understand you came to Rincon for a wedding held there so obviously walking the sandy beach in formal wear wouldn't really be the way to go. Not really sure how you got a 'shock' by wiping the clean countertop with a paper towel. We try to please all our guests (100 5 star reviews) but as they say, you can't please everyone.

The property was spacious and clean. It was beachfront and the roof top terrace was perfect. Tim and his wife were very helpful and quickly receptive to any questions or concerns.We all enjoyed our stay and we rate this as the best trip stay yet to Puerto Rico and this was our 4th. We had 3 generations and enjoyes snorkeling, paddle boarding and more! Rincon is only a 5 minute drive. The Art Walk was wonderful! The beach was incredible!We will cone back!

Perfect beach vacay

Villa is in a great location, just steps from the beautiful private beach, and two of the three bedrooms have a view of the ocean. Check-in/out was very easy and property owners were very responsive to my questions. We would rent this villa again.

We think so too. Everything you need is provided, from quality beach chairs, beach toys for the little ones, beach towels, a cooler and boogie boards-even a set of tennis rackets and balls for the courts.
