A modern single story property with 1 x double and 1 x twin bedroom each with own ensuite. Large lounge/kitchen diner/family room. Private sun trap rear patio and front courtyard (adjacent to owners property). 2 small well behaved dogs welcome. Access to most of 9 acres of owners garden/land which is perfect to exercise yourself or your dogs. Near Instow. Bude and Hartland 30 mins, and easy access for shopping in Bideford or Barnstaple.

Great for Instow beach, Westward Ho! Etc

Lovely walks or biking along Tarka trail about 10mins away.

We have a small model village too !

*Parking - Lots of parking on our very large drive. Easily manage two separate cars if two couples are visiting separately

* Caution - Please be aware of a few steep steps beyond the back patio, but not if you don't venture further.

* CCTV - To protect your data, security and privacy we wish to inform you we have CCTV operating on the property which will capture your arrivals and departures in your vehicle. Please note there are none in the courtyard of the front of cottage, in the cottage itself, or at the back of the cottage. The cameras only cover the main drive and rear of our house. If you do not wish us to have the CCTV in operation during your stay please advise and we will delete any records of your stay

* Owners Dog - Please note we have our own well behaved (mostly!) dog on site

Fabulous North Devon retreat

The property was larger than expected and exceptionally clean, the owners had obviouly put a lot of thought into the property and we had everything we could need.

Lovely property, nice peaceful location and wonderful hosts. Had 1 small issue mid way through our stay, but Graham was over in a flash with his DIY tools and came to the rescue. Delicious welcome treats for all (including our dog) and a folder with literally every piece of information about the cottage and local area you could ever need. Overall: fabulous, definitely recommend.

We had a fantastic two week stay. The property was great, very spacious, clean and fully equipped.Graham an Andy were prefect hosts, friendly, helpful and very responsive to requests.The location was good. Very quiet with a magnificent garden and grounds. Prefect for walking the dog. A car is essential, however.

Devon cottage

A really lovely property very comfortable and spacious had everything you needed for a lovely relaxing break good position to get about Graham and Andy were exceptional host loved the scone cream &strawberries and we had some lovely strawberries from there garden our 2 doggy's loved the space to run around so they enjoyed there holiday too would definitely come back and stay in this wonderful cottage we were very lucky had fab weather

Excellent Holiday Bungalow

Excellent stay at this spotlessly clean and spacious bungalow in perfect grounds if have a dog, hosts were perfect, on hand if needed and great to have a chat with, would stay again and highly recommend.

Excellent base to visit North Devon

The location was great, we were able to travel easily and reach Port Issac andTintagel and Bude in Cornwall and also Lynton and Lynmouth, The property was very clean and very comfortable. The garden at the front and back were secure for our dog. We enjoyed it.

Wonderful cottage, friendly and helpful hosts

A lovely modern cottage that was extremely well appointed with everything we needed. Hosts were great and very helpful. The ‘Devon welcome’ of delicious scones, clotted cream and home-grown strawberries was delicious, a real treat. Would definitely recommend.

Amazing holiday cottage

Cottage, hosts, location all excellent. Very quiet. Cottage has everything you need. Hosts are so helpful and kind. Fabulous with a dog, large enclosed area plus huge grounds to use as well. Really enjoyed our holiday there.

Very restful week

Lovely accommodation. Everything was there for us. Great hosts. 5* cream tea left for us and they let me have some of their runner beans for our dinner one evening. Definitely need a car to get around .

We bought the 9 acre Hillandale House and Cottage on the 1st March 2021 after both taking early retirement so this is our first holiday let but having been in many ourselves we want to make this as good for you as we can.

* 30 Mins to beautiful Bude with its gorgeous Beach
* 20 Mins to Bideford, Appeldore, Westward Ho! and Instow Beach
* Traka Trail (disused railway) paved over great for cycling, dog walking or running
* Dramatic Coastline at Hartland Quay
*Lots of things to see and do
* Secluded courtyard for alfresco dining or sitting in the sun

You have access to 9 acres of our land. You are welcome to use the lower garden at the back of the main house to walk, sunbathe, exercise your dog, or use for games, football or picnics. We even have our own Model Village !
We are dog friendly, max 2 well behaved dogs welcome.
