A Luxury Modern Villa in Kissamos, Your View to Crete Island.
Step through the line where the sea of Crete meets the sky at this private villa featuring a breadth of luxuries and lavish comforts. Encompassing an area of 200 sq.m. of pure indulgence and an outdoor area of 700 sq.m., this exquisite villa provides a world of sensations for guests beyond the ordinary. Set on 3 different levels, Villa Emilia redefines the notion of comfortable living.

Indoors facilities
Villa Emilia is located on a hill and it offers you an amazing view not only during the day but during the night as well when the city lights add some extra spark of romance to the already magnificent atmosphere. On the ground floor, you can find the pool area with a heated pool of 40sqm a fully equipped kitchen, an internal living room with a salon, a satellite LG curved 65’’ TV, and a dining table area for 10 guests. On the same floor, there is a bedroom that features a private entrance with a double-size bed and a communal bathroom. On the upper floor, there are two bedrooms with double-size beds, satellite TV, and an ensuite bathroom. Another bedroom with twin single beds exists on the first floor, with a satellite smart screen TV with an ensuite bathroom. On the attic floor, there is a bedroom with a king-size bed with a satellite smart screen TV, that offers unobstructed views of the sea of Crete from each corner, welcoming esteemed guests to relax and sleep in complete privacy. There is a continuity between indoor and outdoor spaces which provides a space full living area that accommodates all the activities throughout the day. All areas inside have to be air-conditioned. the very best room in the Villa.

Outdoor facilities
A magnificent swimming pool (45 sqm and 140 m depth) is the most dominant feature of the exterior. The villa has a BBQ area and an outdoor lounging area protected under a pergola, a bar, a deck with sun loungers, sunbeds, an outdoor living room, hammocks, and a dining area for up to 12 guests under a pergola. Don’t miss the parking space for 5 cars!

*Heated Pool Policy
The swimming pool can be heated at an extra cost, payable in cash upon arrival, with at least 3-4 days' advance notice.(Kindly be informed that the heated pool feature is not available during the summer months due to naturally high ambient temperatures.)

From 2024, as stated in article 53 of Law 4389/2016 (A’ 94), there is a resilience fee to the climate crisis that is 15€ per night/villa from April to October and 4€ per night/villa from November to March. This fee will be paid in cash upon arrival.

The pool isn’t heated the listing is misleading

Stayed 6 friends. The space is excellent with 4 double ensuite rooms and a ground floor room with bathroom next door. The property is very clean, and the garden well maintained. It’s close to town, but not walkable as uphill and unshaded on the way back. Lots of food choice in town. The internet was very slow and streaming movies not possible, so keep that in mind. The listings headline is heated pool, it isn’t! Heating is at a cost of €120 per day. The view from the property is lovely and the ourdoor sofa comfortable. In the listing photos the loungers have cushion, in reality they don’t. The owner stating they’re comfortable without didn’t win me over. With the issues above fixed this property could be fantastic. Whilst we were there (day 5 of our 8 day stay) a new router arrived increasing the internet speed from 2.8 to 10 ish, so maybe a more expensive package is needed?

Unfassbar toll!!

Villa Emilia ist traumhaft! Wir hatten eine fantastische Zeit in diesem tollen Haus! Innen und außen gibt es reichlich Platz zum Entspannen, Essen, Sonnen, Grillen und um die unglaubliche Aussicht zu genießen! Der Pool ist herrlich und wir haben es uns gegönnt, diesen für 50€/Tag beheizen zu lassen, sonst wäre er uns im Oktober zu kalt gewesen. Die 5 Schlafzimmer sind zwar nicht riesig, aber schön, zumal man sich dort eh nur zum Schlafen aufgehalten hat. Das Schlafzimmer mit Badezimmer ganz oben ist auf jeden Fall das schönste, allerdings kann man in der Badewanne nur schlecht duschen, da unter der Schräge und keine Halterung für die Brause. Aber das ist gar kein Problem. Zwei SZ mit Bad bieten einen traumhaften Ausblick. Das dritte SZ auf der mittleren Etage geht zur anderen Seite raus, hat also keinen Ausblick, ist aber dafür etwas ruhiger, hat ein Doppelbett mit getrennten Matratzen und natürlich auch ein eigenes Bad. Das 5. Zimmer ist im EG, geht nach hinten raus und hat kein Bad en suite. Dieses Zimmer haben die Kinder bekommen, somit gab es im vorgelagerten Kinderbad auch eine Toilette für alle im EG. Die Betten waren sehr bequem, allerdings mit nur einer Decke versehen. Es gab noch weitere Decken in den Schränken und wir bekamen noch weitere auf Anfrage. Die Küche ist prima ausgestattet, es hat nichts gefehlt, reichlich Geschirr und Gläser vorhanden. Es gibt sogar einen Weinkühlschrank, der gefüllt war und aus dem man auch gegen Gebühr Flaschen nehmen darf. Der Kühlschrank ist groß genug für eine 10köpfige Gruppe. In der Küche steht ein kleinerer Tisch, den wir zum Schnibbeln benutzt haben. Im offenen Wohnraum steht ein riesiger Tisch, an dem alle reichlich Platz hatten. Zum Glück konnten wir aber fast jede Mahlzeit draußen einnehmen. Der Grillbereich ist toll, wieder mit einem sehr großen Tisch und bequemen Sesseln. Eine Art Stoffdach, sehr schön gemacht, bietet Schatten und hält auch ein paar Tröpfchen ab. Der eingemauerte Kohlegrill ist groß und funktioniere wunderbar! Dann gibt es noch eine gemütliche Lounge, wo man nach dem Essen entspannt zusammen sitzen kann. Der Garten und das Haus sind nachts stimmungsvoll beleuchtet. Stella war eine wunderbare Gastgeberin, die jederzeit erreichbar war und uns mit tollen Empfehlungen für Restaurants, Ausflüge und Geschäfte ausgestattet hat. Check In und Check Out liefen reibungslos. Es gibt Bademäntel und Pooltücher! Es war ein Traum, wir würden gerne wiederkommen!!

Traumhaft schöne Villa in Top-Lage weit entfernt vom Massentourismus

Wir haben den Großfamilienurlaub mit 3 Generationen sehr genossen! Das Haus ist ein absoluter Traum! Die Zimmer sind toll und bieten ausreichend Privatsphäre, die Betten sind sehr gut. Ansonsten gibt es viele phantastische Orte im Haus, auf der Terasse, im Outdooressbereich, wo man in großer Runde eine schöne Zeit verbringen kann! Die Lage am Hang mit Blick über die Bucht ist atemberaubend schön! Der nette Supermarkt liegt direkt an der Hauptstraße und hat immer auf. Ansonsten kann man von Kissamos viele tolle Orte besuchen, die noch nicht vom Massentourismus dominiert werden. So kann man einige Ganztagesausflüge planen, aber manche Sachen schafft man auch an einem halben Tag, so dass dieses wunderschöne Haus auch ausreichend genossen werden kann. Die Verwalterin Stella ist extrem nett und fürsorglich, fragte regelmäßig nach dem Befinden und versorgte uns mit sehr netten Ausflugs- und Restauranttipps! Aufgrund unserer Reisezeit im Herbst war die Wassertemperatur des Pools eher frisch und die Poolheizung für 50€ am Tag uns zu teuer, trotzdem konnte man ihn gut benutzen! Ein Aufenthalt in der Villa Emilia ist wirklich sehr zu empfehlen!!

Amazing. Lived up to all expectations!

The villa was exceptional - exactly as per all the pictures. It was immaculately clean, lovely and spacious, fantastic inside and outside spaces with wonderful views, day and night. Holiways Villas were brilliant - we had two small issues that were resolved immediately (Stella is amazing!) Thank you for a wonderful family holiday!

Great villa, beautiful relaxing view and good private and common areas

We were 8 people and a baby staying at the villa for a week. Great to just hang out by the pool and have dinners together outside on the patio. Overall good standard on everything in the house, a new house built 2016 I think. Good AC in all rooms was really valuable during the hot week. Very receptive hostess (Stella from holiday villas) and owner (Mike), responded quickly to all requests. Garden and pool were great, good space for up to 4 cars. Location was good, however you should probably have rental car(s) although taxi to Chania was ~€50. Good cleaning service once during the week, swapped towels and sheets. Cons/areas for improvement; top floor bathroom didn’t have standing height shower or shower holder and the bathroom also smelled a little funky. Some stray cats were annoying me at times trying to sneak into the villa. Gardner’s showed up once and were pretty noisy during one of the days in the villa, would have been better timed/scheduled when we were not there. But nothing really serious. Overall highly recommended.

Stunning villa, and amazing service!

We had an incredible time at Villa Emilia, an outstanding villa in a beautiful location. The property was immaculately presented and maintained, and we were made to feel welcome and at home by all those involved in its management, especially Jennie and Stella who provided insider tips to some fantastic restaurants. We were a group of eight adults and five kids, and everyone had a brilliant time. It's worth noting that if you want to make use of the heated pool to let the owners know before you get there, as it took quite a while to heat up. We would highly recommend the villa to anyone, it was a truly memorable holiday in an incredible villa.

Amazing house with beautiful views

We stayed in this house for 8 days in September and could not have been happier with the house and the local hospitality. We were there for a family reunion with 4 siblings (in our 50s and 60s) and our spouses. The house is as beautiful as the photos on the website portray it to be. Often, photos on a website are made to enhance the looks, but not in this case. It really is as nice as it appears. Jenny and Stella were very helpful both before and during our visit, always responding to questions and requests almost immediately. The owner of the house also owns the local grocery store, and he and his family were very nice to us, making us feel welcome in a way that seems unique to Crete. Before we arrived we were worried about how to allocate the bedrooms (sibling rivalry!) but they were all very nice, with different features, and we all had different priorities so it worked out well. For instance, the one on the top floor has the best views but the shower is a handheld in the bathtub which not everyone liked, another bedroom is the most private if the windows are open because it doesn't open into the outdoor living space, but doesn't have the great views, the one on the ground floor doesn't have a bathroom ensuite, but it's right outside the door. That was the one bedroom we didn't use but it's nice as well, with a sliding door to an outside patio and play area. We had two small concerns - the first was whether or not plastic, cans, and glass are recycled. We asked about that when we checked in because we knew we would have lots of plastic (water bottles) and glass (wine, beer) but didn't get a good answer. We kept it all separate but wonder if it was all thrown into the garbage. We later learned that there are bins in the neighborhood where we could have taken it, and we would have if we had known earlier where to take it. Or, ideally we would love to know that recycling is part of what the house cleaner does, as long as it's all separated. Our other concern was that there were no instructions on how to use the washing machine, and the cryptic symbols on it didn't help us. We eventually found a manual online for a similar machine, but it would be helpful if instructions were kept in the house. There were instruction books for the other appliances in a cabinet above the refrigerator. But those two small issues don't detract from the fact that we all loved the house, the hospitality and the beauty of the surrounding area. Great vacation choice!!

Beautiful Villa!

Lovely villa in a great location near the town. Stella and Jenny from Holiways were amazing and so helpful. The villa is huge and great for a big family of 8 adults. The pool is lovely and clean and the BBC area is perfect. Highly recommend Holiways and Villa Emilia.

Amazing !

This was one of my most memorable vacations ever. When we arrived to Villa Emilia (me and my family of 10 people, 2 babies and one 9 year old) we could not believe our eyes, it was breathtaking litterarly, both villa and the wiew! The service was great, only a phonecall away if we had any questions. It was clean, beautifully decorated and with a lot of space. Really, we could not have had a better villa then this one. I highly recommend renting a car since going to Chania (nearest town) is about half an hour away. Other than that, thank you Home Away and Jennie (the manager) personally for a great holiday.
